UMB Vacations provides a starter set of essential items to help you settle in comfortably before your trip to the grocery store. These initial supplies include dishwasher detergent, a small packet of laundry detergent, and basic bathroom amenities (similar to hotel-size and not restocked), such as shampoo, conditioner, and a bar of soap. Each bathroom is stocked with one roll of toilet paper, and the kitchen includes one roll of paper towels. All bed linens and bath towels are provided for your stay. We recommend that guests bring their own beach towels for use at the pool and beach.

By completing this reservation, the guest expressly acknowledges that they have read, understand, and agree to be legally bound by all UMB Vacations House Rules and all policies outlined herein. The primary guest agrees to ensure that all occupants and visitors associated with the reservation comply with these terms. The guest accepts full financial responsibility for any violations, damages, fines, penalties, or enforcement actions resulting from noncompliance and authorizes UMB Vacations to charge the card on file for any applicable amounts.
◆ Minimum Age Requirement
The primary renter must be at least 25 years of age at the time of booking and must remain present at the property for the full duration of the stay. Reservations made by individuals under the age of 25 are not permitted unless expressly approved in writing by UMB Vacations. Any reservation secured under false pretenses, including misrepresentation of age, may result in immediate cancellation or eviction without refund. The primary renter assumes full responsibility for supervising all occupants and ensuring compliance with all policies.
◆ Guest Verification
For safety, fraud prevention, and regulatory compliance, UMB Vacations may require government-issued photo identification from all adult occupants prior to or at check-in. The individual who books the reservation must be present during the stay and may not book on behalf of another party.
◆ Spring Break & Student Policy
Student or party-type bookings are strictly prohibited unless expressly approved in writing by UMB Vacations prior to arrival. Reservations made under false pretenses, including misrepresentation of age, occupancy, or purpose of stay, may result in immediate cancellation or eviction without refund.
◆ Occupancy Limits
Maximum occupancy may not exceed the stated limit for the property at any time. Only registered guests are permitted on the premises. Unauthorized guests may result in additional charges of $100 per person per night and may lead to immediate termination of the stay without refund.

Guests must adhere to the designated check-in and check-out times unless approved in writing. Unauthorized late checkouts may interfere with cleaning schedules and may result in additional charges, including up to $100 per hour or up to one full nightly rental rate. ◆ Linens & Starter Supplies
Bed linens and bath towels are provided for guest use. Limited starter supplies may be included upon arrival. Guests are responsible for laundering linens as needed and for purchasing any additional consumable items required during their stay, including but not limited to toiletries, paper products, and cleaning supplies.
◆ First Aid Kit
A first aid kit is located under the sink for guest convenience. Supplies may be used as needed; however, the kit may not be removed from the property.
◆ Noise Policy
Guests must maintain reasonable noise levels at all times and respect neighboring properties. Quiet hours are observed from 10:00 PM to 8:00 AM, or as otherwise governed by community rules. Excessive noise, disturbances, or repeated complaints may result in fines or immediate eviction without refund.
◆ Smoking Policy
Smoking and vaping are strictly prohibited inside the property. Smoking outdoors must occur at least 10 feet from doors, windows, and balconies and must comply with any community restrictions. Indoor smoking will result in a minimum $500 fine plus any necessary cleaning or damage charges.
◆ Parties & Events
The property is intended for residential use only. Parties, events, or large gatherings are not permitted unless expressly approved in writing by management prior to arrival.
◆ Pet Policy
Pets are permitted only with prior written approval and payment of applicable fees. Bringing an undisclosed pet onto the property will result in a minimum $500 fine per pet and may result in eviction. If evidence of a pet is discovered and the number cannot be verified, it will be presumed that at least one unauthorized pet was present for purposes of assessing penalties.
◆ Utility Usage
Guests are expected to use utilities responsibly. Negligent or excessive usage, including operating HVAC systems with doors or windows open, may result in additional charges.
◆ Pool & Amenity Usage
If the property includes access to private or community amenities such as pools or hot tubs, use of these amenities is at the guest's own risk. Children must be supervised at all times. Glass containers are not permitted in pool or spa areas. Guests must comply with all posted community rules and regulations.
◆ Weather, Utilities & Amenity Disclaimer
UMB Vacations is not responsible for temporary interruptions or closures of utilities, internet, cable, elevators, pools, hot tubs, fitness centers, beach access, or other amenities beyond our control. No refunds or credits will be issued for weather events, hurricanes, mandatory evacuations, construction, governmental actions, HOA amenity closures, or utility outages. Early departures are not eligible for refunds.
◆ Personal Property
UMB Vacations is not responsible for lost, stolen, or abandoned personal belongings. Guests are encouraged to inspect the property carefully prior to departure.
◆ Property Access
UMB Vacations, maintenance personnel, or authorized contractors may enter the property for emergency repairs or necessary service. Advance notice will be provided whenever reasonably possible.
◆ Damage Responsibility
Guests must promptly report any damage occurring during their stay. Failure to report damage may result in repair or replacement charges billed to the card on file. By booking this property, the guest authorizes UMB Vacations to process such charges if necessary. Documentation of damages and charges will be provided.
◆ No Subleasing or Assignment
The reservation may not be assigned, transferred, or subleased under any circumstances. The guest may not advertise, market, or re-rent the property to another party. Any attempt to do so will result in immediate termination of the stay without refund.
