Good location and a 5 minute walk to the Ace Family Quad lift via a shortcut path and a 10 minute uphill walk to the Ace Gondola via the Hirafu-Zaka Street. The room we got was located in the basement and require some 15-20 odd stairs down. Luckily, there was a hotel van that took us from the airport bus drop off location to the hotel and the guide helped us with one of the luggage. We still had to move the other luggages down the stairs. Can be a deal breaker if you don't want to carry heavy luggages down and up (upon leaving) the stairs. Room is clean and bathroom is decent sized. Nothing to complain exept for the stairs. Had we gotten any of the ground floor rooms, then I have no complain.

Highly recommend for a stay in Niseko.
The place is in great shape and has plenty of space! The company that runs it is very good about communication. We booked our snowboarding thru them and it was very convenient. They also were quick to accommodate some unique needs that we had.
A couple things to consider - the lodging is at the bottom of the hill in Grand Hirafu. You can technically walk to the restaurants and to the resort but it can be dangerous if it snows. So definitely get your international driver’s license or download the Go app for taxis. There is a bus system but we often found it overfilled and were waiting long periods of time.
Overall, would def stay here again
