"We enjoyed our stay, it’s very cosy and is in a serene location which is very private. Would definitely return. Hot tub was great. The only things I would change is the windows could’ve been clean as it obscures the beautiful view and the festoon lights did not come on when it got dark. We weren’t able to access the WiFi - if we were staying longer that would’ve been more of an issue. The bed area is so cosy it would’ve been nice to be able to get into a Netflix series or film on an evening. ...

"We asked that a different email be used on 9/4 as i no longer have access to the email used. No acknowledgment of this was received. Again we asked on 9/22, the day before our checkin, that you use our new email provided. Absolutely no response to our request, no one responded to our request or answer the "emergency" no. We received the passcode by text, and a response TO that text went unanswered as well. Extremely disappointed. Will not use Vrbo again."

"This property was terribly dirty. The bathroom stank of urine , the place was full of cobwebs, windows hadn’t been cleaned for a long time. The crockery was dirty and broken. Only two wine glasses and small glasses even though it was a three sleeping accommodation. The bedding, towels and dressing gowns were off white and stained. The rats kept us awake all night. The BBQ racks were left on the grass dirty and the hot tub hadn’t been cleaned just laced with chlorine which turned my jewellery...

"Basic accommodation with some nice homely touches. Unfortunately, biggest issue for us were the external stairs up to the front door and also internal stairs to bedrooms. My 76yo mother uses a walking stick and I was temporarily on crutches too so we both struggled. Getting up the narrow outside steps in the dark with no lighting was quite precarious. "Stayed for two nights, room was good, food was good. Breakfast hot options not the greatest didnt give 5star bacon rind still soggy. Egg station is a good ofdering but on busy mornings large queues, coffee machine cant handle large volumes and toaster inadequate for busy breakfast service. Table Service in bar slow staff very pleasant but could be more attentive with observing drinks being liw and proactively ask if another is required begore glass is empty. Spa facilities really good, grounds kept immaculate would return "

"Fantastic b&b. Amanda & Rob could not have done more to make sure we felt more welcome and ensure we had an enjoyable stay. The room was fab, very clean and well presented. The breakfast was spot on. The location was in the centre of Jedburgh with lots of choice for food and drink. Next time we return for the Jedburgh running festival we will definitely be back here. Brilliant to have a LGBTQIA+ friendly b&b."
