The country-style eat-in kitchen is fully equipped for self-catering, making it ideal for families and groups. The open-plan living and dining area, surrounded by stained glass windows, offers beautiful garden views and a bright, airy atmosphere. The northwest sunny back deck, complete with a BBQ, overlooks plum blossom trees and a meandering blooming cottage garden, providing the perfect setting for relaxation and outdoor dining. FEES

The base tariff includes 4 people; extra guests incur an additional fee per person, per night.
Pet Fees are $25 per pet, per night, payable separately after booking.
Electric car charging is $20 per use, payable separately after booking.



PETS

Pets are charged at $25 per pet, per night, in addition to the reservation cost.
Notify us if bringing pets; payment request will follow.
Pets must not use furniture, beds, or linens.
Bring your pet's own bedding, bowls, and poo bags.
Clean up after pets and ensure they do not damage property or disturb neighbours.
A $60 charge will apply for any excrement left behind.
Fines apply for breaches of these terms.



ELECTRIC CAR CHARGING FEE


Please advise if you intend to use the house electricity for charging your electric car.
There is a fee of $20 per charge, which is charged separately.
Kindly inform us of the number of times you plan to charge your car during your stay.
⁠ There is no dedicated EV port at the property. Guests will need to bring their own extension lead and EV-compatible charging cable to connect to the propertys electricity supply.



9PM OUTDOOR NOISE RESTRICTION CURFEW

For the comfort of our neighbours, please adhere to a noise curfew from 9pm to 8am in all outdoor areas.
We appreciate your cooperation in maintaining a quiet environment during these hours.



IN-HOUSE GUESTS ONLY

This property is exclusively for registered guests.
It cannot be used for gatherings or events, and no additional visitors are allowed without permission.



NO PARTY OR NOISE DISRUPTION POLICY

We enforce a strict no-party and no-noise disruption policy.
As this is a quiet residential area, any breach will result in immediate eviction without a refund.



PAYMENT POLICY

Deposit: A minimum 50% deposit is required to confirm bookings made more than 30 days before the arrival date.
Balance Security Bond: The remaining balance and the refundable security bond must be paid 30 days before the arrival date.
Full Payment: For bookings made within 30 days of the arrival date, full payment and the refundable security bond are required at the time of booking.
Transaction Fee: A non-refundable 2.9% Stripe transaction fee applies to all payments, including the bond.
Statement: Payments will appear as ACCOMMODATE BLUE MOUNT on your bank statement.
Agreement: By making payments, you agree to our terms and conditions.
Bond Refund: Bond refunds are processed 7 business days after check-out and may take 5-10 days to appear in your bank account.




CANCELLATION POLICY

Standard Cancellations: Cancellations made within 30 days before arrival are non-refundable.
Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date.
COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.
Event Cancellations: Accommodated is not responsible for cancellations of events, functions, or activities. Such cancellations will be governed by our standard cancellation policy.

The property surpassed my expectations! The house was the perfect size for four high school friends to reconnect on our yearly catch ups. Bedrooms were spacious, sheets and pillows were super soft, electric blanket was a bonus. Having two bathrooms for 5 bedrooms was handy. Kitchen was well stocked with everything you’ll ever need, shame we didn’t cook ! Location of house was half way between The Three Sisters and Katoomba shops, easy walking distance to both. The back garden is beautiful! We all enjoyed watching the birds foraging in the tree, the autumn leaves falling, camellias flowering, the privacy and peacefulness when using the back yard was rejuvenating for the soul! We didn’t get a chance to play any boardgames, read any books provided, or watch tv, but it’s nice to know that you cater well for all your guests. We all commented that we’d use this accommodation again. Correspondence was always clear, and very prompt with a reply. Our weekend was perfect! Thank you

We had some initial issues with access to the property with a faulty key but the property managers were responsive. It is a lovely property and very clean. Great features include two bathrooms, ample seating in lounge area, lovely backyard and deck, large kitchen and a great location with a short walk into Katoomba town and the RSL. The beds we used (3) were beautifully appointed but a little too firm for our comfort (personal taste/requirements). Compared to other properties, there is very little available in the pantry. There are a set of very narrow steps that lead down into the kitchen which is not shown in any of the photos. This was a little difficult to navigate for the dog and at night also as they are a bit slippery (wood) as well. Something to consider if you have small children or a dog with you. I am including these things, so others know in advance rather than a criticism. Overall, the property is delightful and in such a great location so I would highly recommend it. The property managers also alerted me ahead when I asked about the dog, that there is a gap under the back gates that a small dog can definitely get under. Our dog is large so not a problem for us. We really enjoyed our stay at Plum cottage and Hedi and Luke are great to deal with.

Plum Blossom Cottage is a spacious and charming home with a mix of old and new. It has been renovated but maintains its heritage feel. The home is very clean with a well appointed kitchen, large bedrooms, modern bathrooms and a shady garden to relax in at the end of the day. The location is ideal being within walking distance of the Katoomba CBD and Echo Point / the Three Sisters. Nearby bus stop as well. We thoroughly enjoyed our stay.

We loved staying in this delightful cottage - tastefully furnished with lovely antique furniture, a really beautiful garden and lots of little touches to make us feel welcome. The location is great - easy walk to Katoomba shops, some closer cafes and Echo Point. I'd love to stay again.

Hi the communication that came before the visit was a bit over the top. It made you feel the property had issues with noise previously. You felt the visit was impeded before you arrived. It made me and my family nervous about enjoying the house. We went out of it as we we’re worried to use or sit outside. Then to top it off a list comes for cleaning. We have never had so much ridged rules with accomodation before. It almost ruined the weekend Christmas celebrations.

Beautiful spring colour in the large garden area. Freshly renovated while maintaining the heritage feel with all the facilities you could want for a comfortable relaxing holiday. Fantastic light filled lounge & kitchen which incl dishwasher & gas cooker. Two bathrooms were great with a group of 6 guests. Heritage beds were very comfortable.

This property was everything the photos and description showed with the exception of an additional single bed which was fantastic. Plenty of space, and ample toiletries that were provided. Electric blankets were a great comfort as well. I enjoyed our stay and would come again. Thanks.
