A QUICK NOTE: Our home is located in a brand new Gulf Coast community that’s continuing to grow. From time to time, neighboring homes may be under construction, so some daytime construction activity or noise may be possible during your stay. We appreciate your understanding as our little coastal neighborhood continues to take shape!

BATHROOMS

The home includes two full bathrooms stocked with fresh towels and everyday essentials (cotton rounds, cotton swabs, shampoo/conditioner, body wash, lotion) to make packing for your stay a little easier.

-Master bathroom: Luxury custom shower and soaker tub.

KITCHEN: Fully equipped kitchen with GreenPan® non-stick cookware, silicone and wood cooking utensils, Smeg® toaster, knife set, baking sheets, storage containers, kids plates/cups/bowls/silverware.

COFFEE BAR: Smeg® coffee maker, Cosori® pour over coffee pot and kettle. We provide coffee grounds, 4 flavored syrups, creamer, and sugar. We also stock a variety of Harney & Sons® organic tea.

PRIVATE POOL + SPA

Your own backyard vacation starts here! Cool off in the private pool, relax in the attached spa, or grab a lounger and spend the afternoon soaking up the Mississippi sunshine. The pool area was designed to be one of the main gathering spaces at The Mississippi Peach — perfect for laid-back family afternoons and relaxing after a morning at the beach.

POOLSIDE BAR

No need to head inside when you're having too much fun outside! Pull up a seat at the poolside bar, turn on the outdoor TV to watch football games, and enjoy drinks or snacks while overlooking the pool. It's the perfect spot for watching the game while the kids swim or winding down after a beach day.

OUTDOOR LOUNGE + FIREPIT

As the sun goes down, gather around the gas firepit in our outdoor lounge seating area. Pour a drink and enjoy the coastal evening air.

GUEST ACCESS

Guests will have private access to the entire home and outdoor spaces during their stay.

Enjoy easy self check-in with a smart lock and plenty of free on-site parking.

HOUSE RULES

We’re so happy to welcome you to The Mississippi Peach! Please treat our home with care and help us keep it beautiful, safe, and enjoyable for future guests.

RENTER AGREEMENT: Signed renter agreement is required to complete your booking and receive access to the property.

GUESTS + VISITORS: Only registered guests included on the reservation are permitted to stay overnight. No parties, events, or large gatherings without prior approval. Please contact us before inviting additional visitors to the property. Maximum occupancy must be observed at all times.

POOL + SPA: The pool is 4 ft deep. Swim at your own risk. There is no lifeguard on duty. Children must be actively supervised by an adult at all times around the pool and spa. Water watcher wristbands are provided and must be used at all times. No diving, running, or rough play around the pool. No glass in or around the pool/spa area. Please use the provided outdoor drinkware. Please do not tamper with pool equipment, valves, controls, or temperature settings. Pool and spa rules posted at the property must be followed. Please keep food and drinks out of the pool and spa.

CHILDREN: We love hosting families! Please remember that our home includes a pool, spa, stairs, elevated decks, and outdoor areas. Children should be supervised at all times, and parents/guardians are responsible for their children's safety throughout the property.

FIREPIT + OUTDOOR AREAS: Never leave the firepit unattended while in use. Children must be supervised around the firepit. Please turn off the firepit completely when finished. Return outdoor games and equipment to their designated areas after use. Please do not move indoor furniture outside.

QUIET HOURS: The Mississippi Peach is located in a newly developed neighborhood, and we want to be great neighbors. Please observe quiet hours from 10:00 PM–8:00 AM. Keep outdoor music and voices at a respectful volume, especially in the evening. No disruptive behavior, excessive noise, or unauthorized gatherings.

NO SMOKING: No smoking or vaping is allowed anywhere on the property.

PETS: Pets are welcome only when included and approved as part of the reservation. Please clean up after your pet. Pets are not permitted in the pool or spa. Please keep pets off furniture and bedding. Guests are responsible for any excessive cleaning or damage caused by their pets. Please do not leave pets unattended unless safely crated.

CARE FOR OUR HOME: Please do not rearrange furniture or remove items from the property. Report spills, damage, or maintenance concerns as soon as possible—we understand accidents happen! Do not flush wipes, feminine products, paper towels, or anything other than toilet paper. Please keep wet towels and swimsuits off indoor furniture and bedding. Excessive cleaning, damage, missing items, or rule violations may result in additional charges when permitted by the booking platform.

CANCELLATION POLICY: We offer full refunds for cancellations made within 48 hours of booking. A 50% refund is offered for cancellations made at least 14 days prior to checkin. We do not offer refunds for personal or weather related events outside of our control, such as hurricanes, severe weather, or other natural disasters. We ask that all guests traveling to the area to purchase travel insurance offered by the booking platform to protect their trip.
