Booking Details:
✓ Check-in and Check-out: 4:00 PM and 10:00 AM, respectively. Guests are expected to adhere to these designated times. Detailed instructions will be provided closer to the arrival date.
✓ No. of Guests: Maximum of 4 guests. Only registered guests are allowed on the property.
✓ No Deposit Required.

Important Note: 55+ Community Requirement
This home is located in a 55+ community. As per local laws and HOA regulations, at least one guest must be 55 years of age or older. While guests of all ages are welcome, this requirement must be met during your stay.

Recreation Center Access:
Guests have the option to access the Sun City West recreation centers; however, please note that access is managed directly by the association and comes at an additional cost.

At this time, only one guest may be eligible for membership unless an upgraded landlord membership is purchased. Standard membership fees are $105 per person, per month. If two guests are interested, the owner is open to covering some of the upgrade cost, but the total guest contribution would be $250 upfront and $210/month for two memberships.

Please keep in mind that these rates and policies are set by the Sun City West Recreation Centers, not the property owner.

Long-Term Stay Rules:
I. Long-Term Stay Essentials. For guests staying long-term, we provide a one-time starter supply of essentials to ensure a comfortable arrival. Once these items run out, guests are responsible for purchasing additional supplies, so please use them wisely.
✓ Toiletries & Essentials: Shampoo, conditioner, and body wash
✓ Paper Goods: Toilet paper
✓ Kitchen Basics: Dish soap, trash bags
✓ Laundry: Laundry detergent

II. Services
✓ Laundry: We do not provide laundry services. Guests are welcome to use the in-unit washer and dryer at their own convenience.
✓ Housekeeping: The cleaning fee covers standard cleaning between reservations only. There is no daily housekeeping. If you’d like a mid-stay cleaning, we can connect you with our cleaning team at your expense.

Trash & Recycling:
Trash and recycling are collected on Thursdays. Kindly place the bins at the curb the night before. Collection schedules may vary, and we will do our best to communicate any changes.

Parties or Events:
Unauthorized parties or events are strictly prohibited. This is a residential area with long-term residents. Please respect quiet hours from 10 PM to 7 AM.
