One of the most remarkable properties we’ve ever had the pleasure of welcoming to our portfolio, this stunning new listing is thoroughly unique in every way.



Created with boundless passion and energy by its Italian-Australian seafaring owners – a husband and wife team who double as professional superyacht captains and chefs – The Yacht House oozes the warm and rarefied ambience of an exclusive Circolo della Vela thanks to an abundance of nautical influences that both fire the imagination and sit entirely in harmony with Venice’s long-standing maritime heritage and history which, quite amazingly, saw a fully equipped galleon a day being constructed at the Arsenale at the height of its productivity in the 16th century. The Yacht House sleeps 6 (+1) guests in spectacularly elegant accommodation, guaranteeing luxury by the boatload and harbouring surprises at every turn.



Located centrally yet very privately just off Campo Santa Marina at the confluence of not 2 but 4 Venetian canals, the owners have raised the bar in bringing you a Venice experience like no other and have been all hands on deck in prepping this extraordinary property for its inauguration!



Tucked away within a stone’s throw of the house of legendary Venetian explorer Marco Polo, yet slap-bang in the middle of where you want to be (you’re at the Rialto Bridge in less than 5 minutes and St. Mark’s Square in less than 10), The Yacht House offers 3 nautically influenced en suite bedrooms within a sympathetically restored 2-storey building of the 15th and 18th centuries.



Retaining that inimitable aura and character of Venice past and present and rubbing shoulders with the Gothic palazzo where Casanova lived next door, the fully air-conditioned residence boasts underfloor heating in the 15th-century portions (i.e. the canal and garden-facing rooms with 5-metre ceilings) plus the unexpected bonus of a charming chill-out space a.k.a. the ‘Crew Tavern’ on the floor below.



Super-quick and thrilling to reach by private water taxi from Venice’s Marco Polo Airport to the dock on the Rio di Santa Marina just 50m (no bridges) from the house and ultra-conveniently situated at the meeting point of 3 Venetian sestieri – San Marco, Castello and Cannaregio – and therefore perfect for easy navigation and exploration on foot, The Yacht House is entered via a gorgeous internal secret courtyard garden and comprises:

THE YACHT CLUB



A fabulously bright and sunny lounge room, including a huge sofa for relaxing, a kitchen & bar in traditional Yacht Club style and a beautiful dining space. The entire living space is furnished with warm herringbone parquet flooring underfoot and walls of polished walnut and is replete with a vast collection of fascinating maritime antiques and ephemera including a fleet of model sailing vessels, nautical history books, pictures and wall maps, plus a pair of photographic artworks by celebrated Hollywood cinematographer and photographer Maxime Alexandre from his first Venice exhibition... all lit by an array of antique ships’ lamps casting an atmospheric glow at night



A pair of glazed French double doors bathe the space in sunlight and open onto a splendid furnished balcony overlooking the rear of the Malibran Theatre and the numerous gondolas gently gliding along the Rio di San Lio canal below. An enormous custom-made deep-buttoned leather sofa looks across to a marble fireplace and brass-framed mirror TV, while a 19th-century 10-pin ship’s steering wheel made by Brown Brothers of Edinburgh and a signal light from an Imperial cruiser (used by ships to communicate in Morse code and today used for additional lighting) adorn the area just behind



To the opposite side of the room sits the dining suite hosting 8 at table, while the very well-equipped kitchen with its gleaming brass maritime bar stools, large pantry, and an abundance of SMEG appliances, icemaker for cocktails etc. etc. plus plenty of cookery books for inspiration, has the distinct feel of a favourite bar where everyone happens to know your name!



Just beyond the entrance sits a sliding ship’s door opening to reveal a vestibule hallway / lobby (with a light originally from a 19th-century Japanese oil-tanker engine room), a guest bathroom with shower and a handy laundry / utility room with washing machine and separate tumble dryer (perfect for longer stays or if staying as a stop-off on an extended tour)



Entered via a door featuring ‘port / starboard’ red and green glass panels, we come to...



THE CAPTAIN’S SUITE

(a.k.a. Bedroom 1)



A bright and welcoming double bedroom furnished with a nautical cupboard, a queen-size Cocomat design bed (180cm x 200cm) that can be split into twins at your request, a circular steamship mirror and antique maritime lighting (naturally!) plus a luxurious en suite bathroom with brushed bronze fittings and shower



Crossing over to the older 15th-century part of the building with 5m-high beamed ceilings we discover...



