Perfect for family
We had a family Thanksgiving at the home. It was great! The kids and teens loved the game room and hot tub. Fire pit and smores were so fun! Totally met our expectations.

Nice stay overall. Beds were very comfortable & kitchen had a good size area to gather around. However, living room furniture was not comfortable. It could use a full size couch along w softer loveseat & chairs. Some game room equipment needs to be replaced. Pool was nice. Even though the water was cold, my nephew really enjoyed it! We got to see deer & a coyote behind the house. Gas grill was really nice & clean w provided propane. Plenty of room for family of 8. Thank you so much!

Awesome place to stay with no close neighbors
House was very clean, fully stocked with everything you could need, awesome beds, roomy, pool was clean and had lots of fun, would definitely recommend staying in this house. We went to whitewater amphitheater for concert is was 25 min away no traffic going or leaving from there. Plenty of towels in house. Overall very happy booking this property and would definitely stay again.

Girls weekend!
Had 5 girlfriends come from California. We had a wonderful time! It was nice to have a bed for everyone. Lots and lots of towels provided. The air conditioning was nice and cool. Only suggestion from friends is to add a few more spaces in the room to set or store their clothes on. For example shelves or a dresser. The owner left us chocolate and was very responsive to all my questions. This is a great quite place for getting away with your friends or family.

Great Getaway!
This house was more than we expected! With a group of 9 it's hard to find a place where we don't all sleep in the same room. Here we had separate rooms and lots of space! The bathrooms were perfect size too. Oh, and the game room! Hello! Awesome space! I'm just upset I didn't have a reason to soak in that tub. Lol The river was dry but that's okay, it happens. Instead we took advantage of the hot tub and pool. Then played games all night and had dinner as a group. I'd highly recommend this house to anyone with a group and I could see us coming back again! Maybe this time with the kids. Thanks for the fun times!

The Perfect Getaway
The property owner was informative, cooperative, engaging, and extremely helpful. This is the perfect place to go to just be with people you know and love. Canyon Lake not far from property, but we had no reason to venture away.

Peaceful Getaway
Friends and I needed time away from the city and to be somewhere peaceful. The pool and property helped us achieve the best time away. There was plenty to do and we didn’t get around to all of it! Loved staying here and would do so again!

Wonderful Hill Country getaway spot!
We really enjoyed our stay at this property! House was clean and welcoming, furnished with everything you’d need for the weekend. With five separate bedrooms it was a perfect place for our group to stay and still have our own space and privacy. Pool was great to relax in after a day of hanging out in town. The game room was a fun hangout spot too! Teri was a great host and quickly responded with answers to any questions we had. We will definitely be booking this property again!

A great getaway.
We reserved this property for a stay along with a family even happening in Blanco. I had several questions before arrival for the property owner. Her response was quick and informing. We arrived as scheduled and were pleased that there was room for everyone to have a space of thier own. The property was clean and well stocked. My only critiques are more seating for all guests around the pool area as well as maybe a mounted fan to move air in the warmer months. Over all we were all please and would book this property again.

Perfect location for family reunion with young kids
This house was just what we were looking for as a place to visit with sister in laws family. The kids (ages 8,7, 5, and 1) had plenty to do outside, a game room inside, lots of board games, a stocked kitchen for cooking and local restaurants a 10 minute drive away. The perfect place to spend time with family!

Perfect Long Weekend Escape
I spend three nights here with several lady friends. We were able to spend the days at Garrison Brothers and William Chris easily and have dinner and evenings together at the house. The grill was perfect for group cooking, and the bedding arrangements kept us all comfortable. A lot of larger houses have a bunk room that crams a lot of people together, but we were able to enjoy a lot more space in this home with all the separate rooms. The attached game room allowed us to spread out for different activities. Those who needed to sleep earlier were able to thanks to this layout. We all agreed that we would absolutely book this place again! It made our weekend so perfect.

NYE/Birthday Getaway!
We had a great time staying at this property to celebrate our friends birthday! It was so peaceful. We grilled, popped fireworks, sat by the fire, enjoyed some time in the hot tub. The kids loved the game room. The owner answered back quickly with any questions.

