"Mani was an excellent host, very professional and passionate about the property. We stay in the annex rooms as visit a wedding near by. Room was modern, clean and beds very comfortable. Felt very spoilt as such a personal feel to the venue. Would defiantly return if going back to the area. "We fell in love with the cottage as soon as we entered. After reading a couple of bad reviews we were a little apprehensive, but we need not have been. The cottage has a lovely homely feel to it. Loved having the wood burner, especially as when we arrived it was -1 outside. It took a little while for the cottage to warm up, but there were plenty of radiators and blankets available, and it was lovely to snuggle up in front of the fire under a blanket and enjoy a glass of wine. The milk, flowers, logs and bottle of wine were a nice touch. Have booked up to go back next year."

"Fantastic place! Warm welcome from Frankie with clear instructions on how to get there. N.B. Don't ignore the instructions to use what3words as a satnav won't get you there!The accommodation is beautiful. Spacious, well equipped and so clean that I really could have eaten off the floor! The underfloor heating was great and the water hot and plentiful. Superb water pressure. Bed was comfortable as were both bathrooms. Kitchen well equipped with some thoughtful touches like small jars of spices and flour in the cupboard. The location is quiet and peaceful , yet convenient for nearby towns. A 3 minute drive and you're on the main road. There is a really good local shop in nearby Longtown for everyday essentials.and some good local produce ( I recommend the local ciders!). Nice walks with or without a dog . Several good pubs in driving distance although The Skirrid Inn is close enough to walk to.P.S. Dogs made welcome but need to be kept off the furniture."

"It was a privilege to stay in a Grade 11 Jacobean House with a number of original features and tastefully modernised. The kitchen was well equipped and dining facilities were excellent so you could comfortably dine in or out in the garden.Grosmont is a lovely village and the house overlooks interesting Church and also Grosmont Castle is a stones throw away and the local pub is even nearer. It was too hot for much walking but lovely views from the surrounding hills and several interesting churches and castle ruins not far. We made friends with several people in the village."
