We felt quite lucky to find this property on short notice for a summer vacation, and we had never been to Anna Maria.
The island and the location of the property did not disappoint.
Overall the house was nice, but there were issues with the upstairs AC that didn't get resolved during our entire weeklong stay and it took AMI weeks and multiple phone call to resolve our dispute.
Pro's:
1. Well decorated nice house with plenty of seating and sleeping options
2. The pool was one of the better ones we've encountered in Florida island rentals
3. Pretty clean overall. There were some small areas of mold in the showers, and condensation spots from the AC.
4. Location was only a couple blocks from either shore/pier, and there were a lot of good restaurants and shops one street over.

6. Downstairs AC was awesome. Handled 90+ degree and humid weather no problem.
Cons:
1. Upstairs AC was an issue as mentioned, and I'm not convinced it could have kept up anyway. It was 78-80, and humid all week.
2. The bunks upstairs were difficult for the teenagers to use because there aren't any blinds on the foyer windows so its was unbearably bright at 6am.
3. AMI's "starter pack" of soap, toilet paper, paper towels, etc. is pathetic for a house that sleeps 10+ and costs what it does for the week.
4. The amount of towels was pathetic as well for 10+ people.
5. The AMI rental next door was obnoxious. Extra people in and out, too many cars, blaring music all day and night. (Not controllable I know, and we didn't report)
6. Property could really use a basic outdoor shower to wash sand off. (Seems standard at every other rental we've had)
7. AMI's communication after the stay was slow and tough. I think they were hoping we'd go away.
Overall I'd rate it a 3.75/5 if I could. The upstairs AC and AMI's communication was the only major item that really brought it down. Other things were minor annoyances or improvement opportunities for AMI.
