We loved our stay. Our room was beautiful, the location was great, and the staff was beyond helpful and kind!

Definitely one of my least favorite hotels I've stayed at, beside the great location everything else was mediocre, walked into our room, bathroom was dirty hair everywhere, shower was dirty especially the edges where the walls meet the floor, asked for a reclean and they did, no questions asked which was helpful but still, came back and it was better but atill just a little dirty, hall ways smelled funky, walked into our room later in the evening and a piece of the ceiling fell on my head! would definitely not recommend this hotel to any of my friends and family

We had a very late arrival for our overnight stay due to a delayed flight. We called ahead to ensure everything was ready for our arrival as we were travelling with young children. When we arrived, the room was only set for 2 guests instead of 4. By this point it was almost 3am - we did report the issue to reception who advised that they could call for housekeeping to sort the issue but by this point the children were already sleeping and we were all exhausted to wait any further and disturb the children. To expect an exhausted family with sleeping children to wait further to set up the basic room configuration was unacceptable, especially when we had called ahead to ensure everything was ready and we had a maximum of 6 hours sleep time due to ongoing travel commitments. We raised our disappointment again in the morning and were advised to email which we did. The hotel's response was exceptionally poor - they reiterated that staff could have attended to fix the situation, completely ignoring the specific circumstances we had explained. Their only attempt to repair the horrific experience we had was a preferential rate on any future booking which the described as a 'goodwill gesture' and is frankly awful. We would never return and are appalled at the lack of service we received.

A well operated, historical, clean, boutique hotel with very friendly and helpful staff. Lovely location overlooking Dean Village, accessible to Leith Walkway and walkable to Stockbridge, the Royal Mile and Old Town Edinburgh.

The Roseate was a beautiful property and the staff were excellent. We felt welcome as soon as we arrived and had no issues with parking, baggage or settling in. The location was adjacent to bus services into Edinburgh city centre and within walking distance to train services, convenience stores and cafes / pubs etc. We would thoroughly recommend a stay at the Roseate if you are headed to Edinburgh
