3. Guest Limitations: Only registered guests are allowed on the property. Unauthorized guests, parties, or events will result in fines and eviction.

4. Occupancy Rules: Each room has a standard and a maximum occupancy, which may differ. Any guests beyond the standard occupancy will incur an additional fee. The website will automatically apply this fee if your booking exceeds the standard occupancy. For more details, feel free to contact us.

The properties location was great walking distance to the beach it was conveniently across from a store that had everything you needed including hot meals made fresh everyday. The property itself was ok not the best. There was a water leak which I did communicate with the management team and they responded quickly but the issue was never fixed. The property needs some updating, the room needed more lighting in areas such as the laundry space, there was two bathrooms one did not have any sockets the other had sockets but was not reachable to plug in curlers or blow dryer.The maintenance guy that came to replace a TV which was previously damaged was amazing he was great.. The room was clean soon arrival but had a few areas that had rust stains on them including in the exterior of location. The worst part was the elevator was broken and I was located on the 3rd floor so it was a big struggle to carry luggage up and down when leaving. The pool area was basic again no lighting. Overall 30% chance I will stay again in the future

The 2 bedroom apartment style room we had was very nice and clean just as advertised. Not too bad of a walk to the beach and was surrounded by a lot of food/shops. Felt very safe and overall a very nice stay.

The property was in a great location and was a nice set up. On the flip side the elevator didn’t work the entire weekend . We had to carry our bags up 3 flights of stairs . I couldn’t plug the tv into the wall at all. And it was no remote I called and filed multiple complaints. No one came and cleaned all weekend. Also the instructions to work the stove didn’t work it would just read error. I’m guessing maintenance was off this weekend.

Here’s the good stuff- Great location close to beach and family. Very quiet neighborhood, we appreciated the little grocery store across the street, very convenient. The not great-One of our bedrooms was towards the inside courtyard and had no black out curtains so the room was light all night long. Some maintenance issues but not major, running toilet, shower head not fully operational. Had to message about hot water, takes 10 minutes to warm up.. A friend stayed across the hall and his doorknob on the front door was not fixed for three days. It felt like remote offsite management . Cement floors inside were very dirty, if you didn’t wear shoes your feet became black. Pool not usable for the last few days, leaking pipes I probably would not stay again

Our family has traveled extensively and stayed in a variety of properties. Roami has been the best experience we have ever had. Alix, the property manager was the nicest and most accommodating host, I have encountered. He quickly fixed a remote, assisted us with solving our parking issue,and provided us with as much coffee, toilet paper , paper towels, garbage bags, laundry detergent as we needed and always with a smile. The location of this property is top notch, easy walk to beach , ocean drive and fishing pier. We loved La Playa Market across the street for quick shopping essential, great breakfast sandwiches, and wine. The weather wasn’t the greatest so we didn’t get to use the pool but it would have been a really fun way to spend time there. Security is great with locked gate and well lit exterior. The rooms facing the interior are bright due to exterior lighting so you may want to bring a sleeping mask if sensitive to light. We can sleep through anything, so it didn’t bother us. Safe neighborhood. Easy checking and check out process! 5/5 stars, would definitely stay again and will seek out Roami properties first when traveling .

Location was good and checking in was simple. The place wasn't what we expected, but it wasn't horrible. We were out often anyways. What got me the most is, we saw a few roaches and I DO NOT do bugs especially roaches! At that point, I didn't want to deal with anyone "trying" to take care of it because I can tell those roaches have been there for a while. I just hate how when you do research online, it always looks different when you see it in person.

This was without a doubt, the most seamless and positive accommodation experience I've ever had. The unit was spotless, with bright modern interiors just like the photos. The digital check-in experience and virtual concierge (who greets you upon entering the property!) was a great touch, and the location of the property couldn't have been better. A clean and quiet street just steps from the beach, in South Beach's nicest neighborhood. The price was more than fair, especially with the added amenities and and "little touches" like a communal outdoor pantry stocked with staples. Management reached out via text within hours of our check in, just to see if there was anything we needed or what could be made better. I wish there was a Sextant property in every city. Will definitely stay again, and will be (already have!) recomending to everyone I know.
