We stayed in this house last weekend with a group of 11 guys. There was plenty of room to sleep and kick back. House was very clean and comfortable. Pool and spa were great amenity. Walking distance to UT baseball game and quick 5 min uber to 6th street. Bonus is there is a small liquor store right next door so very convenient to pick up beer and snacks. The host, Brooks, was great and really went above and beyond to make our stay enjoyable. 5 stars and would definitely be back!
We absolutely loved having the house and back house, lots of room for our family. The location is convenient to driving to restaurants and activities. Some of the furniture is in rough shape, but doable. I thought the charge for a medical service dog was extremely high, not a charge we are accustom to paying when we travel.

Property was, according to the manager, in the process of having some upgrades.
Great house for a guys weekend in Austin. Plenty of rooms and beds for our group and space to spread out. Pool was great to hangout in the day or after being out for the evening. House has nice amenities with pool, hot tub, game areas. All rooms were clean and ready when we checked. Host was helpful as we communicated in advance for recommendations for activities and restaurants. Host checked in a few times to see how things were going and if needed anything.

This property is perfect for enjoying time with a group. It’s located near plenty of delicious cafes and eateries and is very close to downtown Austin (but far enough away that you get a great nights sleep). The owner and property manager are super helpful and easy to communicate with. Definitely recommend!
I've stayed multiple times at this beautiful property... every time it is SUPER CLEAN... and organized... this time one of the guys left a pair of jeans in one of the dressers after we checked out... the property manager coordinated with us and went out of his way to make sure we got it back... Much Appreciated!

Great for groups, even though it’s not quite a 5-star luxury property
How itself is gorgeous with lots of space and high end finishes. The layout is perfect for groups. It’s clearly rented out to lots of young groups like ourselves so there’s a lot of wear and tear on the property (outside furniture is banged up, some things are a little less than spotless), but the property worked for us nonetheless. Also, be aware that paying for early check-in does not mean the property will be ready to go by 12pm, it just means you can access the property by 12pm but the cleaners will still be working (this was not clear to us and we had to wait around on the patio for 2-3hrs while the cleaners finished up inside)

Gorgeous home with an incredible kitchen
The house was exactly what we were looking for. The kitchen was exceptional, equipped with an excellent chef's oven/range and many useful appliances.
Master suite is peaceful and the adjoining bathroom is massive. Third floor contains a den with working gas fireplace, a sixth bedroom (bunkbeds, suitable for kids), and a terrace with skyline views.
Re location, our group was quite content. We're ftom NY, and accustomed to walking a fair amount. DT (6th st) is a 15-20 minute stroll. If youre headed to East 6th street, it's sbout a 10 minute walk. There are a number of cool bars and cafes on the eastside, a few blocks south of the property, all within walking distance.
We were very happy with the property and our experience with Homeaway. The reps were accessible, friendly and knowledgable. We would return.

Great location and house.
This house was beautiful. Lots of characteristics of an older home with all the amenities of a new home. The view from the third bedroom balcony was fabulous. My sister got married in Austin so the family elected to rent a house to stay together and this worked great. The house is in a transitional neighborhood so there are some beautiful homes next to smaller ones but the location to downtown made it ideal. We had nine people stay and the house absolutely could fit many more. The only thing I would warn about is that the oven, though very high end, if it isn't turned on, takes 4 hours to warm up so really don't plan on cooking anything. As this is a rental house most people would not even dream of cooking and really it was a small thing. The beds were all very comfortable, excellent decor, and overall great experience. The bride and groom even commented they would rather stay at the house then at their hotel suite because it was so nice. Would absolutely stay here again and worked great for us.

Don't even try to cook
First the good points: great location; killer view of downtown and the Capitol from lovely third-floor veranda; large and spacious rooms with lots of different spaces to gather in on all three floors; a first floor bedroom and bath for anyone who has trouble with stairs; in general, even better than the pictures show.
But then there are the not-so-good points, like one hanger (total) in a six bedroom house; no washer and drier, even though the listing says there are; and then the kitchen. The kitchen is beautiful: spacious, lots of counter space and cupboard space, and a coffee-maker, microwave, dishwasher, and ice-maker. But the kitchen has a woefully inadequate supply of glasses for a house that can easily accommodate 10 people, not a single bowl for cereal in the morning (there are a half-dozen mugs of the kind you get for free from various organizations- those can be pressed into service), and a completely inadequate stock of kitchen utensils if you want to do any cooking-- or, even if you don't, if you want to heat anything in the microwave.
But cooking is not recommended anyway, due to the Aga stove that the kitchen sports. I imagine that if you live with an Aga you get used to it and learn how to use it, but it is completely inappropriate for a rental where you want to be able to walk in and be able to cook up a simple meal. And if the Aga is not turned on when you arrive you can forget about even using it to heat up food (we'd planned to re-heat Franklin Barbeque procured earlier in the day) since it takes hours for the Aga to heat up. The Aga has no dials for either the ovens or the range top-- the different compartments and burners heat to pre-set approximate temperatures and you put your food where you think the right temperature is to cook it correctly. My daughter-in-law, who is not only a professionally trained chef, but is very intelligent and resourceful, was driven to distraction trying to make Christmas dinner on the thing.
(And, oh yes, there was an ant infestation in the kitchen.)
Our recommendation: sell the Aga (they are very expensive) and use the money to buy a regular stove; stock the kitchen with adequate plates, bowls, glasses, and utensils; and use the couple bucks left over to buy some hangers.
We've given the house three stars as an average: the house's good qualities are offset by the kitchen problems.

