Highly recommend booking the room with the roof terrace, it was so lovely to have this space! The air conditioning wasn’t working which was a little bit of a let down for us, but reception found us an excellent electric fan. Great location and the whole place was soooo clean! Would stay again!
Third floor, elevator availble, great spacious room, clean bathroom, historic flavor, enjoyed the location and the view.
Good maintenance, even if our personal preference would be wood floor instead or carpet for easy maintenance.
Super friendly, helpful & courteous hostess. Good location, easy to reach. Clean & tidy rooms.
The only issue being no air-conditioning in mid-April, it got really hot at night.

This property is in an amazing location, a 10min walk to st marks square. Bed was comfortable the only down point is the shower, no water pressure and just lukewarm water.

We have stayed just for one night in Venezia
The location of this hotel is very convenient, very close to Arsenale stop and close enough to San Marco
The room was a very classic style but the air conditioning quite noisy. The overall facility seems to need some further maintenance and/or renewal.
Personnel of the hotel was very friendly and service oriented
Breakfast at the room was also very nice and tasty
Adorable refurnished home with cute furnishings made you feel like you were truly in the heart of Venice. The views were amazing and it was so fun to watch all the vaporetto’s come in every day with all the tour groups. Many restaurants right outside the front door, lots of little shops everywhere for convenient last minute items you need. Breakfast served to your room every morning. Just make sure you fill out your form with all the items you will need in multiples for your entire trip as you only fill out the form once. Very convenient location only a 10- 15 minute walk to all the major sites. You step off the Vapaorretto and you have to cross one bridge and you’re there. To get back cross 2 bridges to get to the next vaporetto station, super convenient and super easy. Venice at night is magical and first thing in the morning while everyone is still sleeping. It becomes a magical place when the day time tourist leave. Square behind the hotel is a wonderful place to have a lunch or picnic. Watching their live feed from their YouTube camera ahead of time made me feel like I was there before I even made it.

I wanted a room with a balcony instead they gave me a room with a terrace which was on the top floor and we had to carry our luggage up a flight of stairs and when we got to our room it was so tiny, we had to put our suitcases in the the bathroom.
The bed was king size and reasonably comfortable but the pillows were like concrete.
The shower head was in the bath tub but it wasn't waist level, so to have a shower my partner had to hold the shower head so that I could water myself down.
The hotel did not have a dinning room so your breakfast was brought up to our room but the only place we could eat it was out on the terrace which we were infested with wasps, midgets and birds.
The air conditioning was poor and the only way we could cool the room was to close the shutters and doors to the terrace.
I had a quick look at the Elvis Presley room on the floor below and it was probably 3-4 times the size of our room and looked very nice compared to our outdated tiny tiny room.
The location was a 10min walk to San Marco square and had waterbus stations very close.
The view on the other hand was excellent but we encountered a savage storm while we were there and the rain flooded our room through the window in the bathroom and the door to the terrace even though we had the shutters and doors closed and locked, we had to go to reception and ask for lots of towels to soak it all up.
Very disappointed overall.
Pros: The access was easy, the ferry took us from train station to S Zacaria and we walked a minute to the hotel. We walked to St Mark Square and basilica, lots of shops and restaurants. Very convenient location.
People at the hotel were very lovely and helpful. They even came running after us to the ferry because my husband forgot his glasses.
Bed was comfortable and clean.
Staff directed us on how to arrive from station and which ferry to take to leave.
Everyone spoke English.
The people that run the ferries were very rude and mean in general, and not helpful. We were treated horribly in the ferries the entire time, so I’m extra grateful for the hotel staff for directing us and helping us, we really needed the assistance.
Cons: room was very small, a bit noisy, no space to open bags. Window was falling apart so we couldn’t open.
Bathroom was not fully clean as trash bin was full of dirty paper from previous guest. This was a huge turnoff to me.
I was eaten by mosquitos at the restaurant in front of the hotel, I have bites all over my body and face, apparently I am allergic to the mosquitos of the area. During sunset the mosquitos also dive inside your food and wine. The dinner by the water was a nightmare, avoid at all costs. * This is not the hotel fault, it’s just the area.
Hotel has no restaurant, so they bring breakfast in the room, which is nice, but you have to eat on the bed cause there is no space. A cereal bowl came very dirty,not washed after last use
