APR-MAY-JUN-JUL-AUG-SEP-OCT: €15 per night of stay
NOV-DEC-JAN-FEB-MAR: €4 per night of stay

Ideal for those who want to make the most of Athens, this property is right next to Gazi area, and only a 10min walk from the centre of Athens and its most prominent sights. Guests will be able to savour the city’s most famous restaurants and nightlife whilst being privately withdrawn to the Villa’s warm and inviting indoor living areas.

Description
Villa Amaryllis is a 350 sq. m. structure fusing modern influences with traditional features and can accommodate up to 10 guests.The interior pays respect to functional and elegant living while being in line with the latest technology and modern comfort. The Villa’s airy design combines light and bright colours with rectangular volumes and wooden floors to create an imitable heart-warming effect.
Its living spaces are voluminous and tailored with large window openings, filling the interiors with natural light. Villa Amaryllis is characterised by meticulous design, including hand-crafted décor, prime materials, and state-of-the-art technology. Since this house was designed to please large groups, a fully-equipped kitchen takes a prominent place on the ground floor, and it is connected with the red-coloured living room, the matching dining area, and the yard. The outdoor areas and the garden are shaded by the local flora and tall trees and feature an extra wooden dining table, a couch swing as well as sunbeds. The rooms are capacious, highly aestheticized and at the same time unpretentiously sophisticated. The bedrooms are warm and colourful, creating a cosy ambiance with fluffy beds, beautiful carpets, and cushions calling for a relaxing rest. Some feature big patios, others en-suite bathrooms and all of them wide windows. They spread throughout 3 floors, so this Villa can gracefully entertain a large group of friends or an extended family, while, even with a “full house” one can find his private corner.

Villa Amaryllis offers a warm yet luxurious living ambiance right in the centre of Athens and makes the ideal retreat for families and groups of friends, allowing both adults and minors to enjoy precious time with their peers and with each other.

Ground floor
The ground floor features a mixture of antiques and rustic decorations. It contains a spacious living room, a red-coloured dining room, and a fully equipped kitchen with signature-branded electrical appliances. All spaces are dressed with hardwood floors. This floor also features an additional outdoor dining table, a big yard with an extra seating area, sunbeds and a couch swing, all surrounded by tall trees.

Mezzanine
The picture-perfect décor in the mezzanine level makes this spot perfect for reading, relaxing and watching films. The TV area, with a big comfortable couch, is situated on this floor along with the library and a desk ideal for those who work away from home.

First floor
This floor features 2 bedrooms. The first is a double room with a queen-size bed, an en-suite bathroom with a bathtub and a shower, an extra sofa bed and a capacious walk-in closet. The second is also a double room with two single beds, and an en-suite bathroom with a bathtub. This room has also access to a balcony. Furthermore, this floor features a playroom with several toys for kids as well as a table football for “big kids”.

Second floor
This floor features 2 double bedrooms with queen-size beds, a shared bathroom with a shower and a subsidiary kitchen. Both bedrooms have access to a spacious common balcony and are embellished with minimal decorations, unique colours and tasteful details creating a very relaxing and cosy ambiance.

Underground Floor
This floor consists of one double bedroom with a queen-size bed, a bathroom with a shower and a laundry room.

All floors are connected with an elevator. They are spacious but convivial, modern yet warm, stylish yet comfortable, eager to make the most out of your vacation. The plethora of intriguing pieces of art all over the house will speak to your heart and make your stay in Villa Amaryllis most memorable.

HOUSE RULES & REGULATIONS
1. Guests are required to provide a photo identification and home address upon check-in.
2. A guest’s check-out must be completed by 11:00am and the check-in is set past 15:00pm, in order to ensure the property’s thorough cleaning and sanitation, in compliance with the sanitary protocols implied by the Greek State.
3. Α 24-hour reception is not provided at the property. Contact hours for guests are from 9:00am to 15:00pm.
4. Only the guests whose names are officially registered in the reservation are permitted to enter, stay at or use any part of the property. No visitors are permitted at any time, regardless of the duration of their visit. This includes, but is not limited to: Friends, Relatives, Acquaintances, Colleagues, Neighbours, Delivery recipients, Photographers, Videographers, DJs, Musicians, Entertainers, Event organizers, Contractors, Service providers, Any other third party. Unauthorized visitors constitute a serious violation of the House Rules.
5. Only personal portable audio devices intended for private listening are permitted. The following equipment is strictly prohibited anywhere on the property: Professional sound systems, PA speakers, DJ equipment, DJ controllers, Audio mixers, Amplifiers, Powered speakers, Passive speakers, Stage speakers, Stage monitors, Subwoofers, Karaoke systems, Line-array systems, Event sound systems, Professional lighting systems, Generators used to power audio equipment, Any high-output sound equipment intended for parties, performances, commercial use or large-scale music reproduction. Permission to play music does not constitute permission to bring or use professional audio equipment.
6. The property is intended exclusively for residential accommodation. The following activities are strictly prohibited: Parties, Events, Gatherings, Celebrations, Wedding receptions, Bachelor or Bachelorette parties, Birthday parties, Corporate events, Private receptions, DJ performances, Live music performances, Pool parties, Entertainment events, Ticketed events, Commercial events, Promotional events, Influencer events, Commercial productions. Unless expressly authorized in writing by the Host before the reservation, the property may not be used for: Professional photography, Commercial photography, Video productions, Advertising, Television productions, Music videos, Product launches, Influencer campaigns, Commercial social media content, Modelling sessions, Workshops, Paid events, Any commercial activity. This prohibition applies regardless of the number of attendees.
7. All appliances and furnishings must be used for their designated purpose. Our company provides bed linen and towels. It is strictly prohibited to be taken from the property. Moreover, furnishings are subject to change without notice. Furniture, bedding, mattress pads, utensils, bed linen, towels or any other property supplied with the rental property must not be taken out or transferred from one location to another. Relocation or loss of the items, as well as damage to the property or its furnishings, in excess of normal wear, will be charged to the guest.
8. Guests must strictly comply with the Official Quiet Hours applicable in Greece.
Winter Period (1 October – 31 March): from 22:00PM to 7:30 AM and from 15:30 PM to 17:30pm.
Summer Period (1 April – 30 September): from 23:00PM to 7:00AM and from 15:00pm - 17:30pm.
During these periods, guests must refrain from any activity that may disturb neighbouring residents, including loud music, shouting, loud conversations, moving furniture or any other unnecessary noise. Outside the official quiet hours, guests must also ensure that noise remains at a reasonable level and does not cause disturbance to neighbouring properties.
9. Pets are not allowed.
10. Smoking is allowed STRICTLY outside. It is strictly prohibited in all the internal areas.
11. Daily housekeeping is not provided and not included in the rental rate.
