CONDO UPDATE: We wanted to let all future guests know that the first and only VRBO review was a bit unfair to this property and we have since removed the A/C unit that was causing some noise. There was really no reason for a 1-star review as this is a fantastic unit.

Step inside a truly immaculate desert Villa for a retreat like none other! Centrally located on the pulse of Palm Springs, this 2-story villa is the perfect walking distance to all that Downtown Palm Springs has to offer. Villa is also adjacent to the PS Convention Center. No need for a car at all.

For those looking to unplug, unwind and stay in you'll have everything you need here. Open and airy living space with high ceilings brings in all the natural beauty the sun produces. With the unit facing West, you'll be able to bask in the afternoon sun in the courtyard and then you can enjoy the sunset on the patio. Private courtyard is equipped with your own personal spa (heat is free of charge), a BBQ grill, fire pit, and seating area.

A cozy kitchen sits downstairs with a comfy dining space. Bedrooms are located on separate floors and both have bathrooms en-suite. Upstairs you'll find an added loft space with couch and TV that almost creates 2 separate living/sleeping spaces . . . one up and one down.

With a total square footage of over 1700, you have plenty of space to spread out and enjoy your restful winter getaway. End your day with the beautiful mountain view and sunset from the upstairs bedroom balcony.

Summer Utility Surcharge
For stays of 29 nights or longer between June 1st and September 31st, a $500/month utility surcharge will apply to help cover the additional energy costs associated with cooling the home during the summer heat.

-No outdoor music. Doors must be closed if playing music within the house.
-100% quiet hours outside from 10pm-10am
-No smoking inside home
-Renter must be 25+
-Sorry, not Pet Friendly ($500 fine will be assessed for bringing any pets into this property)
-Guests will sign a Ryson "Terms and Conditions" form and City Ordinances require a copy of your ID to Ryson prior to the day of your arrival.

Beware of the HVAC system!!!!

The units was clean and well appointed however it was impossible to get a night of undisturbed sleep. The HVAC system was so noisy it was impossible to sleep, hold a conversation, or listen to music. I find it hard to believe that this wasn’t flagged as an issue earlier. I would not recommend this property unless there is proof that this issue has been addressed.
