Very, very clean, well decorated and the view was spectacular! Before I list the negatives, anyone should know, it should not stop you from renting this amazing property. Just keep these things in mind to be prepared. We flew into Phoenix mid-week and took the shuttle down. There were delays and we didn't get into town until 5. We had no idea the office closed at 5 until we tried to call to let them know we were on the way. All the paperwork just says check in is at 4 p.m. There was an after hours emergency number for Oceana which nobody answered. Nobody from the office called us to say "hey we close at 5 and you haven't checked in yet. Where are you?" When we got to the office it was all locked up and the key to property was in an envelope taped to the window of the rental company. I'm not sure what we would have done if the key had not been there. It isn't like there are Holiday Inns for emergencies. We basically would have been stranded if someone else had taken the key. Just bad customer service. The kitchen for Ole had everything you could need except something to wash the dishes. We ended up using a dish towel. The pictures for this property gave the impression it is on the end of the row. It was actually between two other properties (the picture of the deck on this page is not the deck for Ole). We were nervous at first, because in the property to the left was a very large family vacationing (easily 15 people) and we were worried about noise. The decks are right next to each other so whatever your neighbor is doing, you will be right there in the midst. It turned out to be a non issue because the large group left our second day there, but you should be aware of it. The buildings are solid and we could not hear a thing from the neighbors inside. Outside, the waves crashing handled most of the noise. If staying in Las Conchas, you should have a car otherwise you have to rely on taxis which can be a little problematic. Make sure you call Pete's Tamales. We ordered tamales and breakfast burritos from him and he also did a grocery run for us a couple of times. Well worth the money. All kinds of vendors come along the beach to sell you things. We bought jewelry and drinks! We were three adults in the property. It could easily handle three couples. Two full baths and a half bathroom. The deck is lovely with ceiling fans and lighting for the evening. It's a beautiful property. Oh and the beds are so so comfortable.
