Quiet country house on the San Marcos River
What we liked: -quiet and away from the city -green location, lots of trees, and right on the river -the "pebble beach" on the river -privacy -history and nature for teenagers to explore -close driving distance to San Marcos if needed/wanted -house full of interesting books -lively friendly hostess -big beds -washer and dryer -back porch (listening to the river and bird watching) -2 bathrooms -tidy house, bathrooms, towels and linens -antique and vintage furniture in the house gave the house character What could have been better: -we like to cook, and the kitchen supplies/cookware/serving-ware could use an inventory and update -the insides of the kitchen drawers and cabinets could use a deep cleaning -the kitchen needs some bug baits -back porch furniture needs an update Over-all a good experience - we would stay here again

Blown away by the hospitality and cuteness of this property. Just a minute walk to wonderful food, live music, and access to the San Marcos River. We had a wonderful time here, and most certainly will be back.

Beautiful and tranquil views in the back, nice patio to eat or just watch the birds. Location was great to explore the area, centrally located and easy access to freeways.

We really enjoyed the house and it's location. We came to BBQ taste, hike and kayak. We were only a few miles to all the Lockhart BBQ places. We were also only a few miles from Lockhart State Park and the Purgartory hiking trails. Also close to a number of breweries. We loved that we could walk 3 houses down the block to the downtown and had live music on Friday and Saturday nights. We loved sitting on the porch and being able to see the river. The water was still a little too cold for us to get in but was great to be able to just walk downhill to it. Wished we had brought our fishing stuff. The house had everything we needed, and we were quite comfortable.

This property has a great spot on the river. We enjoyed swimming and fishing right behind the house. Martindale is a super cute town that is an easy walk from the house. The stores were closed on our M/Tu visit, but would be a fun spot to wander on the weekend.

We enjoyed the peace and quiet at this location. Every evening & morning during our stay we would relax on the back porch while listening to the sound of the river and birds. We can't wait to visit again.

Great place in a wonderful location
We had an incredible time at the house and Mary was a great host. The river was beautiful and a great place to hang around all day. Tubes were provided which made it easier to relax on the cool water. Just down the street, walking distance from where we stayed, they have a coffee bar and breakfast spot that was delicious. We’ve never encountered a host as sweet, compassionate, understanding, and kind as Mary. Even when we made a mistake and slightly damaged part of the property she always stayed kind. We will definitely be back not just for the incredible home but to visit Mrs. Mary.

This lovely home is located right on the river with a great deck the full length of the house. It was a great place for morning coffee enjoying the quiet surroundings! The host was extremely helpful with suggestions for restaurants nearby. The kitchen was fully furnished as well. The. beds were very comfy and the walk-in shower was perfect. In the evenings we gathered around the large dining table to play games which were stored in the home plus a collection of various genres of interesting books! This home has it all! We couldn’t have enjoyed it more!

Great place to stay with family. Lively place near the city. House is clean and friendly, kids love spending time outside, good internet and TV subscriptions. River is accessible for relaxing, swimming, saw people kayaking. Owners were very friendly and reachable. Highly recommend for family vacations.

We enjoyed the back porch and the river it just happened to be the 200b mile canoe race going on and passed right by us short distance to San Marcus and the house was well furnished and the ground keeper kept us updated on what was happening around town and the history of some of martinsville all nice and relaxing

Amazing Place!
This is a great spot to get away from everything. This place is super clean, has all the amenities you'd want, and comes with a private fishing spot on the river (this perk CANNOT be understated). I highly recommend a stay here and can assure you, that you won't regret it.

Ok but!
The owner confirmed there was a BBQ on the property so we brought meat dinners for our 2 night stay. The BBQ grates were so old and rusty I would not put food on it. Plus, there was no propane tank. I asked the maintenance guy about a tank and he said he would find me one and I can bring it down the road and fill it up for $20. 1 of the large electric stove top burners does not work and the oven was filthy. No pillows in 1 of the bedrooms other then a couple of decorative larger throw pillows which I did not know if the covers were washed. The long bulb light in the kitchen does work (if you get lucky) if you stand on a chair and move the bulb tubes around. No cover on the 3 ft. Light light fixture so the bulbs are easy to get to. We have been at many VRBO homes and always provided 4-5 star reviews. This homes obvious flaws tell me either the owners feel the home is sufficient which it is not, or it is just being neglected.

This charming home has been perfectly outfitted as a VRBO. Along with all the basics, the owners have provided things like books, puzzles, games, hand sanitizer, inner tubes for floating, and the list goes on. The house is nestled in a very peaceful setting with an abundance of trees and amazing view of the river. There is a small private road that runs near the edge of the property, but it was seldom used during our weeklong stay.

An older but nice place. Clean, comfy furniture, quiet. We liked the quick river access right at Martindale dam. The back porch was lovely. There's a small road behind the home, but we saw only a couple cars drive by. It was a perfect home base for a wedding at the Martindale Schoolhouse.

This place is nice. Very quiet and peaceful. The only disappointment for us is that you can only do a short ten minute float on the river. Had we known this in advance, we would have stayed in a different location. But owners were great and the place was very comfortable.

Not like the Pictures - We Left Early
We left the property after staying one night! The pictures of the property are definitely modified and/or old. The house is no where near the condition the pictures represent. The back porch area is covered in dirt, cobwebs, and wasps. From the time we entered the house until we left, we were constantly fighting roaches, spiders, wasps and beetles - day and night. The house is old, which is not a big deal, but things are definitely dingy and deteriorating. The second bed (queen) was so uncomfortable our friend tried to sleep on the couch, and my wife did not sleep due to the constant noise of the bugs crawling around. The location of the house is great, if you want to be near to the river. HOWEVER, a public road runs along the side and behind the property - between the house and river. So if you want privacy and peace on the river, you should look somewhere else.

I appreciate your feedback and will take all of these comments into consideration to improve for future guests. - I apologize that you had an issue with tree roaches. They are common in the area, but I have talked with the exterminator, and we are working to eradicate them. - Mattress taste is subjective, and we have never received any complaints about this in the past; however, we apologize that you were not completely comfortable. - There is a road that runs near the house, but it is an access road on private property. - The house hasn't changed since the photos were taken, but I'm sorry if it wasn't what you expected.

Amazing Family Weekend in a Gem of a Town
We had the best family vacation to Martindale! This home is right on the San Marcos River. We were able to float down to the Martindale River Park to sit in the water and relax. IT WAS THE BEST! The sweet lady who owns the house in front was lovely. She was there to help but not in our way. I would recommend this home to any family who wants to escape to a quiet Texas town where the days are hot but the water is cold.

House infested with cockroaches
Please remove this listing from your sight. All the VRBO we have stayed at in the past we’re excellent. When we complained to the on-site property owner about the 4 cockroaches we had to kill in less than 12 hours she simply said that was because it was by the river. A more likely explanation was the decripet condition of the out buildings, unkempt yard and the open cat food on her back porch. One bathroom had no electrical outlet. The queen bed was simply a queen mattress placed on a double bed box spring. VRBO is just the front door. The actual transaction was handled through Evolve. They gave us our money back. A house infested with cockroaches is uninhabitable.

The property owner was the sweetest lady!! She’s very knowledgeable about the history of her town. The little cabin was cozy. It could have been cleaned a bit better. Super cute and comfortable house in a quiet neighborhood, with its own little swimming area on the river. Mary, the owner, graciously accommodated our every need and even gave us samples of the delicious ice cream that they make. I highly recommended this rental.
