A South facing villa with the sea visible from the terrace, in a quiet and secure residential cul-de-sac with no neighbouring property overlooking. There is no passing traffic. Located in the glorious Croix des Gardes; 70 hectares of protected natural park, 5 minutes by car from the centre of Cannes and its glorious beaches .

This beautiful contemporary villa has been tastefully decorated in a contemporary style. On the ground floor the large bay windows of the living area open onto a spacious terrace offering unobstructed views of the garden and the sea in the background. Peaceful and uplifting with total privacy. The villa is highly secure with with closed-circuit television with Alarm and Police monitoring.

Set in the heart of a 1000 sq m garden, it features a lovely salt water (2025) swimming pool 9'x5' with pool house offering al fresco dining. Pool safety: the pool has a motion sensor. There is also a summer kitchen with barbecue and pizza oven. Garaging for 2 cars, with overflow parking within the villa and directly outside the property. There is an independent office beside the garage.

The villa offers 200 sq m of living space with air conditioning throughout.

Ground Floor: a spacious and bright living room with fully fitted kitchen. All equipment is new. Dining areas both inside and outside the villa.

Large South facing terraces with water feature and fireplace for romantic evenings.

Bedroom with King bed, en-suite bathroom and separate toilet.

Garden level: Master king size bedroom and ensuite bathroom and bath, leading out to the pool. One double king size bedroom (also splits into 2 large single beds. Fourth king size bedroom with shower room and toilet.

There is also a gym with a cross trainer, TRX pulley, weights and a press bench.

All the rooms open onto the garden. There is no passing traffic; complete tranquility.

Laundry room with Miele washing machine and tumble dryer.

Suitability: Low Allergen Environment, non smoking only. Pets allowed. The villa is not suitable for the elderly or those requiring wheelchair access

We hebben genoten van ons verblijf. Het inchecken ging bijzonder soepel en was goed voorbereid door het voorafgaande contact. De voorzieningen in de villa, zoals de keuken, de slaapkamers en de badkamers waren comfortabel en compleet. De tuin met zwembad was heerlijk en mooi aangelegd. De villa was keurig en goed onderhouden. Tips: de WC grenzend aan de keuken is minder praktisch, het keukenraam zou van een separaat te bedienen zonwering kunnen worden voorzien en de hoeveelheid handdoeken was voor 8 personen aan de minimale kant voor douchen en zwembad.

Excellent holiday in very well appointed villa. Friendly welcome with detailed explanation of everything we needed to know. Good support during the whole trip - got fast responses to questions about recommendations several times - even at 2am from the owner! Lots of water in Fridge on arrival as well as different teas, coffees etc. Lovely salt water pool and surrounding garden and plants. So nice to have table tennis for family competition as well as some nice gym equipment. Couldn't fault the property at all. The location is relatively quiet and has excellent views. It's OK walking in to town but you've certainly got to be fit to walk back! However, Ubers were plentiful and not too expensive.

Perfect place for the family to be together

We hired the villa for a family wedding in Cannes, and also to celebrate 2 big birthdays within the family, so all 4 generations stayed together. It had everything such a vast age range of a family needed. We had a 87 year old and a 6 year old and it worked perfectly for all. It was beautifully presented and had all the facilities that all age ranges needed so worked very well for all. Lots of areas for all groups to chill, play or be together. The perfect place for all.

Amazing stay in a luxurious villa

Our family (all adult "kids"!) had a great stay in Cannes. The location of the villa is superb - it is located on a quiet street in the hills but is only a 20 minute walk to the beach and the hustle and bustle of the town. The villa is beautiful inside and out. We wish we had booked another week. The owner and the property management team were super communicative and attentive. Quite literally, they provided the best service we have ever had. Full 5 start rating! Thank you.

