"We really appreciated the overall setting and potential of the cabin, and it’s clear this property could offer a great experience. However, our stay did not fully meet expectations, especially considering the price point. There were several maintenance concerns throughout the cabin, including broken tiles, a damaged foosball table (with broken corners), and a bedroom door that was cracked in two places. We also noticed paint chipping on the walls, which gave the space a less well-maintained feel than anticipated. Additionally, we found the end of a cigarette inside the cabin, despite the listing clearly stating that it is a non-smoking property. This was particularly concerning from a cleanliness standpoint. We documented these issues with photos during our stay. We hope the host is able to address these concerns for future guests, as the property has a lot of potential. Given the condition upon arrival, we do feel that some consideration or partial refund would be appropriate."

"This home exceeded our expectations. Loved the views of the mountains and the hills as well as having deer come up to the home. The home was very clean and stocked with yummy coffees and some chocolate candy. The home had everything we needed. The Host, Donald, was very communicative and made the whole process easy and efficient. The kids loved having their own rooms. Great location and easy access to Ruidoso. We would absolutely stay here again!"

"beautiful place. perfect for 3 families (6 adults, 6 kids) to spend time together but not feel like we were on top of each other. movie room and pool table a great addition, and everyone loved the hot tub! Being right next to Lincoln National Forest gave us all room to roam. Highly recommend! "

"A technician had visited to inspect the boiler due to the lack of hot water in the upstairs bathrooms. Only two bathrooms on the lower floor had hot water, while the upstairs bathrooms do not. We were a group of 18 people staying in the cabin, and this situation was not reasonable or acceptable. It was not feasible for such a large group to share only two bathrooms with hot water. This situation was NOT resolved. Furthermore, upon arrival, the cabin was extremely cold. In our experience with other rentals, the property is usually preheated several hours before check-in. This added to the overall discomfort and concern regarding the condition of the property. We were paying for a house that is expected to have all basic services fully functional. Under the current circumstances, the conditions do not meet reasonable expectations. There were three coffee makers available in the cabin, and regrettably, none of them were working. While these may seem like small details, they do impact the overall comfort of our stay. Some of the amenities appear to be quite old and seem to require more attention, care, and maintenance than they currently receive. I would like to mention that the dryer does not seem to be drying properly. I understand this may be related to the gas being shut off due to the gas leak identified by the technician. Clean? we found bathroom with balls of hair not being removed and trash hidden in many places. The conditions did not fully align with what was offered. "
