Perfect location to stroll around Newport. I was pleasantly surprised by the size of the room we had, it felt more like an apartment than a room. Nicely updated space, amazingly comfortable bed, and more quiet than I expected for the location.

We had a wonderful stay at this charming bed and breakfast in Newport! The room was spotless, and the beds and pillows were incredibly comfortable. The location couldn’t be more perfect, within walking distance to everything Newport has to offer. Highly recommend for anyone looking for a cozy, convenient place to stay.

The Burbank Rose is in a great location to the main dining and shopping area in Newport. It was very clean, spacious and the staff were very kind and professional. The free parking lot was about a 15 min. walk (0.7 mi.), which wasn't bad for us. We were able to drop off our luggage, then park and walk to the B&B. We would stay here again.

We loved the Burbank Rose! The room was much bigger than we expected, I didn’t even realize it included another bedroom, a little seating area, and a kitchen! It was absolutely darling. We loved the decor, the convenience of areas very walkable to town and a bunch of cute shops and restaurants. The parking situation was a little bit confusing, but we were able to find free parking on the street and just had to move our car by the next morning at 10 AM so it wasn’t a problem. I would definitely recommend to anyone and would stay again anytime!

The Innkeeper was so incredibly helpful, responsive, and nice. The room was really nice and charming - coastal decor vibes and an extremely comfortable mattress. It's in a prime location and walkable to so many restaurants and shops. I would definitely stay here again.

Great location and big comfy bed. It is an old house so our bathroom was quite small, but totally adequate. There are no staff onsite and it is self check in, but they were responsive when we had questions about parking. Lovely stay.

Really liked this property, we stayed in one of the third floor apartments and it was adorable and very comfortable. The parking situation is tricky, though. Their parking lot is really far away, like a 20 minute walk far away. You’re better off finding street parking or using one of the nearby paid lots. Overall, though, the place was clean and very nicely renovated. Great location! Would stay here again.

Our room, as well as the entire property, was very clean and well decorated. The bedding was so comfortable! Check in was great with the necessary information easily visible and waiting for us upon our arrival. Staff was readily available to answer my question about parking when I reached out. There is a very nice room with snacks and variety of coffee and creamer selections. I would definitely stay there again!

We stayed on the top floor in the Cherry Rose suite and wow we highly recommend! Priscilla checked us in early, gave us so many resources and information about our room as well as the area! Very spacious room, living room with a pull out couch, a kitchen with a sitting area and fridge, and a very cute bathroom. Everything was decorated so beautifully and had an amazing view at the top floor! Everything was so close by it was easy to walk to and from the shops. Thank you Priscilla for being so great & accommodating!

Clean and Comfortable

Just as described! Very clean and comfortable room. The only little weird thing was we wished the room with the bunk beds had a door so that it would be two separate spaces and not a wide open room. It didn't affect our stay but I could see it being a problem for others. The parking was a bit far but walkable.

Great location and very nice rooms. Only complaint the TV streaming was poor. Could not watch anything without it stopping. Perhaps the router is out of range. Bathroom was tight but we managed. Tiny sink and mirror. Not ideal for hair and makeup. No area to place toiletries. Last thing, the parking late was half a mile away so if you find a closer spot I would suggest that.