Quiet neighborhood , isolated far from other neighbors. House was well equipped. Owner was very open with all communications. Only drawback was the internet was very slow. Enjoyed the house, the quiet outside especially the riverbank. Close to Blanco - for supplies.

Awesome Country Getaway
We stayed at the property with friends to celebrate our 20th wedding anniversary. The house isn’t huge, but they really maximized the space- 5 bedrooms that are comfortable sizes. There are two bathrooms in the main house- one in the master one between two of the bedrooms- and a luxurious 3rd bathroom off the game room in the second building. The other building is separate but close and attached via a deck area. We didn’t use the pool or hot tub, but really enjoyed the fire pit. The walk down to the water is also nice and it’s so peaceful down there. The property is beautiful and it’s easy to get to Wimberley, Blanco, and Johnson City, among other locations, for shopping, dining out, or necessities. The owner communicated just the right amount. We would definitely stay here again!

We looked long for a property to accommodate a multi-generation family vacation and this suited nicely. With owner Teri's permission, we slept 11, using an air mattress in the game room for a single. The house was clean and available early. Kitchen was well stocked with pans, utensils and appliances for cooking, although there is not a lot of storage for food and dry goods that we brought for meals. There is a second refrigerator in the game building which handled beverages. Beds were comfortable. Host provided plenty of beach towels for those using pool and hot tub. The pool was clean and not too chlorinated to discomfort eyes. Granddaughters spent hours in the pool each day. Reiterating some comments by prior guests: 1. the dining table really only seats 6 guests. The space was long enough, however, that we were able to use one-half of the ping pong table (from game room) pushed against one end to seat 11, and for board and card games. There were folding chairs in the game room to provide the extra seating. 2. There is a step down between the living room/dining room which is visible in the pictures but not described in the listing. While the owner has marked the edge with red safety tape, we weren't expecting it, and several of our party stumbled over this step more than once. We had one fall. We left a chair at the step down as a visual reminder and to assist family having mobility challenges. 3. Wifi / internet was so slow as to make TV unusable. No Texas A&M game to watch on a game Saturday. 4. While the property is large, the house sets close to the road and there was traffic noise sometimes. We had perfect weather and a great time. Sibling Reunion 2021
We chose this location for our annual sibling reunion because we need 5 bedrooms with at least 3 that do not require going up/down stairs. This house is one story which was great! However, there were a few things that were less than ideal: * While the listing says the house sleeps 10 and there are 5 bedrooms, there is only comfortable seating for 4 people in the main part of the house. Even the dining room table only has 6 chairs. The only place where we could all comfortably sit together and visit was outside on the deck. * There is a step down between the living room/dining room. The owner has put down red tape, but several of our party stumbled over this step more than once. * The 2 bathrooms that serve the 5 bedrooms in the main house are very small and narrow and there are no handrails in the showers. * The third bathroom is in the game room which is a separate building. It is much larger, however, from the door of the main house to the door of the game room is 30’ish feet so this makes that bathroom useless after dark or in the middle of the night. The WiFi did not work well at all. Unfortunately, this meant the tv didn’t work well either. I called Teri a couple of times and she was always very responsive. Overall, I would say this house would be best suited for a younger group who are just looking for a place to sleep and will be out doing activities rather than wanting to spend time visiting as a group.

This was a perfect home for us to all get together as a family the rooms were plenty big , beds were comfortable and very clean , the game room was great! Had games for everyone to enjoy! Relaxing Weekend
We took a weekend trip with friends to catch up and relax at this sweet little home recently and loved it! 7 of us (3 couples and 1 single plus 2 infants) slept comfortably with a room to spare! The beds were comfortable, the hot tub, pool, grills, and coffee makers were wonderful and working! The only thing we were disappointed about was the fact that the river wasn’t moving water and not really swimmable…otherwise, the pool provided plenty of shade and entertainment for the day! Lastly, if you’re looking for a quaint little town, this place is right down the road from downtown Blanco! 10/10 would recommend and we will definitely be back!

