The condo had an amazing interior, with up to date appliances and a cozy fireplace in the bedroom. It was the perfect size for a couple looking for a relaxing getaway. We woke up the first morning to a beautiful bull elk right outside the front door. The view from the hot tub was amazing. It exceeded all expectations.
This cabin was very clean and SO close to RMNP.
It was the perfect starting and ending spot for a day of hiking. Hot tub was great and the bed was comfortable. We never cooked, but they had everything you would need if you wanted to. FYI, your navigation will take you through Estes Park to get to RMMP, don’t listen, it’s literally less than five minutes away from the cabin Go to the end of the street from the designated parking and turn left. Also we saw Elk right outside the cabin two out of the three nights we were there. It is the perfect spot.
Excellent place to unwind and relax after hiking and sightseeing.
Close enough to town without the traffic and people. Listening to the river is a must. Great property.
Had a great time here! It is just as described! Note that no check in directions are sent, but you check in at the main office. Other than that, everything was perfect! Would defiantly stay here again
We stayed at Fall River Estates for our honeymoon! This location was perfect for us because we were minutes from town, a mile from the park entrance, but still had plenty to do if we decided to stay in! The hot tub on the river was perfect after hiking to Emerald Lake and a four hour horse riding trip! The place is perfect for couples and families! We will be back!
This condo was a great place to stay. Everything was clean and in working order. We loved the hot tub overlooking the river while it was snowing and had complete privacy during our stay. Maintenace was very prompt and courteous when we had a small issue that was resolved quickly. Easy check-in/check-out process and all insturctions were very clear. We will be back again during the summer so we can enjoy the warmer weather.
We enjoyed our stay and the place was clean and inviting. The only thing I would suggest is maybe some instructions in the unit about how the cable/tv’s function and leaving instructions. We needed to leave early in the morning and we received an email after we left with some instructions that would have been helpful earlier
This property looks exactly as advertised, but was much more. It is located in the quiet of the mountain forest three miles outside of town, with the sound of the stream gently rushing by just feet from your door. The hot tub was extremely clean and was great to use in the evenings, while drinking a glass of wine. It was beautiful and peaceful and I would highly recommend!

Not the best stay, but it worked for a night
PROS- nice to have the gas fireplace to keep us warm as it was freezing. The hot tub was also really clean and nice and hot when we arrived. Very nice view of the creek from the patio.
CONS- every single plate in the cabinet had a large amount of dried crusted on food. Looked like they weren't washed at all and just placed back in the cabinet. Garbage disposal smelled like rotten food and stunk up the whole place. Rat traps laying all around the floors- if we had a crawling baby or a toddler, that could have been a nightmare plus it was just disgusting. The grill ignition didn't work. There were coffee packets, but no coffee maker. Lack of cleaning supplies to clean the kitchen countertops. VERY outdated electronics. We couldn't use the speakers with our modern phones- they just aren't compatible unless you have adapters with you. Snow from the deck above up just dripped down on us the whole time in the hot tub- could use some kind of canopy. Windows in the bedroom need darker shades- light shone through at night I think from other cabins. Almost all hooks broken in bathroom to hang towels. Not enough towels for bathing and hot tub use.
Everything was awesome except the check in instructions didn't come until after we had checked out the following day.
Oh yeah, and the coffee maker was missing... don't know what that was about
The condo was very clean. The description for most part was accurate. What you should know is the entrance to the condo is a sliding glass door. Also they prepare you that the washer and dryer are literally in the master bedroom. So there was no doing a load before you went to bed as the washer was 2 feet from the bed. The dryer is in the main closet, next to the bed. It really wasn’t a huge issue but you should know. The fireplace put out good heat and was nice to have at night. The condo was cozy!
This was a cozy place to stay. It was so nice being right on the river. It felt far away from town but was only a couple of minutes from everything you needed. The hot tub was wonderful! And so close to RMNP!
Very cozy unit, but has some deferred maintenance issues. 3/6 bathroom towel hooks are broken; TP dispenser is loose; washer/dryer stored in bedroom??; microwave handle loose; entertainment system cords weirdly displayed. Why a 4-person table crammed into the hallway of 2-person unit?
