7. SLEEPING ACCOMMODATIONS*:
Bedroom 1: 1 kING bed.1 single bed is stored in closet (rollaway 75' x 31")
Bedroom 2: 1 queen bed, 1 single bed (rollaway 75' x 31")
Bedroom 3: 1 queen bed.
Bedroom 4: 1 queen bed, plus ensuite bathroom,.
Bedroom 5: 1 queen bed plus, there is an attached private arcade room. (Games set to free play).

8. ACCESS TO HOUSE:
THIS HOME NOT RECOMMENDED FOR HANDICAPPED or mobility impaired persons.
NO GARAGE ACCESS or to storage rooms inside house.

9. PARKING:
Parking area is limited to a MAXIMUM OF FOUR (4) CARS.
House is located in an upscale residential neighborhood on a quiet cul-de-sac. We have an agreement with our neighbors that there will be no parking allowed on street in front of their homes. All vehicles MUST be parked in our driveway.

10. OUR HOUSE is ideal for up to a maximum of 10 persons.

11. LAUNDRY ROOM:
There is a large laundry room that provides storage and New full size Washer and Dryer.

13. GUEST FEE:
Although there are beds to accommodate 10 persons, the base price is for 2 persons. For additional guests there is a $14/night fee*. (No charge for babies under 2 years old at date of check-in).

* Per person charge includes normal extra cleaning costs. Prior to your arrival, we provide LINEN SERVICE. It is determined by the number of registered Guests in your party. Your registered guests determine the correct number of beds to be made-up with linens, sheets blankets and pillows. Additional towels are also provided based on the number of registered Guests in your party.


BEFORE BOOKING:

- MAKE SURE to read the entire listing and rules. We will not be held responsible because you failed to read.

b. NO parties or gatherings. Our Black Hawk House is for your comfort only.

b. NO VAPING, SMOKING or PETS allowed in the house or anywhere on property.
NOTE: there is a $250 fine if you or anyone in your party smokes or brings a pet on the property.

Pet Disclaimer: There is a strict no pets policy. Many people have allergies to pets and a violation of this policy requires costly cleaning on my part. Please be respectful of this policy and our other guests.
c. You must be at least 25 years of age in order to make a reservation. Otherwise, please contact us prior to making a reservation.

d. You will be required to sign a short-term rental agreement and to provide ID prior to arrival.
NOTE: Look for our Registration Email for details/to be sent AFTER booking

e. Prior to making a reservation please state in writing to us... If there is a special event or group gathering function planned and if any additional persons (other than registered guests) will be invited during your stay.

* CHECK-IN time is 4:00PM.
* CHECK-OUT time is 11:00 AM no exceptions.
* Quiet Hours after 9PM at night.

13. ADDITIONAL PERSONS POLICY: There have been a few issues with guests whom have not been honest about number of people in their party so I'd like to be very clear about this policy. We will always try to be as accommodating as possible so if you have a special request please ask. That said if you do not honestly state the number of people in your party including visitors it will result in a loss of your damage deposit and potential additional cleaning charges.
* LET US KNOW AT LEAST A WEEK IN ADVANCE IF THE NUMBER OF GUESTS CHANGES.

14. HOUSE POLICY, DISCOUNTS & PAYMENTS:

a. Weekly discounts are not in addition to the monthly discount.

b. Posted rates are for the first couple. There is a $14.00 fee per additional guest per night. When submitting an inquiry, please include all information regarding guests and visitors.

d. If you check-in with more guests than what is on your reservation and the total number of guests does not exceed 9, you will be charged an extra fee of $100 per person per night over what is on your reservation. If you check-in with more than 9, your reservation will be terminated and we will keep the total cost of the reservation.

e. Once you check-in, you will not be able to add/invite more guests for the duration of your stay without prior written approval of management.

f. We do not provide housekeeping services after check-in. It is guest responsibility to stock up on amenities and groceries during your stay.

15. SUMMARY

The following below were and are clearly stated on our website prior to your decision to book this property:

1. Only persons you’ve registered with us in advance are permitted on this property. You must pre-register any persons with us who may set foot on this property during your stay.

2. MAXIMUM aggregate combined occupancy for this home is 10 people.
(Number of overnight guests + visitors when added together = 10 persons maximum)
For example; if you have 7 persons staying then only 3 visitors may set foot on this property.
