Conveniently positioned just 350 meters from the quaint village of Grassina, where you’ll find shops and essential services, the villa is also within walking distance (350 meters) of a bus stop providing direct access to central Florence. Golf lovers will appreciate the proximity to the prestigious Ugolino Golf Club, just 6 km away.

The property is fully enclosed for privacy and security, with a main building of 800 square meters surrounded by 3,000 square meters of beautifully landscaped gardens. The grounds include a well-maintained lawn with olive trees, a private swimming pool (5.5 x 11.5 meters, depth 1.6 meters) with a gazebo, sunbeds, a shower, and a toilet, as well as a large parking area that accommodates up to 5 cars. Though the pool area is not fenced, it is monitored by security cameras for safety. The villa's owner resides on the property in a separate building facing the pool, but the windows are fully covered with heavy curtains to ensure guests' privacy. While the owner is available to assist with any issues, he respects the guests' need for space and will not intrude.

There's a big patio with winter garden in the middle of the villa, the room is full of light with many sofas and a tv corner. Can accommodate every guest of the villa in different corners with 4 sofas for 2 people, 8 armchairs and many chairs. A new and fully equipped kitchen, a dining room with a table suitable for 14 persons, a little gym, a laundry with washing machine, dryer and ironing board and 4 bedrooms with ensuite bathroom.

The biggest bedroom with a big four posted bed (double king size bed) and a single sofa bed. The walls are fully painted with nice frescos and floor and box ceiling are restored but original from the 18th century. The room has a direct access to the swimming pool. The ensuite bathroom has a shower.

Suite Falchi
This suite is composed by 2 rooms, on the ground floor there is a little living room with a double sofa bed and on the upper floor (18 stairs) there is a bed room with a splitable double king size bed.
The ensuite bathroom has a shower and a bath tub.

There are 18 stairs separating the two floors, in the upper one there are 3 bedrooms with ensuite bathroom.
