The Space:
****As part of routine lake maintenance and shoreline repair efforts by Georgia Power, Lake Sinclair will be drawn down by approximately 5 feet starting October 25, 2025. The lake refill is anticipated to begin on December 1, 2025****

This unique, three-story house is situated on 2.3 acres with natural boulders and offers one of the most spectacular views of Lake Sinclair you’ll find. Less than 5 miles by water from the Twin Bridges Landing Marina and 14 miles from Milledgeville’s plethora of restaurants and shops, On the Rocks has all the comforts of home while still enjoying the serenity of lake life.

In less than 20 minutes, you can play tennis or pickleball at one of the many well-maintained courts at the Walter B. Williams Park or visit many of Milledgeville’s charming attractions, including Georgia’s Old Governor’s Mansion and Milledgeville Historic District. On the Rocks is an easy drive to the many surrounding universities and colleges, including Georgia College & State University, Georgia Military College, and Central Georgia Technical College.

With ample entertainment on and off the water for humans of all ages, let’s not forget about our furry family members! This beautiful home is pet-friendly and surrounded by a fully fenced backyard, allowing them to roam freely while you relax.

Primary King Master Bedroom (Main Level) – Smart TV, ceiling fan, closet & dresser space, built-in wall sconces. Extra-large, en-suite bathroom with a large, stand-up tiled shower and his and her sinks.
Secondary King Master bedroom (Upstairs) – Smart TV, ceiling fan, Twin daybed with twin trundle, closet and built-in cabinet storage. Private en-suite bathroom with shower/tub combo.
Queen Bedroom (Main Level) – Smart TV, ceiling fan, dresser and closet space.
Bunk Bedroom (Main Level) – Double-bunk beds (Twin/Full & Twin/Twin), Smart TV with WiiU Gaming System, child-safe ceiling fan, dresser and closet space.
Separate Double-Bed Suite (Terrace Level): Private entry from lower patio. 2 full beds, Smart TV with Wii Gaming System, mini fridge, dresser and wardrobe storage. Private en-suite bathroom with stand-up shower.

**Fully-Equipped Chef’s Kitchen: Cook up your favorite meals in the modern kitchen with all the kitchen gadgets you could need. Appliances include a propane gas stove and oven; microwave; stainless steel refrigerator/freezer with built-in ice maker and water dispenser; high-efficiency dishwasher; and additional small appliances including separate ice maker, electric skillet, toaster, air fryer, crockpot, blender, tea kettle, combo coffee pot and Keurig, and Nespresso Vertuo machine.

**Family-Friendly: In addition to our double-bunk room with Smart TV and WiiU system the kids are bound to love, we have also stocked the house with many child-favorites and needs including child-sized life jackets, step stools, a Pack-N-Play, kid-friendly games and puzzles, and children’s dinner and drinkware. The front yard of our 2.3 acre lot is the perfect spot for children to use their imaginations in a beautiful, natural setting! All TV's in the home are smart Roku TV's.

**Laundry Facilities: The house is equipped with washer and dyer, drying rack, iron and ironing board.

**Waterfront Fun: Enjoy endless activities on our fully-equipped dock, complete with 2 mooring whips to tie off your boat or lake toys, 3 kayaks, 2 paddle boards, a 6’x15’ floating lily pad, a manual jet ski lift, 2 umbrellas and lounge chairs, plenty of life vests, and an extra fridge available in Boat House for your use. Jump into the refreshing 6ft deep waters with ease from the dock's swimming ladder. There is also easy access into the lake from the property for both two and four-legged guests.

**Outdoor Cooking: Not into cooking inside? No problem – there’s a propane gas grill (Propane not provided) on the spacious deck and a Loco Flat top griddle/grill! Or try out the charcoal or wood-burning Argentinian Gaucho Grill and smoker located at the Outdoor Pavilion Cook House adjacent to the Lake (be sure to bring your own charcoal)! Complete with a covered picnic table, your guests won’t have to wait long to dine al fresco!

**Outdoor Oasis: Cozy up to the fire pit, perfect for roasting s'mores and stargazing. There is also a ping pong table located on the terrace-level patio and plenty of outdoor games including Bocce, Horseshoe, Corn Hole, and more!

For those seeking the ultimate relaxation, our hot tub is available for reservation at an additional fee of $300, providing the perfect setting to unwind as you watch the sunset paint the sky above the lake. If you would like to reserve the hot tub please confirm at the time of booking.

**Indoor Entertainment: Whether you’re taking a break from the lake or screens, On the Rocks has what you need to relax or stimulate. For the introvert, we have a cozy reading nook with an ample supply of books. And for the competitive guests, we offer a variety of board games, card games, and puzzles for all ages. Additionally, there are two Wii gaming systems with several games in the Bunk Room and Terrace-Level bedroom.

**Accessibility: The long, U-shaped driveway allows for seamless pull-in and pull-out access, making it ideal for boat trailers and enough parking for the entire family and all your water toys.

**Technology: If you can’t cut work off completely, rest assured, On the Rocks is equipped with fiber internet as well as a cell-phone booster, ensuring you’ll never be inaccessible... unless you want to be. All TVs, located in every bedroom and living room, are Smart TVs or equipped with Rokus. Simply add your checkout date and you are free to login to all of your streaming channels without fear of remembering to delete them. An Amazon Alexa and Virtual Concierge is also provided in the Kitchen.

240 volt Level 2 - Electric Vehicle Charger is scheduled to be installed and will be available for renters' use after March 1, 2025.

General Info:
Guests may tie off boats & jet skis but cannot use power lifts. There is a manual jet ski lift and mooring whips. No Events, No parties. Quiet hours are from 10PM to 9AM.

We do recommend that you bring anything additional you will need for your stay. Including your own charcoal and firewood for outdoor cooking & grilling and fire pit/fireplace fun.

Guest access:

Guest will be able to access the entire house including the terrace-level and Pavilion/Cookhouse. The garage and secondary storage building is off limits and locked for safety. There are also a few locked closets and cabinets at the property for owner and property storage. To ensure your safety, please also refrain from climbing on the natural boulders throughout the property.

Pets:

This is a pet-friendly property. Pet fees are non-refundable and range from $150-$500 depending on the amount of pets, sizes, etc. Please reach out directly to Lakeside Property Management to confirm your furry friends before your arrival this also includes to confirm your service animals. Unauthorized pets will be billed back to the guests in the amount of $500. If your pet damages any items in the home you will be responsible for replacements and/or repairs. If any signs of pets using the bathroom inside the home, pet hair on bedding, or furniture guests will be charged an additional cleaning fee. We only allow house trained pets. Please be sure to bring your own kennels and pet beds. We love our furry friends, but it is our goal and responsibility to keep our properties clean and with guests using these best practices, we can avoid any additional fees. This allows us to continue to allow our pets to join the family fun.

Guest Access:
Guests will have access to the entire property with the exception of the garage. The garage is locked and off-limits to guests. Guests will have not have access to any locked closets/cabinets. These are for our vendors.

The neighborhood is a family-friendly neighborhood.

Getting Around:
This property is a 15-20 minute drive to GMC & GCSU. We are approximately 60 miles from the PGA Masters Tour in Augusta. Milledgeville & Greensboro, GA offers various dining options, entertainment, and activities for all ages. There is a Walmart in Eatonton near 15 minutes away and a Kroger in Milledgeville approx. 20 minutes away from the property. The nearest boat ramp access is at Twin Bridges Marina is a 10 minute drive.
