ABOUT THE APARTMENT: Located inside the former Sonesta Hotel, now Hotel Arya in Coconut Grove, this privately owned unit has 1 King size bed and full bath. Enjoy picture window views of the bay and all its sailboats! You will have access to all building amenities including pool, fitness center and squash courts. Enjoy great restaurants, shopping and parks all within walking distance! Here, you will have privacy while enjoying all of the amazing amenities this building has to offer. It is truly the best of both worlds!
** Please note this unit is similar to that of a standard hotel room. There is no kitchen and no balcony.**
ABOUT THE LOCATION: This unit is located on the 18th floor of the former Sonesta Hotel, now Hotel Arya in Coconut Grove, with access to all building amenities!

- The shops at CocoWalk, featuring a Cinepolis Movie Theater, plus great selection of stores and restaurants right across the street from the hotel. There is often great live music here, making it a fun, relaxing atmosphere.
- Ten minute drive to Downtown Miami which hosts Mary Brickell Village, Design and Financial Districts
- Five minute drive to Coral Gables
- Fairchild Botanical Garden, one of the world's preeminent botanical gardens, located only 4 miles from the Sonesta Hotel.
- South Beach and Casa Casuarina.
- Barnacle Historic State Park, the oldest house in Miami, located just a few steps from the building.
- Vizcaya Museum, just a 5 minute drive from the center of Coconut Grove.

- The Village of Merrick Park, a high-end and exclusive shopping plaza.
- The new Frost Museum of Science and PAMM (Perez Art Museum Miami) are only 8 miles away!

OTHER THINGS TO NOTE:
The unit you have rented is located within a condo-hotel which means there are permanent residents living in the building and therefore we cannot be responsible for construction noise due to a resident working inside their unit. The building follows city code and any construction work will be done during the hours of 9am and 5pm Monday through Friday (no Major Holidays) and no noisy work is done on weekends. Any noise after this time can be reported to property manager or hotel staff.
The property shall be in the same condition upon departure as at check-in. Normal wear and tear expected. Owner or its agents may enter the property at reasonable times to make repairs. The building has an engineering department that is in charge of doing routine maintenance to all units in the building including Pest control, A/C Filter Change, Window Cleaning, in addition to Fire Alarm Testing and City Inspections as required by the County, etc. which may happen during your stay. If anything is scheduled during your stay, we will notify you as soon as we are notified by the building. Please note that anything scheduled is for the safety, security and maintenance of the building and units therefore service should not be declined by guests.
Guest shall be liable for all acts of the family, employees, or other persons invited onto the property. Guest may not sublet or assign this rental agreement.
Guest shall be responsible to return all keys upon departure.
Guest shall abide by the House Rules of the Owner, Property Manager, Condominium Association and/or the Booking Agent as provided to Guest.
Guests shall not bring any pets onto the property.
Guest will not smoke indoors or outdoors. Building has designated smoking areas, please contact front desk @ 305-529-2828 for locations of those areas.
We cannot allow parties or events of any kind at any time on the premises. This includes loud music and excess noise after 10 pm.
Access to hotel facilities such as pool, fitness center, & squash courts are only extended to registered guests of the unit beginning on check in date and ending on check out date.
**Please note this is a private unit located within the former Sonesta Hotel, now Hotel Arya, however there is no daily housekeeping included and there is no onsite cleaning crew. If you would like daily housekeeping our cleaning crew can provide this service to you for an additional cost, and must be scheduled 24-48 hours in advance. The front desk cannot provide extra towels or sheets, please do not ask them. Replenishment of toiletries are not provided.
**For stays between 10-14 days we will require a maintenance cleaning during your stay.
**For stays between 14-28 days we will require two maintenance cleanings during your stay.
** If you opt for no cleaning during your stay a deep cleaning will be added after booking and will be requested for payment
If you book stays longer than 10 days, we will send you a payment request for the service and coordinate the date and time for the cleaning.

Because we are a condo-hotel which people call their permanent home, and in order to maintain the integrity of the apartment for future guests, we kindly ask all guests to adhere to these policies as they will be strictly enforced at all times.
