The small house was perfect for us (4 adults and one child) to go around Kyoto. There is a big supermarket and several restaurants in walking distance and a playground 20m away (you don’t hear the playground).
Beside the local tax link not working, everything went very smooth!

I am extremely disappointed with this place and the service provided.
First, they did not send the access code to enter the room, which left me outside in the cold at midnight, despite having already paid through Expedia. This was very stressful and unacceptable.
The property is advertised as “luxurry,” but in reality it is old, poorly maintained, and nothing like the photos. The surrounding area is also very dark at night, and we felt unsafe walking through an alley to get in.
Additionally, they charge a city tax, but failed to provide clear instructions on how to pay it. Instead, they repeatedly called like 20 times at 1:00 AM demanding payment, which was very inappropriate.
This has been the worst experience I’ve had in Japan. The lack of communication, organization, and empathy is very disappointing. I would not recommend staying here.

Property was very well furnished and an easy 10min walk to public transit. Being that it shared walls with other buildings I was concerned about how much noise was okay to make.

TSUBOMI luxury inn Kyoto
This property is about 12 minutes walk to the nearest train station. Well maintained, very clean, very spacious. It’s only inconvenience was that the bathroom was downstairs. Guests should carefully read the instructions to the email for the door accessing code before arriving at the property. Recommended stay in Kyoto.

Liked the property. Bed was super comfy. Garden and living room were pretty. Shower was nice.
Unfortunately I have to dock several stars because we were completely locked out upon arrival. They never sent the checkin instructions until we rang the support. They never sent the code to open the door until we rang them AGAIN. This is a major issue since our phones are not Japanese and therefore the phone calls are Expensive! This was extremely frustrating to deal with in the cold, after a long travel time, at 11pm…
A huge shame since it dampened our overal experience considerably…

I received the room key code email in Japanese which I don’t understand. Called the reservation phone number and no answering. Sent email to the customer support and didn’t get right answer. Desperately I went to the hotel address on Google and found it’s a wrong address. We were walking around the cold Kyoto street with luggage for one hour. Finally we used Google Translate to get the room key code from the Japanese email.
Another complaint is the bathroom has no window curtain. I wonder the neighbors could see us in the bathroom.

Needs Better Coordination
The check-in process was frustrating and poorly handled. I had been in communication with the property prior to our arrival, so I’m not sure why important information—like how to access the unit—wasn’t shared earlier. When we got there, we didn’t have the entry code and had to stand outside sending messages and emails trying to figure out how to get in. Only then were we told that we needed to pay a ‘city tax’ before the code would be provided. The payment link they shared didn’t work, and after about 30 minutes of back-and-forth, we were finally able to get inside. I later had to find a convenience store to pay the tax manually, and ended up being charged more because of the issue with the link. The whole process was unnecessarily stressful and a real inconvenience—I wouldn’t choose to go through it again. On top of that, the property is not as close to the train station, so it requires more walking if you want to get around.
