Modern Beach House with excellent location

Direct Beach Access, fully renovated beach house. Brand new pool and hot tub renovated in 2026, Main floor master suite that walks out to large outdoor living space. Two story house with first floor living so you will not have endless flights of stairs. 4 large bedrooms, 3 full and 1 half bath and beautiful kitchen with built in wine and beverage cooler. Outdoor living includes pool, hot tub, grill station with gas grill, lots of outdoor seating for hanging out and eating. The screened in porch is a great place to hang out for the whole family or have the kids take an afternoon nap. There is also an outdoor shower. Location is walking distance to local restaurants and bars. 3 minute walk to beach.

Beautiful

This home is beautifully updated and was exactly as advertised. A very short walk to the beach, and a garage full of everything you need for a day on the sand. Kitchen was well appointed and the gas grill was perfect for cooking dinner! Comfortable furniture through the home made our stay relaxing and enjoyable!

Wonderful Beach Property

We had a wonderful stay at the house. The walk to the beach is perfect and the road was private with no traffic. The kids road their bikes up and down the road. Anne was fantastic to communicate with and easily adjusted the schedule to fit our needs when they changed! Would definitely recommend!

The perfect spot on AMI

The home is arranged and decorated beautifully, with every convenience we could need. Loved that it was three houses away from a shady path directly to the beach. The beach wagon provided made it easy for us to accept our gear to the beach. Very private back yard with pool, hot tub, sun umbrellas, and nice lounge chairs and an outside table and chairs. We ate supper outside twice, but the unusual heat wave had us scurrying indoors for other meals. The kitchen area and outside grill were so conveniently arranged! Beds comfy, lots of towels for us to use, and a thoughtful starter pack of dish detergent and dishwasher soap made our first evening there a breeze. We ordered groceries from Aldi to be delivered that first evening. We'll worth the small delivery fee! Thank you to our wonderful, responsive host!

Great Beach Vacation

We enjoyed our trip to AMI & staying on Peppertree Lane! The home was very clean & well maintained. We enjoyed the pool, hot tub & proximity to the beach. It was very short walk down a mostly shady path and the beach was gorgeous as always. It was great to find the beach wagon, umbrellas & floats to use while there. Loved the outdoor shower too. We rented bikes and enjoyed riding them to restaurants, shops & all around the island. It was a wonderful , relaxing family vacation for me, my husband & our college age kids. Thanks Anne for sharing your home with us.

Great Family Stay

Perfect for our family of five +1 grandparent. The large suite on the first floor with access to the pool was a big plus. Three minute walk to the beach without having to cross the street. The heated pool was great for our younger kids, but might be too small for a few teens or more than three younger kids. The back yard is private thanks to a tall fence and well placed trees. All bedrooms were very comfortable. Internet access was great if you are going to be working remotely during your stay. Owner is kind and responsive. We're keeping this one on a very short list for our next stay on the island.

We travel to Anna Maria every year and this place was perfect. It was immaculate, well taken care of, and a perfect location. Check-in and the communication with the owner was seamless. I would recommend this to house to anyone!

Perfect!

Our family and friends loved our stay at the “Modern Beach House”. It was perfect for 8 people. Having 4 bedrooms and 4 bathrooms was extremely handy and nice to spread out. The kitchen was nice, we grilled out as well. The back yard oasis was gorgeous with a small pool and hot tub. The garage had some beach supplies that we also used. The very best thing about this house was the location. It’s a very short walk to the beach and close to everything! It was our second time staying on the island so we knew the location of this house would be perfect for us. Everything went smoothly and we are looking to book again here!

What a great week we had on AMI and in this property. Nicely located near the beach with a short and nearly private direct walk to the sand, we very much enjoyed our time together. The house is larger than we figured from the photos, which was an appreciated bonus.

Thanksgiving 23'

Outstanding property. Owner was very attentive to our needs and made herself available to us. We had a little issue with the door code on check in but had it resolved in minutes. 3 bedrooms are upstairs so need to consider that for elderly guests. The home is beautifully appointed and modern and short walk to beach and close to Restaurants and shops. We stayed for Thanksgiving week and really enjoyed our stay. We had a group of 8 people and felt comfortable. Highly recommend the property.

The perfect spot!

Our family of 8 had the best time in Anna Maria Island and 114 Peppertree Ln is the perfect location! Beach access was unbelievably close and it was never crowded. You are within minutes of restaurants, boutiques, bars and marinas. We rented golf carts (which we think is a must) and Ubered to/from the airport. The house itself has everything you need and plenty of space. No need to pack anything pool or beach related because it’s already there (pool rings, beach toys, beach chairs, wagon, umbrella, easy-up tent, boogie boards, etc). There’s 4 bikes to use as well as plenty of beach towels. We will definitely be back and I will recommend to all my family and friends! Thanks for the memories!!

Quiet Location with Everything you Need

We enjoyed our week at this modern styled home. The location was an easy 2 minute walk to the beach that was never busy. It is also an easy walk to many shops, restaurants, etc. We were very thankful for the abundance of chairs, beach toys, floats, etc available for use in the garage - a great bonus! All the beds were comfortable and there were plenty of linens available. We had a few small hiccups upon arrival but the manager & owner were both quick to resolve any issues. All in all, we would recommend this home in the future.

Wonderful time

This was our first visit to AMI. We had a relaxing and enjoyable week at this home. Perfect for our family of four. The hot tub was so nice on the cooler days. We all were happy with the short walk to the beautiful beach. Plenty of beach towels and toys for kids to use at the shore. Also a good amount of bathroom towels. The kitchen had everything we needed. Many shops and restaurants within an easy walking distance. All our questions before and during were answered by Anne. Just a couple little quirks with the house but did not impact our stay overall.

Perfect rental in a great location

The house was perfect for our families. The outdoor pool, hot tub and lounge area got a lot of use with both kids and adults. House was clean and cared very well for! There was plenty of beach and pool toys that were available for use. The 1 minute walk to the beach was awesome. Beautiful sandy beach and amazing sunsets. The owner was kind and very easy to communicate with. Would definitely stay here again.

Amazing time in AMI

This is our 3rd time in as many years going to AMI but 1st time in a house - it will definitely not be the last. Plenty of space for everyone to either be together or for some private time. House was exactly as advertised with many modern touches and appliances. Having the beach just a few houses down was amazing.

Absolutely fantastic!

This home was wonderful and just as it appears online, and the owner was responsive and lovely to work with. Little extras such as pool rafts/beach toys and family games and a grill were a very nice added touch and much appreciated. The location was great with a short walk to a gorgeous beach that was never crowded. The only thing we missed was a tv in the master, but we managed without it. Really hope we can visit again...soon!!
