Excellent location, close to all, good breakfast , clean and well maintained hotel

Great location, lovely room with balcony, spacious suite, and staff very friendly/helpful. Only caveat, take or book a water taxi directly to hotel, not group boat that goes to standard drop off points. You don’t want to drag luggage up and down steps on the bridges to the hotel.

Excellent location. Helpful and attentive staff. Great view of the lagoon and overall excellent location close to all of the must sees in Venice. Hotel is right on a canal and the vaporetto is directly in front of the property. Breakfast was included and very delicious.

We were upgraded on our arrival which was lovely, the suite was spotless and beautifully decorated. The breakfast was fantastic although our first morning we weren't told where the buffet section was and was seated so we couldn't see it. We did work it out for ourselves though. The second morning the waitress explained the breakfast system. The staff were all very helpful and friendly with nothing being too much trouble. It was a pleasure to stay in such a lovely environment

Overall our stay was fine. The staff were friendly enough and the hotel itself was sufficient for our stay. Pros - Really yummy breakfast was included every day, the location was close to sites, restaurants, and the waterbus/vaporetto dock, and there is a garden terrace space within the hotel. Cons - The room was clean enough but not well maintained from years of use (and this was obvious with broken decor, missing bathrooms tiles, styrofoam attached to the wall) and the walls are PAPER thin and could hear everything (between neighboring rooms, hallways with staff cleaning or prepping breakfast, and even people making noise or walking outside).