Won't Stay Here Again
The property is in a rough neighborhood. It is close to many places, however, you have to pass some scary parts, so walking is not exactly safe. There was a man in a home across the street in his front yard on day one yelling constantly and a woman who was screaming to herself at midnight for 2 nights in a row. When we got there, one of the garage doors would only open halfway. The dishwasher in the back
house never worked. The garbage disposal in both houses wouldn't work initially. Thankfully Ronaldo came and got the garage door to work, got us in the back house and reset the switch to get the garbage disposal to work in the front house.
The heat in the front house wouldn't come on at first because it had to be synced with the thermostat upstairs within 2 degrees.
I have a whole list:
Toilets wouldn't flush well
2 Toilet seats broken
Water upstairs never got over lukewarm
Outdoor games thrown all over the yard
Breaker for the dishwasher in guest unit is permanently flipped. They tried to flip it and it would flip back.
No can opener
no cutting knives in guest unit
no trash can is guest master bedroom
The coffee pot would not work initially. They did replace it.
The lock on the doors were warning of a low battery in both houses. We called and were told it should still have some life left, however the front house app lock eventually wouldn't open and hod to be manually opened.
We also were not informed of how the handle on the gate had to be positioned or how to block the code pad until we spoke to Ronaldo,
We spent far too much time on the phone with people to fix things. It dug into our time for sightseeing and spending quality time with our family.

The property is very cool. 2 houses with a modern feel. There are a few things here and there that need maintenance or didn't work as one would expect, but for us it wasn't an issue. The team over at Black opal was great. Yen was available by phone all weekend and very helpful. This is definitely a great spot for a weekend hang and very close to the city.
Went for a long weekend on a guys trip. Neighborhood is a little worn down but the house is amazing. It’s actually two houses with a very modern concept. We loved exploring Austin but spent a ton of time hanging at the house. Love having the Sonos speakers throughout as well.
This place was perfect for our group of 13 friends. Location is ideal and a very short Uber/like scooter away from great bars and restaurants. Space was more than enough for all of us to relax and gather comfortably. The dual kitchens are a huge bonus if you’re cooking a large meal. Only issue was that the hot tub was ice cold when we got there but the host was very responsive and quick to help us out. Would stay here again.
We were 13 guys and there was plenty of space for all of us. Brooks offered us early and late checkout (for a fee) and was willing to accommodate our every need. He was very responsive and the house was comfortable. The neighborhood is sketchy as heck but we didn’t have any issues. A sacrifice worth making for being so close to downtown in a house that size.
This property manager should be removed from the VRBO platform. It took months to get him to accept payments in advance of a large group gathering, where he consistently neglected communications giving. Numerous times he failed to process correct payment details and he even attempted multiple reoccurring payments which were luckily denied by my banking institution. Needless to say, this gave me great anxiety leading up to our stay, as I was worried our reservations were not solid.
Three weeks prior to the groups stay, as local public health officials issued the highest elevated risk due to COVID spread and max capacity hospitals, the manager agreed to a refund over the phone with a representative from VRBO, after I called because I couldn't reach him. After I inquired about the status of the refund to VRBO, the manager sent an inappropriate and nonsensical email, stating that conditions in Austin were normal for months and that the media was to blame, despite local public health officials warnings.
In using vacation stay platforms for over a decade, this is by far the most lazy, unethical and inconsiderate property manager I have encountered.
Was a great house for a group of people, very close to downtown Austin. The homeowner was super accommodating during the entire process. Highly recommend.
We had a great time celebrating a bachelor party for the weekend. The place is great to stay for a large group because there are plenty of beds and bathrooms, while having the space to not feel crammed and activities to do outside around the pool. The representative is very responsive to all questions you may have. You are only a short 10 min uber away from any popular spot in Austin. Definitely would recommend to people planning a weekend celebration.
We were happy with the property and its location in regards to all Austin has to offer. Only issues were the outdoor speakers were inaudible. We were told this is to not disturb the neighbors and to listen to our own speaker. This should be advertised because we didn’t bring a speaker and with all the outdoor activities offered, music would have been nice.
Most of the ceiling fan remotes had dead batteries and the hot tub controls were broken. The front “gate door” was also broken.
All in all, we were happy with the place. Great layout for a large group and the owner was very responsive to all our questions.
