This is a 4BR/3BA townhome in beautiful Compass Bay with lake views and located in the perfect area to Disney. Our beautiful property includes all you will need for a comfortable stay. It is spacious and easily accommodates 8 guests. There is a fully equipped open plan kitchen, a lovely formal dining area and living room with a half bathroom for convenience. All 4 bedrooms are upstairs. 1 Queen bedroom with en-suite bathroom, 1 Queen bedroom with en-suite bathroom, 2 twin beds, 2 twin beds, and a full hallway bathroom. Also has in house washer and dryer. The charming screened in patio area is a peaceful retreat and perfect for outdoor dining. Free Wi-Fi, towels, linen are also provided. TVs located in the living room and in both queen bedrooms. The twin bedrooms do not have TV. Guests can utilize all the facilities provided within the resort, which include heated pool, tot lot and pavilion. Pack n play as well as a highchair provided.

Compass Bay is a gated community, most conveniently located just off the 192 in Kissimmee. Shops and restaurants are plentiful in the area. == ABOUT OUR RENTAL POLICIES ==
- No smoking (min $250 fine)
- No events, parties or large gatherings
- Primary renter MUST be at least 21 years old to book, must be staying at the rental property with other guests, and is responsible for all guests and visitors
- Submission of Photo ID or Passport may be required (simply upload into Guest Experience portal)
- Signed Rental Agreement required for each booking (sent by email and text to be signed electronically by primary renter.
- PETS ARE ALLOWED: Please note that we allow 1 pet only, with a maximum weight of 50 lbs, and a pet fee of $115 applies. Guests must request approval for bringing a pet prior to arrival, and the pet fee will be charged upon approval. Pets must be kept on a leash when outside in the community area. Additionally, pets are NOT allowed in carpeted areas of the home, including the stairs and the second floor. We kindly ask you to be mindful and help us care for the home by preventing any damage to furniture or other?amenities.
The Lot Owner and/or that Owner's family members, tenants, guests, occupants, invitees, agents and/or employees shall promptly pick up all solid waste material from their pet and dispose of that solid waste material appropriately. No solid waste material from any pet shall remain on any Common Area. Solid waste material from pets shall not be placed in trash containers maintained by the Association. Each Lot Owner and/or any family members, tenants, guests, occupants, invitees, agents and/or employees agree to fully pay for, and/or reimburse the Association for, all extermination costs necessitated by any pet.
The Grill is NOT NCLUDED in your reservation for this property.
BBQ- One time fee of $50 to clean after your usage. Please let us know if you'd like to take advantage of this amenity once paid we will text you the code for the lock. We do not provide the propane tank. It can be refilled at the nearest gas station near the home
Toiletries and Household Items: We provide a starter pack for each reservation (including toilet paper, paper towels, trash bags, dish tabs/liquid, laundry detergent, bar soap, and shampoo). Any further items needed will need to be provided by the guest.
Packages (ONLINE PURCHASES):
You are welcome to have packages delivered to the home during your stay. They will be left on the doorstep; however, we are not responsible for any lost or stolen packages.
Please note: If the seller uses USPS, the package may not be delivered. The Post Office does not recognize vacation homes as regular addresses, so the package could either be returned to the sender or left in the mailbox. IMPORTANT INFORMATION: WE DO NOT HAVE THE KEY TO THE MAILBOX, and we are not responsible for packages left there by USPS.
Packages from other carriers, such as UPS, DHL, Amazon, and FedEx, will be left at the doorstep.
