[THE SPACE] This 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.
The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.
☞The unit is located on the 2nd Floor on the north side of a Beachfront Complex. The ocean is to the south, while the unit faces the parking area, so there is no ocean view from inside the condo.
☞Guests can enjoy Panoramic Ocean Views from the community gazebos and wraparound decks, which offer shared seating areas .

[HOUSE RULES] ☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.
1. NO SMOKING • Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos. • Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community. •A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.
2. PET POLICY •No animals permitted in this unit due to owner allergies. • Pet-friendly units are available — guests traveling with animals should not book this unit and may request assistance finding a suitable alternative. • Unapproved animals are not permitted and may result in cancellation of the reservation without refund and/or a $200 additional cleaning fee.
3. PARKING PASS & KEYS • One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25. • Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing. • Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes. • Guests are responsible for all keys. •$100 lockout fee | $50 lost key replacement fee • Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.
4. STORM DOOR • The storm door must be closed immediately when entering or exiting the unit. • Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.
5. OCCUPANCY POLICY • Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted. •The base rate includes up to 2 guests. There is a $15/night fee for each additional guest. •All guests (including children) must be included in the reservation prior to check-in.
6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.
7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.
8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.
9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

This spot was just what we needed for a quick beach getaway. A perfect boardwalk to get you right to the ocean and the season and weekday added to the uncrowded atmosphere. We felt safe and comfortable during our stay.
Great for a couple! Nice places to eat and shop within walking distance. Place was nice and quite with easy access to the beach. Check in/out was a breeze. No problems with location or parking.
Location was great as were the amenities. Maybe another grill could be installed. For the most part, the unit was clean but floors could use a good scrubbing. Overall a quaint, peaceful and convenient stay.
We had an amazing short trip to our favorite area, AB. This was our first time staying at Ocean Sands and it will not be our last! It was PERFECT for the two of us. It was clean, decorated cute, quiet and super accessible to the beach and pool! The condo was well supplied with kitchen utensils. I suggest making a trip to the Beaufort farmers market on Saturday mornings and bringing back your bounty for dinner 😉 we had fresh shrimp, crab claws, corn and potatoes all locally sourced. The kitchen had everything we needed to prepare our delicious meal. Restaurants are so close if you aren't into cooking and a Dollar General is within walking distance for any forgotten supplies. Great rental- you won't regret staying here!
Property was clean. A little small where the bed was positioned and the floors creaked pretty bad, but overall stay was enjoyable. A great spot if you're looking for a weekend getaway.
We really enjoyed our visit! Being right on the beach is wonderful! My kids loved playing in the pool, too! The bed and the futon were comfortable. The room was clean and had all the extra accommodations for a very comfortable stay! Access to the room was easy. We really appreciated the air conditioner and the dehumidifier in room! They both worked well!
The location was just as described, the beach was just over the dune! Nice and quiet. We were there to visit our kids so it was a perfect place for us to stay after a long day. Only thing I would mention is that there is no closet space or drawers for clothes. Minor for the two of us, who hasn't lived out their suitcase once or twice. Would recommend for anyone looking for a super close spot to the beach at a good price!

Handle to microwave was broken, no elevator, very small space and the light from outside was very bright at night with no way to darken the area for better sleep but those are the only complaints I have. Other than that every thing was great!
Perfect place for our one nights stay. Perfect amenities and everything I needed for just me and my girls! Will come again!

These condos have just been remodeled. Ours was well appointed, tasteful and comfortable. They are small, only 300 sq. ft so plan accordingly. The parking lot really needs repaving but otherwise the interior is beautiful and the common amenities: pool, boardwalk, etc in very good condition.
We needed a break before school and the location, room and area was perfect. Great distance to beach, quiet, great ocean views and grilling area. Can't wait to go back!
We had an excellent all-around experience. The room was very clean and the property manager was extremely responsive. We will definitely stay here again!
