This property was very clean, and the location on the river, but not among crowds, was just what we needed! We visited in March 2021 and the river was low-ish, making it perfect for wading in spots with our youngest, some swimming for our 6 and 8 year olds, and kayaking around for all! It's also less than 10 minutes from Garner State Park, and about 40 to Lost Maples State Park- both of which offer beautiful hikes.
The listing does mention to bring your own towels, but you also need to bring all your own bed linens- even blankets and pillows as they want you to fold and set aside the comforters/pillows when you arrive.
The kitchen is well-stocked with everything we needed to cook meals, although fair warning if you want lower priced groceries, it's about 35 minutes one way to the nearest HEB. There are some convenient stores/camp shops closer for smaller items. The kitchen only has salt and pepper, so bring your own seasonings otherwise.
Also a very important note- if you have verizon you would have NO cell service (for us it was out about 45 minutes prior to arrival coming from Austin) and so the plan to call/text 30 minutes out did not work. I ended up driving back out to a camp shop where the kind lady let me use her office phone to call to let them know we had arrived for check in. I think it would be much easier if they gave the code for the key to the guests rather than trying to meet them out there, but there could be other things preventing that I'm not sure.
Louisa met us there and was so lovely and helpful. They were also easy to contact as needed via text (once we had the wifi password, we at least had that option for communication with our phones).
All in all, we would visit again, and you just cannot beat this location- the deck areas were a huge hit and so refreshing to sit out on and enjoy the scenery after the kids were down.
