The property was in a nice neighborhood. Our room was in the basement which was poorly ventilated. The laminate floor was water damaged and breaking apart. The bathroom was dirty and the shower didn’t work properly. We notified the front desk on Friday, but it was never fixed through our stay the following Thursday. We were asked to use the common bathroom two floors up. There was no linen service for the week. Because of the poor ventilation, no air conditioning, or screen on the window, there was no real way to cool or dehumidify the room. Leaving the window completely open to bugs or other was not an option. It was difficult because of the heat wave and general lack of comfort s, which we do realize is a regional norm.

My husband and I have stayed at many hotels in many places all over the world and I truly believe The Rubens at the Palace has the best staff of any we have ever experienced. When you stay with them you are truly treated like royalty. They genuinely appreciate you choosing to stay with them and do everything they can to ensure you know that. The hotel itself was beautiful and you can't beat the location, looking directly over Buckingham Palace and within walking distance of so many great restaurants and shops and the local subway station is within eyeshot of the hotel. We toured most of the city and would choose to stay in this area over any other. The rooms were incredibly clean and super charming. The double bed felt a bit tight for my husband and myself but other than that there are literally no complaints. We will 100% stay here again next time we are in London.

Ark was a wonderful place, nicely decorated and great location next to Wembley Stadium. The room was perfect with lots of amenities. James at Reception was very helpful, our air con was broken in 32C London heat so as compensation he waived parking charges for 2 nights. The fact that there is parking on site is a bonus. Loved the rooftop terrace and enjoyed drinks up there with city views. Very clean thrpughput. Has great additions such as communal work areas, kitchen, gym, entertainment room. Great place, value for money and would definitely return. Thank you
