The location is as good as it gets in Pattaya. The Base is right in the middle of all the action. The property is a condo style with no front reception or daily cleaning in the price. We stayed for a week and I'd stay again. Organising the key and the return was an easy process.

Nice condo in center of actions, yet quite enough to sleep. Definitely good option for longer stay. 31st floor roof deck and infinity pool awesome! Finally able to do some laps. Only complaint is very hard bed, personal preference. Told owner to have a mattress topper in closet so people who like softer bed can just put it on. Next time a month long stay and can definitely see myself in that condo again.

All depends on the property owner you rent from.

The condo I was in, was in an okay condition, the door was old so you have to lift up to close it or slam it. I was not able to wash my clothes since the washer did not operate, once you turn on the water, it's spraying everywhere. The TV was an old one so it only had cable in Thai, lastly it had roaches, and I had to borrow bug spray from a friend since her condo had multiple bottles, so I'm assuming that might be an issue in other rooms. I had two other friends who stayed at this property as well, who had Netflix, and just overall better rooms, in a better condition. They also had an easier check in, where their agent left the key card in mailbox, as to when I arrived, during the proper time stated in the instructions, I had to wait for like 30 minutes to get my key card. I enjoyed the location, and the Base is nice, just wish I had a better condo. Good cleaning crew, nice pools, and the gym was okay.

Given, this property is not a hotel, it is a high turnover condo rental in a busy entertainment area in Pattaya. However, for a property that is only 6 years old, the unit maintenance and quality is well below expectation. Leaky air conditioning wall units, peeling wall paper, poor condition appliances, old fashion lock and key on the unit door, ants in the kitchen and rooms, holes in the bathroom door, dry rot from water damage in the cabinetry, etc. are some of the issues encountered. Communication with the host staff was challenging, with no English or Thai spoken by the Chinese housekeepers. Finally, on a positive note, the view from this 20th floor unit is spectacular. The location of The Base is perfect for shopping and entertainment. In spite of this, would not stay again.

Two bedroom apartment at the centrally located Base. Location is excellent. View from balcony good. Lack of communication prior to check in unacceptable. Had to chase through hotels.com. Condo is clean but needs full upgrade. No TV in either bedroom. No iron. No furniture on the small balcony. Curtain in main bedroom only a partial blind. Needs a proper curtain for privacy and block out sunlight. Not enough cups and glasses. Only one glass… bed mattress in second bedroom very hard. Only one keycard provided which means when you leave room aircon goes off as keycard needed on entry to power them. Internet worked well.

The Base Central Pattaya is a condo building so you are not staying in a hotel room but a short term rental on a private condo. The property is composed of two buildings. Building A has the roof top pool, while Building B has a 3rd floor pool, as well as, a fitness room, a children's’ room and a roof top common area. All of the common areas like the lobby, elevators and halls are not air conditioned, so the only AC is in your room. Check In is very different. The owner will contact you and have his housekeeper or agent meet you to let you in. There is a guardhouse that you cannot pass until the housekeeper/agent has you processed with security. This means the property is off limits to non-guests so it makes it very safe. My owner, Mr. Peng was most gracious and helpful. His unit was comfortable and clean. It included separate AC units in the living room and bedroom, so it was very comfortable. There is a washer on the patio and places to hang dry your clothes. This was very helpful as it was Songkran. If you don’t mind the lack of a reception desk and restaurant/bar amenities, it is a good option to stay comfortably and at a great value. Finally, the property is short distances from the beach, a shopping mall, plenty of restaurants, bars, massages and convenience stores. It’s a partying part of town, so be prepared. The great thing about the property is that it is sheltered enough so your unit will be quiet and you won’t be assaulted by street sounds all day.

Great condo. 2 towels provided with shampoo and shower gel. Not much of a sea view. The curtain in the kitchen was broken. There is no TV is the living room. Saw a Gecko in the condo. Apart from this, the condo is fit for purpose.

Property has no reception, owned by Chinese people only contact through whatsapp. Waited an hour for reply, like so many others in same predicament. Room floors still wet on arrival, small cloth lounge smelt like a dogs bed stunk. Beware travellers avoid this place only money making scheme no standards.
