The Pond House, Westleton

Westleton is a charming village less then 10 minutes drive from Dunwich, on Suffolk's Heritage Coast. The Pond House sits prominently on The Hill over looking the village green and welcomes up to 10 guests in 5 bedrooms.
This characterful, pet friendly holiday home is perfect for families and groups of friends looking to holiday in Suffolk, near the coast, with walks and bicycle rides on the doorstep.
Westleton is home to two fabulous, family friendly pubs and a village shop, with larger towns

Ground Floor
The entrance into The Pond House is through the large entrance hall. Also on the ground floor is the family dining room, living room, kitchen, utility room, cloakroom and inner hall with the stairs rising to the first floor.

Kitchen
Beautifully designed and hand crafted, this fabulous kitchen offers guests all modern appliances for modern living. Bifold doors open the rear wall of the kitchen into the stunningly landscaped cottage garden.

Utility
A very useful room with the back door leading to the gravel drive. With a washing machine and separate dryer for guests' use, a great space for wet boots and paws.

Dining Room
A characterful room with exposed beams and brick chimney. The solid wooden dining table comfortably seats 8 and has room on either end for another two if required.

Living Room
A cosy space with huge inglenook fire place and wood burner, for friends and families to socialise and watch the smart TV if they wish. There are two three seater sofas, two stylishly reupholstered chairs (which live in the entrance hall) and a pouffe.

Inner Hall
Beyond the entrance hall is the inner hall where you'll find the stairs to the first floor and a useful cloakroom.

First Floor
Carpeted stairs with handrail rise to the first floor landing with doors to the five bedrooms and family bathroom.

Bedroom One
To the left at the top of the stairs is the largest of the bedrooms, with king size bed, two windows offering views of the garden and an en suite shower room.

Bedroom Two
Situated at the from of the house overlooking the village green is the second king bedroom with en suite shower room (Electric shower).

Bedroom Three
A well proportioned double aspect bedroom with twin 3' single beds and views to the front and rear of the house.

Bedroom Four
Another large bedroom with twin 3' single beds, located opposite bedroom 1. Over looking the village green, kids will love this bedroom with shelves packed with books.

Bedroom 5
A fabulous bedroom for children with standard size bunk beds, located off the middle of the landing and with views over the green.

Family Bathroom
A very smart bathroom with a classical suite including bath with shower over, wash basin and WC.

Outside
The garden has been professionally designed and landscaped and is a haven for birds and insects, especially butterflies and bees. Guests are welcome kick back and relax on the rattan suite with cushions or dine alfresco on the raised dining space.
The garden is surrounded by a mixture of hedging and fencing and there are steps up and down from the patio area.

Dogs: One well behaved dog is allowed. Please note that the garden is a haven for wildlife so please supervise your dog at all times and clear up after it. The owners have fixed a tether ring to the pergola which you can tie a dog lead to if required.
Parking: Allocated parking for two cars can be found off the shared gravel drive to the right of the house. There is one bay by the side door for a smaller car (or those skilled at parking bigger cars!) with a larger space further up the drive opposite the double garage. The drive is shared with the next door neighbours and the route through has to be kept clear, so please be respectful and DO NOT park in a way that blocks their way through.

  • In an area as steeped in history as the Suffolk Coast, it takes something special to stand out. Dunwich manages to do just this. Known as the lost city of England, this tiny village certainly has a story to tell.

Dating back to Anglo-Saxon times, Dunwich once stood proud as the capital of the Kingdom of the Eastern Angles, at its mightiest matching 14th century London for size. It was a seat of power for the Anglo-Saxon bishops for centuries, an international port, and the Domesday book of 1086 puts the population at over 3000.

The little village of Dunwich was once a thriving seaport; but over the centuries the sea reclaimed the town leaving not much behind except for a wonderful stretch of beach. This expanse of shingle seems to go on forever in both directions, backed by low crumbling cliffs.

Dunwich beach is set in a break between the cliffs where the road literally ends on the beach. Here you will find a number of small boats pulled up on the sand and a the National Trust tearoom. 
In fact, the National Trust own the beach and much of the surrounding countryside including Dunwich Heath which runs along the coast. This whole area is teeming with wildlife which thrive in these rare habitats.

Just a short drive from Dunwich you will find RSPB Minsmere. Here you can spend a day spotting some the UKs rarest birds and wildlife including the Avocet, Bittern, Otter and Red Deer.

By Train:
Darsham is approximately six miles away with train services by Abellio Great Anglia running to Lowestoft and Ipswich and on-going connections to London Liverpool Street and Cambridge.

All train tickets can be purchased via the Abellio Greater Anglia Website or the app.

HOW TO GET TO DUNWICH - BY CAR

From Norwich -Take the A146 to Beccles, followed by the A145
From Ipswich - Dunwich is signposted from the A12 – approximately 24 miles north of Ipswich.

From Lowestoft - Follow the A12 to Ipswich. At Blythburgh follow the B1125 and signposts to Dunwich.

From London - Follow the A12 towards Ipswich, then Lowestoft before taking the B1125 at Blythburgh and signposts to Dunwich.

Easter mini break

We had a lovely mini break stay at The Pond House. Perfect for 3 mums and kids to hang out together and enjoy the local area, nearby beaches and towns - Southwold & Aldeburgh. Thank you.

Great but needs a little refinement

Nice property and location is not bad. The pond accross the road is a nice feature. The sofa in the living room was smelly, which made the stay unpleasant, especially because it's the living room. If it was the bathroom, that would have been acceptable.

Attention to DETAIL needed

1. The STEP ups and downs between rooms are DANGEROUS for older people! HEALTH AND SAFETY would not be impressed. Just a clear white marking would solve this. 2. Inadequate seating in TV room. PLUS old settee needs updating. Only three people seated .Take out desk and replace with comfortable armchairs. 3. Info on wifi incorrect BUT was solved two days later by SADIE emailing correct codes. 4 Dirty dishes in cupboard by door to garden 5 No batteries in a TV control in other room PLUS no channels available. 6 First aid box needs updating with compartments clearly marked. Everything was just stuffed in haphazardly 7Shower curtains should be replaced with folding doors as water cascaded into floor. 8. New pans especially frying pan. We were 5 ! How 10 would manage I do NOT KNOW. To summarise ,just a visit from a suitable official is badly needed to address these points. This BEAUTIFUL house deserves it!!
