Welcome to the Valley Glen Poolside Getaway.

Enjoy California indoor/outdoor living with a private and gated backyard oasis and private pool and jacuzzi spa. Also furnished w outdoor furniture, outdoor TV, pool loungers, BBQ Grill and firepit. 6 miles to Universal Studios, Hollywood Bowl or 10 miles to the Sunset Strip or shopping til you drop on Rodeo Drive or check out celebrity homes in Beverly Hills or Bel Air. Malibu or Santa Monica beach is about a 45 min drive away. Family Pet welcome with our Pet Fee.

** For the duration of your stay we require a separate fee of $500 to have the pool heated and use of jacuzzi to heat with jets.

Our remodeled 3 bedroom contemporary home is ideal for multi-generational families to gather privately or chic couples getaway. Modern and fully equipped kitchen w kitchen island that opens up to large and gated outdoor space w BBQ Grill. Living Room stocked with family board games and 65" SmartTV.

3 BEDROOMS:
1 - Large Primary bedroom w New King Memory Foam Bed, 65" SmartTV and en-suite bathroom w double sinks and walk-in shower, office desk and separate private outdoor access.

1 - Guest bedroom w New King Memory Foam Bed and 32" SmartTV

1 - Guest bedroom w Queen Bed.

Full Bathroom w double sinks, separate tub and walk-in shower.

With our Extra Guest Fee ($75 per guest per night) we can provide a high quality Queen size Air Bed.

Kitchen fully stocked and equipped with stainless steel appliances. We provide complimentary coffee, tea and sugars.

Please note indoor fireplace is not operable.

Family pets are welcome with our Pet Fee. $75 per pet max 2 dogs.

NEST Air Conditioner/Heat Controls. Also ceiling fans in all bedrooms.

Security camera's are located throughout the perimeter of the property. NoiseAware Technology also placed in the home. ** Noise Ordinance Quiet Hours 10 PM - 8 AM.

Large Backyard w Outdoor SmartTV, Dining Area, Firepit and BBQ Gas Grill

Please note that during colder weather or winter months the pool won't heat up to 80' and will take 24 hours to heat with the manually pool heater instructions that we provide. This pool does not have an automated pool heater and we will provide manual controls upon check in. Pool/Jacuzzi can be heated with our $500 Pool Heat Fee. All our Pool/Jacuzzi and outdoor areas require a Hold Harmless Indemnity form completed.

Jacuzzi: NO spa jets.

HOUSE RULES:

It is our mission to ensure that our valued guests enjoy their stay with us! This is a permitted vacation rental with the City of LA.. We also have an equally as important commitment to our neighbors and our community. Below are the house rules that we must enforce. Please read them as well as all your guests prior to confirming your reservation.

* Minimum age to book is 25 years old. Valid photo IDs will be required from all Adult Guests.

* Check-in is after 4 pm | Check out is at 11 am.

MAX NUMBER OF OCCUPANTS 8 - includes infants. Extra Guest Fee applies. ** All Outside Visitors Must Be Pre-Approved**.

The Property is to be occupied by no more than the maximum sleep number stated on reservation unless approved in writing by Management. If Guest exceeds the occupancy limit and falsifies occupancy information at the time of reservation, Guest shall be subject to eviction. "Occupants" includes small children, infants and any and all visitors. If more than the maximum number is found to be occupying the Property at any time, you agree that a charge of $100 per person/per day will be made to your credit card. Additionally, this Agreement may be immediately terminated without a refund of any amounts paid. No Exceptions.

NO PARTIES OR EVENTS - due to the City of LA's strict ban of parties of large groups we need exact headcounts of your guests at all times.

A party is defined as any combination of the following; ANY loud noise and/or excessive drinking that is disruptive to neighboring houses and/or guests outnumbering the maximum amount permitted as defined above. A party will result in an immediate eviction from the property with no refund given under any circumstance. Any exceptions to this policy must be approved by iTrip in writing prior to the arrival date.

NEIGHBOR COMPLAINTS
Actions by guests that result in neighbor complaints or police being called to the Property will result in a minimum $250 charge, which charge will be used to deal with legal issues and fines.

CITY OF LA NOISE ORDINANCE - QUIET HOURS: 10 pm – 8 am. No Outdoor Music or Loud Voices during this time.

NO SMOKING - Outdoors Only. Smoking is allowed outside only. If any trace of smoke is found inside the home, there will be a strictly enforced $500 fine and the cost to eliminate residual odors. Any traces of smoking inside the home will be a $500 fine.

* We require valid photo IDs of all guests. All Outside Guest must be preapproved.

* In the event of an emergency to perform necessary repairs and/or maintenance, we reserve the right to enter the property.

* Any unapproved late Check Out’s will automatically be charged $100 late check out fee per hour.

* Well Behaved Family Dog will be considered. (No cats) PET FEE $75 MUST BE PRE- PAID PRIOR TO YOUR ARRIVAL. Pets are not allowed on the beds or any furniture, please bring your own beds/rates. Pets are not to be left unattended in the home. Dogs Not Allowed inside the Pool

My family and I had a great stay at this place. The communication with the property manager was excellent from the moment we landed in LA. The pool and jacuzzi was spot on and hanging out by the pool side was one of the best highlights of our trip. Overall a great stay.

Our family of 4 stayed for 6 nights in this immaculately clean house in a safe-feeling street very near to Universal and not far from the Griffith Observatory. Room sizes were great and the addition of the dressing room was ideal to keep cases & packing etc. Appliances were all large & made the difference to our stay; humongous washer & drier! Pool ticked the box for the kids & was heated upon request. The open-plan living kitchen area was a fab space for our family after a busy day exploring LA. Would highly recommend, thanks for having us!

The house is well maintained owner was very responsive. Pool instructions could be clearer. However the property manager was in contact and very helpful getting it working for us. Ac worked well for our stay. Having the ability to control the thermostat was a welcome feature.

This property is all you will need and more. My boys are asking us, already, when can we book it again. It served us well while in LA. Pay the heat fee and enjoy it. We loved this offered feature.

Our family really enjoyed staying here. It was in a great location, less than 5 minutes from the freeway, and close to Universal Studios. Very clean home with great spaces. Owners were good at communicating quickly to help fix small issues we had at the beginning. The pool was never cleaned and has no cover, so it was a little dirty with outside debris, but it wasn’t a big issue. The house was well suited with amenities although we did wish laundry detergent was provided. Overall a really great stay with helpful hosts, and we recommend staying here!

Great location, it seemed that whenever we needed to go some where it was just 10-20 mins away, including Burbank Airport. The house is very clean, very nice towels and sheets were perfect. Plenty of televisions, very handy to catch the NBA Finals and the beginning of the Euro Cup. Television outside on the patio with high top with firepit and great grill. Nice compliment of appliances too.

Our family was planning a pick trip to LA to see Universal Studios and Hollywood. This cute bungalow and pool were in great condition, in a quiet neighborhood, with easy access to everything we needed! Will definitely recommend and stay here again!
