Opened in 2025, these brand-new modern tiny homes in Southern Utah were built for comfort, convenience, and a bit of fun, with a private bedroom with a king-sized bed, full kitchen, spacious living room, kid-friendly loft, and stunning desert views from every angle.

Located just 15 miles from the entrance to Zion, The Riv is your perfect basecamp for hiking, biking, stargazing, or just relaxing in style with a side of fast Wi-Fi and plush pillows.

$750 minimum fine. We have a zero-tolerance policy for smoking in the unit. Additional fees will be charged to return the unit to rentable standards.
NO PETS Absolutely no pets or emotional support animals allowed on the Riv at Zion property. $750 minimum fine for each animal.

Amazing!! The place was so clean and well stocked with essentials. Check in was very easy, and the location was so ideal. We were only 10-15 minutes from the nearest big city, and only like 12 minutes from Zion Visitors Center! Plus the views from the porch were fantastic for morning coffee! Would definitely stay again!
