Sunset Heights

Welcome to Sunset Heights! Nestled in a peaceful neighborhood within the Great Smokies, you will find our new, bright and cozy studio that features breathtaking up-close mountain views and a peaceful retreat to relax and refuel. We are only a 1.5 mile hop onto I-40 that takes you 17 miles into Asheville or 15 miles to Waynesville. We are a perfect choice if you need an easy overnight rest on your long trip! Or come stay for longer and enjoy a fully furnished studio. This brand new 550 square foot studio space is located in the lower level of our home with its own private entrance. Relax and refuel in the open-plan living space that features a fully-equipped kitchen (stove, dishwasher, blender, microwave, toaster, utensils, pots/pans, dinnerware, crockpot, food processor, cutting boards, full-size refrigerator), electric fireplace, corner dining nook and cozy queen bed. The kitchen is stocked with a keurig and k-cups, full coffee maker with regular and decaf provided, assortment of hot teas, creamers, olive oil and some spices. Enjoy your morning coffee on your private patio and take in the sounds of neighboring donkeys, a lively rooster and various song birds. Enjoy a cup of hot tea while watching the beautiful sunset over the mountains. Relax in the hammock and enjoy listening to the sounds of crickets and tree frogs…. or take a peaceful slumber. Sit around the spacious fire pit and stare at the open star-sprinkled sky while roasting marshmallows. Maybe you will see a deer bounding through our yard!

-Our space is meant for 2 guests, however 3 guests can be accommodated. We offer a pack and play for infants/toddlers to be used at your discretion. Please let us know if you will be bringing a small child and we will provide some toys. A third guest can also sleep on the comfy couch.

-All Linens (sheets, blankets, duvet, pillow cases, throws) and all towels are washed after every single guest. All surfaces are sanitized.

-- Pet’s must be approved beforehand. Only ONE pet allowed unless we approve a second pet. $60 fee per pet. Please DO NOT allow pets on any furniture. Please bring your pet’s favorite bed or crate. We provide couch and bed covers to protect the furniture against hair and odors. We will remove the seagrass rug before your pet arrives to prevent any un-foreseen accidents from occurring. You must keep your dog leashed at all times and pick up after them. If your dog is prone to barking when left un- attended then make sure they are not left alone. We will have you sign a pet agreement before your stay to show you have acknowledged these rules. If damage is incurred due to your pet, then reimbursement will be required.
-When arriving, please follow signage for guest parking. You will see a sign for guest parking on the garage door. You may park parallel or perpendicular, which ever is easiest for you.

-Let us know if you will be arriving after dark so that we can leave the porch light on for you.

- Your studio is double insulated to ensure your privacy and solitude. It is acoustically sealed so that we are unable to hear any normal range of tv, music or conversation. We have provided a noise machine and ear plugs on the occasion that you may hear our muffled footsteps, muted melody from a piano or our little one laughing or playing.

- The house has central heat and air conditioning. Please Let us know the best temperature to keep you comfortable. Enjoy the electric fireplace, it heats a space nicely. There is also a setting for no heat, ambiance only. There is a fan in the closet and a ceiling fan above the bed.

-Initial coffee, tea’s, toiletries, paper items, shampoo/conditioner/lotion/bodywash, etc will be provided. They will not be replenished during your stay.

-There is no washer/dryer on premises , please carefully launder the sheets and towels (treat stains beforehand) if you are staying long term and need to do so. There is a laundromat nearby.

-Please enjoy the games and books (located under the coffee table). Cornhole is also located in the closet.

-The fire-pit may be enjoyed upon request only during certain hours. Please use responsibly and follow safety guidelines listed in our provided binder.

-Fire extinguisher is located under the kitchen sink.

- Grill on the provided charcoal grill or cook up a tasty meal in the fully stocked kitchen.

- Enjoy free wi-fi and Amazon prime and Netflix on the 48 inch flatscreen.

-The garage is not accessible to guests.

-Please review our detailed binder filled with local attractions, menus, house rules and check out instructions. Do not hesitate to text us if you need more information or recommendations about seasonal events occurring during your stay.

-Absolutely no parties or events allowed

-We recently installed outdoor security cameras for the safety of our property and guests. We did not install to monitor guests, but to monitor property against intruders. -Please let us know if there is anything you need! We love having you!
