The area nearby is chock full of dining and convenience stores and is very lively. 100m down the road at this place is dead quiet save for the bird or occasional motorcycle. Very affordable. Free breakfast that's not like a buffet of little sausages and boiled eggs, but rather a made to order plate that changes daily. Great coffee from higher end espresso machine. Fairly walkable (by Bangkok standards) to Khao San road and the MRT is also a ten minute walk. You can probably be at the airport in probably 45-60 minutes from walking out the door if you hustle. Could easily be 200 baht more a night and still be a great deal.
The host team are very kind.
The breakfasts are yummy and convenient (fruit, rice, curry).
I would stay here again.

We wanted to experience a more authentic stay in Bangkok then a shiny modern standardised hotel, and that is exactly what we got. Our taxi has trouble reaching the property using the address, but we then typed in the name of the hotel to Google Maps and walked there. It is a beautiful house and they have done a wonderful job turning it into a hotel for guests. We felt welcome. The breakfast was excellent. Like pad kaprow but with whole pieces of chicken rather than minced meat. It was hot when we arrived in our room but the air conditioning dealt with that. The location is excellent for walking or grabbing a tuktuk to nearby sites for tourists. We would absolutely stay again.
Such a lovely little hotel! The breakfast was amazing, the staff was so kind, and the property was clean and well maintained. Only complaint would be it being hard to access by car because it’s in a narrow alley and the beds are really hard.
The staff were lovely. My partner and I enjoyed the beautiful covered outdoor space. It is located on a very quiet alleyway in a convenient part of town. The rooms were clean, and the shared bathroom was large enough that we never had to wait for anything. The A/C worked great. The included breakfasts were delicious! The walls are very thin so we were able to hear everything going on in the room beside us. Overall, we would stay again and recommend for up to a week.
Supercute wooden house with impeccable cleanliness in a quiet neighborhood. Small terrace for breakfast, good coffee n a nice small breakfast served with a smile.
As it is a wooden house, you do hear your room neighbors from the side n above.
Still loved it for my first days in Bkk, good start to begin to explore. Would prefer it any time to the busy commercial aereas, although there is no metro n few buses...but beautiful temples around n a little bit less traffic.

This property is tucked away from the madness of Bangkok. It feels like another world within that world. I Loved the location because I was able to walk to so many temples and interesting things to see. Great food was also very close by. The staff was so sweet and so helpful. I’m not big on Bangkok, but the people here and this place made me feel at home and safe. When I come back, I’ll be sure to stay here again! Thank you so much❤️
This place is lovely.
About a 5min walk to the Democracy monument and a 90sec minute walk out to the main road where there are restaurants, 7-11, and tuktuks. You pretty much need to walk from the road down the lane to get to the place as the lane is not really wide enough for a taxi.
The lanes are well lit and we never ever felt they were unsafe. It's got a lovely patio upstairs and on the ground floor. The breakfast changed each day and were lovely Thai curries with fruit, coffee and tea.
The staff and owner are so lovely and accommodating.
We stayed in the Three Sisters room and found it roomy enough for us. When one of us was using the ensuite, the other used the common showers. They are clean and you have your own shower stall with wooden doors so totally private.
Highly recommend!

Nice breakfasts served each day usually consisted of a different Thai curry, rice and some fruit. In the four days we were there, the food was different each time. Of course coffee and tea.
We stayed in the Three Sisters room and it suited us very well. The beds are v firm but surprisingly comfortable. The bathroom was clean and tidy and the AC worked well.
Although we had an ensuite room, when my partner was in the shower, I did use the showers that are for those without ensuites. I can report that they are nice and clean w good water pressure. Each shower stall and toilet has its own floor to ceiling wooden doors so it's totally private.
The property is down a small Lane off the main street. It's about a 90 second walk from the main street down the lane to the accommodation. The lane is well lit and we never felt unsafe in it at all. I say it's a lane but vehicles do fit down it. At the top of the lane there's also a couple of good restaurants, *the smaller one is the better one with better service!* as well as a 7-11.
The distance to the palace and Khaosan Road is walkable for the active and a short tuk tuk ride for those who just want it a bit easier, or for heading back after walking all day. We're a couple in our 40s and like to walk, so found that most of the tourist points were all walkable.

Very cute cottagey feel in the middle of busy Bangkok. Close walking distant to many sights. Good breakfast as well. It was a great fit for our 2 night stay.
The premise is located in the very local area, and you can enjoy good atmosphere. There are many local restaurants around.
Some staff members don’t speak English, but all are really nice and kind.
You are advised to take off your shoes in the hotel. The room is clean and the shower is good, but the drain was slow.
I like this hotel and recommend it to everyone.
We arrived at 7:30, place was completely dark and shut down. Down a scary narrow lane with stray cats and dogs, dirty crammed shops.
Steps were glistening (not for those with mobility issues), walls paper thin, the staff who checked us in couldn't understand "water bottle," stray cats were howling out the window, and the bathroom smelled of sweat.
We braved the slippery steps and patio in the rain and left to another hotel in spite of taking a complete loss on our 5 day rental.
Only appropriate for young backpackers or the intrepid. Owner was nice.

Petit séjour de 3 nuits. Nous avons été très bien reçus, l'hôte était très agréable et attentionnée. Bon petits déjeuners. Seul point négatif les matelas et oreillers sont très dures.

Ich war sehr zufrieden mit meinem Aufenthalt in diesem Hotel. Das Hotel lag ein wenig abseits in einer ruhigen Seitenstraße, aber das war für mich kein Problem. Die Leute, die ich auf dem Weg traf, waren sehr nett und freundlich und hilfsbereit. Sie haben mir den Weg gezeigt, bei Ankunft würde ich sehr herzlich im Hotel empfangen und es wurde sofort immer vieles möglich gemacht. Das Personal sprach super Englisch und gab mir gute Reise Tipps für die Umgebung. Das Zimmer war sauber und gemütlich, das Bett war bequem. Das Frühstück war lecker und wurde an meine Unverträglichkeiten angepasst, es gab frisches Obst, Brot, Eier, Kaffee und Tee. Ich habe mich sehr wohl gefühlt in diesem Hotel und kann es nur weiterempfehlen. Es war ein tolles Erlebnis!
