Check-in time to the house is at 4:00 pm, and we kindly ask you to coordinate your arrival with our Concierge. The maximum capacity of the villa is 13 people; however, the price may vary depending on the number of guests staying in the house.

✢ Pets are not allowed — exceptions may be granted upon prior request.

✢ Smoking is not permitted inside the villa.

✢ The villa is located in a quiet community; in compliance with Mexican laws, loud noise is not allowed after 10:00 PM.

✢ Only guests registered in the reservation are allowed to enter the property.

✢ No external personnel or visitors are permitted (for security reasons).

✢ Cleaning is not included; it can be requested and scheduled at an additional cost.

✢ Bed linen and towel changes are also upon request, with an additional fee.



We believe that great food is a key element of an unforgettable holiday experience. While Tulum has plenty of fantastic dining spots, there's something extra special about having a private chef at your service. With our chef provider, you can enjoy gourmet meals up to three times a day.

The Tulum beaches and hotel zone are around 10-15 minutes by car, depending on your specific destination and traffic conditions. In this area, you'll also find high-end dining options, additional souvenir shops, fantastic beach clubs, bars, boutiques, cenotes, and numerous other attractions for a complete Tulum Jungle-Beach experience.

Wildlife Abounds: Tulum is home to a diverse range of creatures, from sea turtles to jungle-dwelling species. These animals may pass through or seek new habitats due to ongoing changes and construction: Please do not harm any wildlife you encounter. Notify us if you come across any animals so we can safely return them to their natural environment. Additionally, we strongly recommend keeping food in the fridge to avoid tempting these little friends, as we have no control over their persistent search for food.



3. Weather & Hurricanes:

Natural Occurrences: Quintana Roo is prone to hurricanes and heavy rains. We recommend comprehensive travel insurance to cover any cancellations related to these events or similar situations.
