とにかく立地が最高。リアルト橋にとても近くて、観光しやすかったです。部屋も新しく、綺麗で良かったです。中心地なのに、メイン通りから一本外れて部屋内は静かで過ごしやすいです。ただ、フロントに誰もいないので、チェックインとチェックアウトの時は、困りました。 tax(現金)フロントに置いておいて〜や、チェックアウト後の荷物預かりサービスがフロントに置いておいて放置はセキュリティ面どうなんだろうと思いました。

Large and spacious Kitchen well equipements and great table space third floor but no elevator made it tricky with luggage No reception and waited a period of time for the owener to rock up Coffee and tea not always restocked. No lighting in stair well. Great surroundings and easy access to restuarants, water bus, riatlo bridge, ice cream and other shopping :) Convenient and walkable to most places!

This is an apartment, not a hotel. So no staff on property to give helpful information about how to get places, recommended restaurants, etc. The owner did communicate a bit by email before we arrived, and met us at the front door to explain keys, etc. Pros: the apartment is modern & large by European standards. It's clean and did have a small fridge &microwave, hotpot & nespresso machine. A bottle of complimentary champagne was provided. It's close to Rialto bridge but not on the Grand Canal. It's 2 blocks off a main avenue, so quieter at night except for theater-goers im the courtyard below and water taxi drivers on short breaks on the small inner canal . Cons: there is no concierge, so if you need help of any kind, you're on your own. We did get a water taxi referral, and that worked since they gave us directions to the closest dock, but 30 euros higher than what friends paid for service to Venice airport. We could've used a little more help understanding transportation and navigating Venice. The apt is up 3 flights of stairs with no elevator; we had help when we arrived but not when we left, and my roommate had an injured back, so it was extremely difficult getting bags up and down by myself. The toom's doorlatch is tricky, and we figured it out but had to call for help once. Several sockets didn’t work and although coffee pods were left, the Nespresso machine didn’t work 90% of the time. Don't count on sleeping 4 since the sofabed has a horrible mattress.

Great Location!

Location of the apartment was central to everything! Maurizio was great although our check-in time kept getting delayed. Pillows could be updated but the apartment was comfortable for the 5 of us.

El apartamento en sí esta muy bien. Pero al llegar la parte de fuera es horrible, parece una casa abandonada, ni una indicación que es un hotel y la fachada y alrededores terrible. La recepción pequeña, oscura y poco cuidada. Al llegar se te cae el alma a los pies… menos mal que al entrar al apartamento la cosa mejora puesto que esta bastante bien. No hubo nadie en recepción en ningún momento todo era a través del mail.

Excellent location for a stay in the tourist area of Venice with easy access to all the tourist locations within a few minutes walking. Outside of property looks a little rustic which was a bit concerning initially. We misunderstood the need to ring the bell and wait for somebody to provide the key and take the tourist taxi in cash, but after that it was a perfect location for a family of 4.

Wonderful accommodations! Though close to the very busy Rialto Bridge area, it’s in a calm quiet little square, with a lovely restaurant. The apartment is clean, comfortable and well stocked. The beds and bathroom are all very comfortable, the owner is absolutely lovely and it has a small deck (not big enough for chairs but big enough to stand on) over a canal where you can watch the boats go by.

However, we did encounter a disappointing interaction at checkout. I called the host for clarification regarding a note in the apartment asking to leave 20 euros in an envelope for the city tax (there was no envelope provided). I had already left the money on the kitchen counter and was literally standing by the door ready to leave. I wasn’t trying to argue—just confirm the process—but was met with an unnecessarily aggressive response, including a threat to call the police if I didn’t leave immediately. While the stay overall was good, the tone of that final call left us with a negative impression. A little more courtesy would have gone a long way.

Hard to find, interesting place wouldn’t call it a hotel but a very nice apartment. Kitchen with table up a flight of stairs to the bedroom area. We were on the fourth floor with no elevator. It was good exercise but would not recommend for people with mobility issues. Other floors had different room layout I think

Maurice couldn’t have been more helpful. Excellent location tucked away from the busy street and overlooking a quiet canal. The apartment was modern and well appointed. Amenities appreciated such as ample coffee, complementary wine and water upon arrival and daily housekeeping. Highly recommend.

Our stay was nothing short of incredible. Our 2nd floor room had an incredible balcony overlooking one of the canals with gondolas going by. The room was very spacious and we found it had everything we needed for a perfect stay. The location was also amazing, just minutes from the Rialto Bridge. Would highly recommend!

I liked the convenience of the location to surrounding landmarks in Venice. The shower pressure was bad and the host came in to the apartment and closed the shutters while we were gone. I prefer natural light in my space and wanted to enjoy the canals view. I never had a host come in to the apartment’s while we were gone and not tell us.

Points positifs: Vaste et agréable appartement décoré avec goût. Très calme car il est situé dans une impasse derrière une rue pourtant très animée (Restaurants, magasins...) Une terrasse très agréable pour prendre un bain de soleil en fin de journée. Points mitigés: appartement propre dans l'ensemble, mais pas parfait... Points négatifs: Nous regrettons de n'avoir vu personne pendant 5 jours, ni à l'arrivée, ni au moment du départ, ni pendant les heures d'ouverture de la réception (14h à 22h), ne voyageant qu'avec mon enfant, ça nous aurait sécurisés.. Pas de ménage (et aucun produit pour le faire), ni changements de serviettes, ni vidage des poubelles (et pas de sacs mis à disposition), j'ai donc dû me résigner à les jeter moi-même dans la mesure où ça commençait à déborder, accumulées dans le sac à dos... Résumé: Bel et vaste appartement bien situé au calme mais qui s'apparente plus à un airbnb qu'à un hôtel.