Fantastic villa comes with great service from Owners

The villa met our requirements and matched the photos posted on this website. The bedrooms were all spacious and all equipped with air conditioning and bathrooms. Also the living room and kitchen aera were very spacious also due to the many windows. We stayed there with 4 adults and 4 children and no one got in each other's way. In addition, the house and kitchen were also equipped with high-quality appliances from Miele and Nespresso. Everything works perfectly. What made our stay even better was the service and information from the owner Guy. He gave us many tips about the best bakery, butcher or supermarket nearby and made reservations for us at beach clubs and exclusive restaurants that would have remained closed to us without the right connections. Wonderful villa

Summer in France

We had an amazing time staying at this villa. The property manager was available whenever we needed her and Guy and Oksana were the best hosts. They gave us the best recommendations for restaurants, stores, and activities in the area. They even helped us make difficult beach club reservations! The property itself is very close to the beach and we had the best time!

Amazing property & helpful owner / property manager

My colleagues had a wonderful stay at Oksana's/ Guy's property during Cannes Lions 2023. The house was spacious where each of the four bedrooms had its own bathroom and the backyard was gorgeous, perfect for lounging during the hot summer days. There is a bit of an incline walking from the Palais and may take about 30 minutes to get up there, it's a bit easier to walk down, of course. :) Overall, it was a pleasant stay with super helpful host and property manager. I would consider staying again for work and definitely for vacation! Thanks so much Guy and Meline!!!

Great Location in Cannes for access to Old Port and Restaurants

Property Manager efficient and helpful and Owner had plenty of advice about local area and restaurants. Pool area very nice and villa well laid out and equipped. A short walk downhill into the main area and plenty of Ubers for less than 10 euros to get back up if you don't fancy a walk! great spot to stay and chill out.

Cannes - Great location, lovely place, ideal for all

Best of both worlds. Close enough for all the delights of Cannes but up the hill, quiet and beautiful home. Highly recommended especially if you like to entertain friends and family.

A Work Trip that Felt Like a Vacation

What a fantastic property -- truly a jewel that made what was otherwise a work trip feel like a vacation getaway. The location was close enough to all the action, restaurants and shops to make our stay convenient, but tucked away to allow for a quiet retreat. The owner was so extremely helpful and the management team took amazing care of getting us settled and quickly answering any questions we had. I am very much looking forward to my next stay!

Stunning Villa set in the hills above Cannes

Wonderful villa a 15 minute walk uphill from Cannes with spectacular views overlooking the tree lined hills and out to sea. The villa itself has beautiful pool and several terrace areas and inside is excellently equipped and beautifully furnished. We were a family of 6 adults and 2 young children, it suited our needs perfectly, spending our days with time by the pool and lunches in town. Our evenings, once the children were in bed, were spent enjoying dinner and drinks on the terrace admiring the view. The location and limited road noise added to the secluded charm. We couldn't have wished for anything more.

Everything worked and really good for a large family or a few couples. Good sound system and we have lasting memories of long lunches in the sun listening to music. An oasis and would certainly go back!

Wow!! A beautiful villa with every modern amenity

The owners have recently completed a complete refurbishment of the villa and we wanted for nothing whilst there. The villa is located in a secure and tranquil residential area in the beautiful Croix des Gardea natural Park. The local beaches are just 15 minutes by foot and 3 minutes by car. UBER also operates in the area. We visited: St Tropez, St. Paul de Vence, Monaco, Gorges du Verdon and Aix en Provence. A lovely area, a great villa and also easily accessible.

superb modern villa with high specification and very relaxing

Sometimes when booking places, it may feel like the photography is too good to be true, however it certainly lives up to the expectation and more. From the moment we booked through Homes and Away we had contact from the owners and the service and local knowledge was great. The villa is set in a great location only 15 mins walk to the centre of town or 5 mins in taxi. I believe only recently refurbished and to a very high standard. There is plenty cookware, good sets of cutlery and all necessary items you would need for a comfortable stay. There is a sonos surround sound system in the property allowing you to control the music in the rooms. Furniture and beds throughout are of high quality and very comfortable. Felt like a very safe area and would highly recommend.