Girls Trip
My friends and I are 35 and were able to stay at the house and have a blast!! 5 bedrooms for perfect amount of privacy when needed, the pool was way more fun than we expected and we really enjoyed the kitchen for cooking nice dinners. We floated the Guadalupe and had a blast!! There was so much space and things for us to do we had a great time and would really enjoy coming back!!

Wonderful time loved swimming in the pool during the day and enjoyed the hot tub in the evening. Used the bbq pits and the fire pit while watching for falling stars. Truly enjoyed our stay.

Everything we could ask for!
This property was beautiful. The house itself provided everything we needed for our family. I prepared and brought my own kitchen utensils and soaps, but Teri thought of everything. There were plenty of silverware, plates, cups, towels, even swim towels were provided! We especially enjoyed the game room, lots of games, coloring books and crayons, and while babies napped , we could laugh and not worry about waking them babies because they were safely next door, even the baby monitor worked fine within that distance. The pool was clean and enjoyed, plus the hot tub, and fire pit! We had a wonderful time and made lots of family memories!

Great Place for a Big Group
Three moms and three teenagers shared this house for a fun weekend getaway to Wimberley. The game room was a perfect place for the teenagers to hang. Lots of space and stuff for the kids to do. The kitchen was spacious and had everything we needed to cook at the house. The beds were very comfy, but we recommend that you bring your own pillows. We loved having five bedrooms so there was room for everyone. The home has new furnishings and the bathrooms are nice. There is a huge separate bath in the game gameroom. Pool and hot tub were great too. Other than the pool, we couldn't spend much time outside because summer bugs were out of control. There is a lot of tall grass surrounding the property so lots of random insects outside (no problems inside). However, it would be a great place to enjoy sitting outside when there is cooler weather and fewer bugs. We definitely enjoyed our stay and appreciated the central access to Wimberley, Blue Hole, etc.

Lazy weekend floating around
Four friends and I stayed here over a long weekend in June, and it was so nice for each of us to have our own bedrooms and to lounge in the pool and on the deck during long, lazy evenings. It was nice to wander down to the creek and wade in it a bit as well as sit out enjoying the stars in the ample backyard area, too.

Fun summer spot!
My husband and I and 4 other couples stayed here as a base to go float the Guadalupe a few weekends ago. It was perfect. As each group got there everyone said how cute and perfect it was. The pool, the big yard/property, all the rooms and grill etc were just what we needed. They had everything we could need for our stay.

We stayed here for 2 days and it was nice and comfortable. The owner was very communicative and friendly. The property was very well stocked with cookware, utensils and toiletries and very clean. Great place to relax. You are 30-40 min away from nearly everything and get to be out in the country away from everyone. Very private, lots of room. Great for get togethers with or without kids. So many things to do. WiFi is not great but your on vacation go outside and enjoy all there is to do 😎

Everything was exceptional about this property! Owner has great and fast communication. We stayed with 4 adults and 5 kids ages 4 to 10 for 3 nights EVERYONE had fun! Family get away
The house was very nice and clean. Our family enjoys cooking together so the kitchen was small but very accommodating. Pool and hot tub was convenient and the kids loved playing in the pool. Very quiet and peaceful. Saw some deer. Canyon lake only 20 minutes away.

Hill Country Dream
Lovely cottage tucked away in the Hill Country. Easily accommodates 10 adults. All the amenities you need to have fun at the house. Also a very reasonable drive to many attractions in neighboring towns. We took our adult children ages 18-24. The game room, pool and other outdoor activities kept them busy and enjoying the stay. The owner has ensured adults and children of all ages have something to keep them entertained while enjoying the peace and beauty of the hill country. Teri is a great host and readily available for any questions or needs. I would highly recommend!!

Quiet Family Friendly Get Away
We enjoyed our family vacation. The route to the house was scenic and enjoyable. The house has everything you need for a family and Teri was accommodating and made sure we had a good experience. If you have a baby I would suggest bringing a pack and play.
