LOCATION AND AMENITIES:
This accommodations are very comfortable and modern, with more space than you might think: 3 bedrooms, 2 modern full bathrooms—all brand new—just 8 minutes from the amenities downtown Atlanta has to offer. It’s a family-friendly community with a grocery store just 50 feet from the property. There are bars and restaurants very close by, just a couple of miles away... If you enjoy nature walks, the Kirkwood Urban Forest & Community Garden is just 50 feet away.....
Mercedes-Benz: 8 to 10 minutes by car
Georgia Aquarium: 10 minutes..


NON-NEGOTIABLE RULES:
1. Make sure the number of guests in your reservation is correct—in this case, a maximum of 7. A guest is defined as any person who visits the property during the stay. Additional visitors not included in the reservation must be approved in advance by the host. Unauthorized guests are subject to a fee of 75 USD per person and/or immediate cancellation of the remainder of the reservation without a refund.

2. Events, weddings, and parties are prohibited
Please respect the quiet hours from 10:00 p.m. to 7:00 a.m. During these hours, noise must be kept to a minimum out of respect for the neighbors.
Unauthorized parties and gatherings are strictly prohibited.
Any violation of this rule may result in the immediate cancellation of the reservation without the right to a refund and/or the imposition of additional penalties

3. SMOKING IS STRICTLY PROHIBITED. A $200 fee will be charged for smoking inside the house.

4. Guests must provide a copy of their unaltered driver’s license or passport via the Airbnb message thread immediately after booking to finalize their reservation.

5. Remove your makeup before using the sheets and towels.
6. Glitter and confetti are strictly prohibited.
There is an additional fee of 75 USD if our cleaning team finds glitter or confetti.

7. The maximum number of vehicles allowed on the property is 3. Please send us a message if your group has more than 3 vehicles.

8. Check-outs after the scheduled time must be approved in advance by the hosts. Unapproved departures after the designated time are subject to a fee of 150USD.

9. Our cleaning team charges a $200 biohazard cleanup fee if they must clean up vomit, blood, or any other bodily fluids.

10. No matter what the packaging says, never flush anything other than toilet paper down the toilet.
