In winter, this Ohio River home just outside Louisville runs on a hot tub that stays on all year and a temperature-controlled sunroom with the river in front of you. It is built for groups and families who want to be on the water without sacrificing comfort: the bridge lights reflecting off the river at night, mornings on the deck with coffee, and evenings by the fire pit on milder nights while something is on the grill.

THE HOME

Welcome to the Louisville River Home. The home spans two levels with an open layout oriented toward the water. Two queen bedrooms, the main living area, kitchen, and dining space are on the main level. A third queen bedroom, a family room, and a full bathroom are on the lower level, which opens directly to the dock and river. A temperature-controlled sunroom sits between the living areas and the outdoors, comfortable in every season and one of the most-used spaces in the house.

MAIN LEVEL

The main level living area has a fireplace that isn't for guest use, comfortable seating, a smart TV, and a queen sofa bed for additional sleeping flexibility. The kitchen features a waterfall granite island and new appliances, fully stocked with cooking basics and everything needed for a full group meal. The dining area connects directly to the kitchen and seats the group comfortably.

LOWER LEVEL

The third bedroom and a family room with a fold-out couch give the group a second hangout space or overflow sleeping area, with a decorative fireplace of its own. The lower level bathroom with a shower is right there for guests coming in from the dock.

OUTDOOR AND DOCK

The outdoor setup is the centerpiece of the property. The private dock gives direct Ohio River access for boats, fishing, or simply sitting and watching the water. The hot tub has open river views and runs year-round. The fire pit and outdoor grill are set up for evening use, and the deck and balcony give the group room to spread out. Guests bringing boats should note the river is an active wake zone, and a spring line is recommended when docking.

FALL AND WINTER STAYS

This property is just as strong a getaway in cooler months. The year-round hot tub makes for an easy weekend by the water, and the sunroom stays comfortable through every season. In the holiday season, Lights Under Louisville turns the Louisville Mega Cavern into an underground light show, and bourbon distillery tours tend to have more open spots in winter.

LOCATION

Located on a quiet residential stretch of the Ohio River, with downtown Louisville about 20 minutes away and Kroger just minutes from the door. Restaurants, shopping, and everyday conveniences are close by while the property itself feels removed from everything.

GOOD TO KNOW

This is an older two-level river home with character, with interior stairs between the levels and exterior stairs down to the dock. Barges and boats pass day and night, and their wake can send big waves onto the shore. Bridge traffic can be heard outside and in some rooms. The indoor fireplaces are not for guest use. On Wednesday evenings or early Thursday mornings, the host may stop by outside to take the trash bins to the road.

The home has in-unit washer and dryer, multiple smart TVs, and a dedicated office space. The property is pet friendly with a $150 per pet per stay fee. This property has an exterior security camera at the front of the home covering the driveway and front yard, it does not cover any indoor or private spaces.

HOUSE RULES

Please take shoes off inside. No fireworks on the property. Keep the hot tub cover closed when it's not in use, and keep it to 6 people at a time. Park on the driveway, pulled to one side, so cars stay off the grass. The garage is private and not available to guests.

This is a quiet residential street. Quiet hours are 11pm to 8am. No parties or events. Maximum 8 guests. Please list everyone staying on the reservation and check with us before inviting visitors. Check-in is after 4pm and checkout is by 11am. Late checkout may be possible if arranged in advance. Checking out after 11am without approval is charged a $75 late checkout fee.

Use caution on the dock and near the river at all times. No diving from the dock, no running near the water, no dock use during storms, and no swimming or boating after dark. Children must be supervised near the water. Life jackets are not provided, so please bring your own for kids and boating.

Pets are welcome. Please add each pet to the reservation. No smoking inside the home or in the sunroom. Smoking is allowed outside only, away from doors and windows. Please don't light the indoor fireplaces; use the fire pit outside.

This is the kind of stay where the group never runs out of things to do or places to be. The water handles most of it.
