➤Failure to complete the ID verification or security deposit process will result in a canceled reservation with no refund.
➤Note: The individual making the booking must be the one staying at the property. The credit card on file must match the booker's name. Valid government-issued ID and a signed rental agreement are required prior to check-in. Guests reserved for 28 days or more are responsible for their own consumables after the initial reserve provided is used.

- SECURITY DEPOSIT A $150 security deposit will be collected to cover specific incidents such as lost or unreturned keys/fobs, or damage to/staining of household linens. Charges will apply if these conditions are not met.
- NO SMOKING inside the property. All guests must dispose of cigarette butts in a specified container and thrown out off the property. **Smoking indoors will result in a $500.00 fine. Removing smoke smell and nicotine from the walls is an extremely time intensive process.**
- NO PETS are permitted inside the property. Evidence of pets inside the property will result in a $500.00 fine charged to guests.
- NO PARTIES. **There is a $250.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**
- NO UNREGISTERED GUESTS inside the property at anytime. All guests must be registered for liability purposes. **A surcharge of $100.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory is scheduled and prepared according to the number of guests occupying the unit.**
- CHECK-IN & CHECK-OUT TIMES ARE MANDATORY, unless scheduled and confirmed 24 hours in advance and only if it does not disturb upcoming guest reservations. **$50.00/hour penalty is applied if guests fail to check out by 11am as my cleaners are on tight schedules.**
-PARKING: Parking is available at the back of the house on the left side of the driveway under the carport as indicated by an arrow on the post
- GARBAGE is to be separated, bagged, sealed, and thrown out in the appropriate bins. Garbage (black bin), Recycling (blue bin), and Organics (green bin).
- LOCK ALL WINDOWS & DOORS if you are not home. Please make sure all windows and doors and closed and locked upon check-out.
- TURN OFF ALL LIGHTS when not in use. Please make sure all lights are turned OFF at the time of check-out.
- MAINTENANCE AND/OR REPAIRS. Please contact me directly so I can send someone to tend to it.
- SHOES are to be left by the front door and not to be worn throughout the inside of the house.
- SECURITY SURVEILLANCE monitoring the entrance for the safety and security of the home and our guests.
- INTERNET The internet modem is located in the living room. If you're having issues with internet, please try rebooting the modem. If problems persist, please contact me so I can contact the provider.**
TV & NETFLIX - The TV is a Smart ROKU TV which allows you to access your Netflix account, Prime Video, Disney Plus, Crave, Spotify and much more to stream all your favorite shows, movies and music. *Please note we do not provide accounts and you will need to use your own. Please log out of your account at the time of check-out*
LAUNDRY - Laundry machines are in the basement. You can access the basement through the back door in the kitchen and down the stairs. - Please use conservatively. No large, bulky, or hard objects. - Only a quarter of liquid detergent per full-sized load is necessary. **IMPORTANT: Please leave washing machine door and slightly open to allow the machine to properly air out and avoid molding.**
THERMOSTAT/AIR CONDITIONING/HEAT - The house has central AC and heating. Please keep temperatures between 66 - 70 F (19 - 23 degrees Celsius).
CHECK-OUT PROCEDURES - Please wash, clean and put all dishes away. Cleaning dishes is not included in the cleaning fee. - Please strip bed sheet and duvet covers and place them in front of the laundry machines. - Please place all used towels and linens in front of the laundry machine. - Please put all waste away in the appropriate outdoor bins and do not leave waste inside the unit. - We appreciate guests who respect the home and encourage guests to leave the home in good condition to keep our cleaning fees reasonable so we can continue to offer guests an amazing experience.