THE ADMIRAL’S SUITE

(a.k.a. Bedroom 2)



A huge, super-romantic double bedroom with a balcony sitting area and a wonderful wood and bronze staircase descending into the sleeping area below*. Furnished with a super king-size Cocomat design bed (200cm x 210cm) where you can drift off to sleep in silence, the room is flooded with diffused light streaming in from a pair of tall arched and leaded windows opening onto a charming and very peaceful neighbouring garden, while the impressively tall ceiling with highly decorated wooden beams and cornicing echo the building’s traditional framework



A Murano chandelier and a series of maps of the Aeolian Islands north of Sicily look down upon the fabulous freestanding copper and titanium English rolltop bathtub (what luxury!) while the opulent en suite bathroom with shower lies just beyond



Returning to the 2nd floor, stairs descend beneath a rectangular antique porthole* (originating from the bridge of an Italian transatlantic liner called ‘The Conte Grande’ launched in Trieste in 1927!), to the...

THE COMMODORE’S SUITE

(a.k.a. Bedroom 3)



A true charmer of a spacious duplex beamed double bedroom overlooking the canal and the Malibran Theatre to the fore, with a pristine en suite bathroom with a ‘couples’ shower, walls in wood, a maritime map mural drawing the eye and a super king-size Cocomat design bed (200cm x 210cm) beneath the room’s sweet soppalco mezzanine level above which is furnished with writing desk and nautical sofa, which can be used as a single bed sleeping 1

Possibly our favourite room in the entire house where you can cosy yourselves away and chill out to your heart’s content with your privacy guaranteed and without disturbing your fellow guests...



THE CREW TAVERN & POOL BAR



Dating back to the 1400’s and a room rarely seen in Venetian properties, a wonderfully inviting wooden-beamed hideaway with bar (hurrah!), perfect for partying or relaxing and skirted by gondolas passing at eye-level just outside your windows... ‘Premando / Stagando Oooeee!!!’



A warming refuge with underfloor heating in winter especially when hunkering down in front of its roaring gas fire and refreshingly cool in summer when escaping the heat of the day... play darts or pool with your family on the bespoke bronze-finished pool table that ingeniously converts into a dining table, or simply cast away your cares and put your feet up to watch the 75 inch TV in the comfort of the inviting leather sofa and armchair. Pour yourselves a cocktail or 3 from the bar (equipped with a double-temperature fridge for wine and beer, a sink and small glasswasher), while raising your chosen tipple to our swashbuckling hero, Corto Maltese**, just across the room!



Playroom, Party Room, Wine-Tasting Room, Games Room... the only limit in THIS room is your imagination!



Marshall Stereos with powerful and clear sound are featured in all bedrooms, in the lounge area and (of course) in the tavern. Easy connection via Bluetooth for your favourite music.

OUR COMMENT



A true ‘one-off’ Venetian house celebrating all the warmth and elegance of a traditional old-school yacht club, and a dreamy-deluxe haven for 3 discerning couples and larger gatherings.



Splendidly positioned close to the Rialto Bridge and the café-lined Campo Santa Maria Formosa yet hidden away from the tourist crowds – the best of both worlds!



Within a gentle stroll of the iconic sights and attractions of St. Mark’s Square (via numerous hidden and not-so-hidden routes!), along with a host of Venetian gems including the dainty marble jewel-box church of Santa Maria dei Miracoli (where you can also pick up a gondola!), the art-filled Fondazione Querini Stampalia and Museo Palazzo Grimani, and the cavernous Church of Santi Giovanni e Paolo, one of the largest churches in Venice and final resting place of no fewer than 25 Venetian doges.



Take your pick from a host of traditional bars and restaurants close by... from the upmarket Alle Testiere, L’Osteria di Santa Marina and Ristorante Vecia Cavana through to Osteria Alla Frasca, Osteria La Portego and Hosteria Bacanera... amongst numerous others!



A stone’s throw to a variety of shops for all your self-catering needs including 2 well-stocked COOP supermarkets (one steps away in Campo Santa Marina, the other on Salizada San Lio), a fruit and veggies stand in Campo Santa Maria Formosa, 2 further supermarkets at Rialto (a COOP and a Despar), along with the famous fish, fruit and vegetable markets just across the Rialto Bridge.



An easy walk to to 2 vaporetto (water bus) stops for easy travel around the city – one at Rialto on the Riva Del Carbon and the other at Fondamenta Nove for trips to the beaches of the Lido and sightseeing visits to the glass-blowing island of Murano, the rainbow-coloured island of Burano and the ancient island of Torcello with its 7th-century Cathedral of Santa Maria Assunta and the later Church of Santa Fosca.



Also close to the Alilaguna boat service connecting the city to Venice’s Marco Polo Airport (the Blu Line ‘Linea Blu’ to / from Fondamenta Nove or the Orange Line ‘Linea Arancio’ to / from Rialto).



For arrivals between 8.00 p.m. and midnight there is an additional cost for "late arrival" of Euro 50, to be paid in cash upon arrival. We organize arrivals between midnight and one o'clock with an additional cost of Euro 100, after this time we reserve the right to accept the customer always with a supplement to be quantified according to the time of arrival.



Beds will be arranged as either doubles or twins as shown in the photos. The possibility of turning a double bed into twins or vice versa can be found in the description and must be requested at least 7 days before arrival.
