Blew away my expectations. For once the room we stayed in was even better in person than it was advertised in the Expedia listing. Room was spacious, comfortable, clean, and just perfect honestly. Setup was also very well done and the cleaning staff was helpful. If available, I can’t recommend this place more

Really nice room,great comfortable bed and everything in the room you could want. Good location(when trams restart) for quick access to everything. Few bars and restaurants also close by but very quiet street to get a good sleep.

The room was clean, quiet and comfortable. The Nespresso machine and coffee that were located in the lobby were excellent. We enjoyed a fantastic breakfast at the Old Spence cafe. The tram was not working due to some street closures but the public bus system was easy to figure out and the main stop was not too far away.

Beautiful house with individually designed rooms. Everything was very clean. There is no staff on site, but someone was always available to answer questions and responded promptly. Coffee was always available (and a big plus for the oat milk! :-) ). You could also store your luggage in a luggage room before and after check-in using an app. Since there is no on-site staff, everything is handled digitally, so this is something you should be aware of when booking. The accommodation is located in the trendy Leith area, and the city centre is easily accessible by bus.

This was without a doubt one of the best places we have stayed. The room was immaculate, and huge. The building itself is newly renovated and all the luxuries one would expect are included. Check in was super easy, all done remotely. The location was great, close to public transport for quick trip into Edinburgh central, it was a shame the trams were out of service, but it was easy to catch a bus. There are so many restaurants and pubs around the area so eating well and drinking was no problem. Should we ever return to Edinburgh we will definitely stay at #3 again.

The room was really really clean and it was beautifully curated! I booked for a night here to celebrate my boyfriend's birthday and it was definitely the right decision! We were also upgraded to the Wellington, which was very very kind of the owner/manager!
