Wonderful luxurious cottage located amid the beautiful Peebleshire countryside. This a perfect base to explore all the delights of the Scottish Borders, including the fantastic city of Edinburgh. The property is nested in a splendid rural area only a short drive from the conservation village of West Linton (4.5 miles) and a little further from the beautiful towns of Biggar (9.5 miles) and Peebles (11 miles). The city of Edinburgh is within easy touring distance (22 miles) with its wonderful attractions and world-famous yearly festivals, including the Fringe and the Tattoo. The immediate area offers a wealth of outdoor activities including fishing, walking, cycling and even skiing with the Pentland hills (7 miles) and Hillend ski slope (17 miles) within easy reach. Mountain bikers can explore the nearby Glentress Forest (15 miles), one of the foremost mountain biking venues in the country. Enjoy a trip to Neidpath Castle (10 miles), Kailzie (13.5 miles) and Dawyck Botanic Gardens or pamper yourself at Stobo Castle health spa (both 12 miles).

To your left is the wonderful lounge, with French doors leading directly out to the garden. This is the ideal place to relax after a day out with comfy sofas, a Smart TV and a wood burner, perfect for those cooler evenings. Continuing back through to the hall you are then met with the bespoke kitchen/diner that’s incredibly well-equipped with Smeg appliances, a high-tech Quooker tap and all of your laundry facilities. There’s also a comfortable dining area with French doors leading directly outside to the patio area with seating. The ground floor, which has underfloor heating throughout, is completed with a stylish shower room. Heading upstairs to the first floor you will find two individually decorated spacious bedrooms with beautiful countryside views and quirky feature windows. There is a light and bright king-size and a pretty twin. Finally, completing the accommodation is the stylish contemporary bathroom with underfloor heating, a freestanding bath and a separate shower with WC.
Venture outside to the fully enclosed, mature garden that provides a haven for dogs and children. Enjoy al fresco dining and lazing evening stargazing across the beautiful countryside, perhaps with a nice glass of wine or a good local beer. There is a small livery on the site, but privacy is guaranteed during your stay.
