Stylish Lisbon Flat in Graça with Terrace and View

BUILDING: Historical Graça apartment located on the 4th floor — it’s an old building, no elevator. Please note there are approximately 100 stairs to climb to reach the apartment (but hopefully the view from the top is worth it!)

High ceilings, hardwood floors, ample light, and views on both sides, including sweeping views of the city and the Tejo River. The interior preserves the traditional charm of the city's historic style and features artwork from countries in Africa and Asia where the owner works running schools for low-income families

BEDROOMS: there are three bedrooms:
• #1: Large master bedroom with queen size bed, large wardrobe with ample space to hang garments, its own en-suite bathroom with bathtub and hairdryer, and interior-facing window for privacy.
• #2: Small and cozy bedroom with queen size bed and dresser. Also has interior-facing window, ensuring a quiet and peaceful night’s rest
• #3: bedroom off living room with pull-out sofabed (not featured in photograph). Has floor-to-ceiling window opening onto small balcony, large dresser, and garment rack for hanging clothing

BATHROOMS: The apartment has two bathrooms, one with bathtub/shower combination (connected to master bedroom) and the other has a shower

LIVING ROOM: spacious with two large sofas, a desk/workspace, rocking chair, and flat-screen TV with cable connection

DINING ROOM: attached to the kitchen and has sweeping view over the neighborhood with a spacious dining area that seats up to 8 people

KITCHEN: has everything needed to prepare a gourmet meal – just bring the food! It is fully equipped with full size oven and refrigerator, microwave, and toaster, cooking needs, including pots, pans and bakeware, plenty of high quality cooking knives, enough cutlery/plates/bowls/mugs/espresso cups/wine glasses for everyone in the group, coffee machine/espresso maker, kettle, blender, toaster, dishwasher, washing machine, iron and ironing board

TERRACE: small balcony off the kitchen that seats two - perfect for enjoying the sunny Lisbon weather and the view of Lisbon. There’s also a small balcony off the 3rd bedroom

After 22:00, a €25 late check-in fee applies (paid in cash upon arrival).

YOUR HOSTS: On the day of your arrival, a member of the BnBird team will be at the apartment to welcome you. Please share your flight number and estimated time of arrival at the apartment at least 48 hours in advance. This helps us coordinate our team to provide you with the best welcoming experience.

LOCATION:
Numerous open-air cafes, restaurants serving traditional Portuguese meals and wine, and Fado houses are just a short walk away

The flat is located in Graça, one of the oldest and most charming neighborhoods in Lisbon. Wander around the mazes of narrow cobblestone streets filled with terracotta roofs, painted-tile facades, and colourful laundry hung out to dry. Watch the sun set over the city at one of the area’s many miradouros (observation decks), offering stunning panoramic views. Relax at the open-air cafes and enjoy reasonably-priced local food and drinks late into the evening

**NOTE - the flat is located in a residential neighborhood, which is not an ideal location if you want close proximity to nightlife (bars, clubs, etc).

FOOD: the neighborhood is filled with cafes, bakeries, and restaurants, mostly frequented by locals. Pingo Doce supermarket is just 300 meters away, and there are also several small and local fruit and vegetable markets on the block

ATTRACTIONS: the flat has easy access to bus, tram and underground connections and is within walking distance of most of Lisbon’s hotspots, including:

• Miradouro de Graça and Jardim da Graça (7 minute walk)
• Largo da Graça (8 minute walk)
• Feira da Ladra Flea Market (10 minute walk)
• Number 28 tram, Voz do Operário (10 minute walk)
• São Vicente de Fora Monastery (12 minute walk)
• Castelo de São Jorge (20 minute walk)
• Clube de Fado (20 minute walk)
• Alfama District (15-20 minute walk)

If you're arriving by plane from Aeroporto de Lisboa, there are several options to reach the apartment:

PUBLIC TRANSPORT
The least expensive option is the subway, which takes approximately 35-45 minutes from airport to the flat. The nearest metro station is Intendente which is a ~10-15 minute walk

TAXI / CAR
Taxi or ride-sharing apps Uber/FreeNow are easy and affordable (€7-10). They pick up at departures on the 2nd floor. They are also a convenient way to get around the city — readily available and affordable priced

Please note that parking is very limited near the flat and most streets have a 3-4 hour max for paid parking

￫ The property is self-catered: basic items are provided for your arrival, including first-day toiletries, toilet paper, etc.
￫ Bed and bath linen are provided according to the number of guests confirmed in the reservation. For stays longer than 7 nights, additional bed and bath linen will be provided for no additional charge at check-in
￫ The cleaning fee included in your reservation covers check-out cleaning only. Extra cleanings or fresh linens can be requested during your stay and are subject to an additional fee - please request at least 24 hours in advance
￫ Check-in time is from 16:00 to 22:00 (we try to avoid check-ins after quiet hours, if absolutely critical we can accommodate a late check-in for a fee of 25€)
￫ We are required by Portuguese law to collect each guest's passport details
￫ You may check out any time before 11am. Before leaving, please place the keys on the main table.
￫ During the stay, the guest is responsible for the safekeeping and proper use of the property's keys. Please avoid leaving them in the lock or mailbox. In the event that a specialized technician is needed for door opening or in case of damage to the key and/or lock, the costs associated with this service will be the responsibility of the guest. In case of key loss, a penalty will be applied.
￫ The property is equipped with noise decibel monitoring sensors. This system performs advanced analysis while ensuring the privacy of our guests, as no cameras are used, and no sound is recorded. Only noise levels are measured, thus guaranteeing the tranquility and comfort of everyone during their stay.
￫ Please note that the apartment is located in a residential building and if there is a noise complaint after 10pm by the residents of the building, the management will charge a 100€ fine.
￫ For stays equal to or longer than 28 days, monthly consumptions exceeding €150 will be charged separately. By making the reservation, the guest agrees to these terms.
*The apartment is located in the area where the annual "Santos Populares" festivities take place during the month of June. Be aware that this area can be very busy and noise can be expected!
