The primary bedroom has a comfortable king-size bed that has a really amazing view of the lake. You can sleep two more on the murphy bed in the family room. This bed has a comfortable mattress and also offers stunning lake views and all the comforts of home!

This inviting and beautifully furnished condo is fully stocked with every comfort and kitchen utensil you could possibly need. The resort amenities are all you need without ever needing to leave "The Island on Lake Travis"! There are two outdoor pools, one indoor pool (currently out of commission for repair), and hot tubs accompanying each pool!

Surprising amenities- KitchenAid mixer, Keurig, drip coffee maker, Smart TVs, plush towels, board games, books & every kitchen utensil to spoil a chef! Super easy multi-elevator access with a designated covered parking spot (plus overflow if needed) for your convenience.

The renowned Lake Travis is a breathtakingly beautiful and FUN lake, but it is not a constant-level lake. If you are looking to bring a boat, we highly suggest checking the lake levels through the LCRA website for Lake Travis (Mansfield). Boat Ramps are open when the level is below 679' msl (mean sea level) and Boat Parking is open when lake levels are below 675' msl.

* There is an EXTERIOR monitoring camera at the entrance to the condo as well as cameras around the complex. Absolutely NO cameras on any interior areas of the condo whatsoever.

*Property Damage Protection Fee: Our coverage safeguards you against accidental damages up to $1500, ensuring your relaxation and enjoyment during your stay.
*** There is exterior video surveillance for security purposes. There are NO cameras facing the interior

Main Rules:
- Be mindful of neighbors, but make sure to enjoy your stay!
- We are pet-friendly for 2 doggies (35lbs max) but require you to let us know and pay an additional fee of $120 and agree to our pet rules.

* Payment requests will be sent through the resolutions center and must be paid for before check-in.

A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.

Property. The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]

Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.

***Identification must be presented for Guest**

Maximum Occupancy: Maximum number of guests is listed on each property listing site.

Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.

Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 11:00 a.m. on (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.

Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.

Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.

Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.


Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.

Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:

100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded

RELEASE, DEFEND, INDEMNIFY AND HOLD HARMLESS:

ALL GUESTS AS DEFINED IN PARAGRAPH 1 ABOVE AGREE TO RELEASE, DEFEND, INDEMNIFY AND HOLD THE RELEASED PARTIES, BOTH OWNERS AND PROPERTY MANAGERS OR AGENTS, HOLDIGN THEM HARMLESS FROM LIABILITY OR CLAIMS, DEMANDS, DAMAGES AND COSTS FOR OR ARISING OUT OF:

ANY DAMAGE, INJURY, DISEASE, SICKNESS OR DEATH TO GUESTS OR INVITEES, RELATED TO THE USE OR OCCUPATION OF THE DWELLING PLACES, GROUNDS, SWIMMING POOL OR OTHER FACILITIES; OR
ANY DAMAGE OR LOSS TO PERSONAL PROPERTY CAUSED BY OR RELATED TO THE USE OR OCCUPATION OF THE DWELLING PLACES, GROUNDS, SWIMMING POOL OR OTHER FACILITIES.

ALL GUESTS AS DEFINED IN PARAGRAPH 1 ABOVE UNDERSTAND, ACKNOWLEDGE AND STIPULATE THAT THIS AGREEMENT INCLUDES ANY SUCH CLAIMS, DEMANDS, DAMAGES AND COSTS ARISING OUT OF NEGLIGENCE ON THE PART OF THE RELEASED PARTIES.

11: NO REFUNDS FOR INABILITY TO ACCESS OR USE RENTAL PROPERTY

IN THE EVENT EVENTS BEYOND THE CONTROL OF THE LANDLORD INCLUDING BUT NOT LIMITED WEATHER SUCH AS HURRICANE, BLIZZARD, SNOWFALL OR FREEZING RAINS, EXCESSIVE RAINFALL, FLOODING OR DAMAGE OCCASIONED THEREBY MAKING EITHER ACCESS TO OR OCCUPATION BY GUEST IMPOSSIBLE OR UNDESIRABLE, NO REFUNDS WILL BE MADE.

Hosts don’t care about the guests
The place is nice. My partner and I booked for 3 nights and asked for a 1-hour delay of our check-out. The hosts told us that we would have to pay $35, even though I said I understand having a 1pm late check out as stipulated by their policy was an additional $35. I was merely asking for 1 hour; it was not until I threatened to leave a bad review that they came back and said OK we can lower it to $25. It is not about the money but about the principle. We already paid a good amount to stay at their place but there was no need to nickel and dime us. I do not recommend this place; their business practice is all about the bottom line and not making the customer happy. For the record, we did not visit during high season.

Beautiful reset!
We enjoyed our stay, beautiful drive and scenery in the daytime, the lake was gorgeous. The room was clean and cozy, loved the books, and decorations. The patio gave an amazing view of the lake. Gym, Hot tub and bbq was extremely convenient only down fall for us anyway was the sauna was out of order for my husband, they were doing alarm testing so we had it going off for a couple of hours at 10 am, then they had to come inside which was inconvenient. I would recommend more coffee packets, and toilet paper, along with lighter if bbqing. We stayed three nights and did not think of brining any. Other than that our stay was great and we will definitely be back! The communication with our host was always quick and respectful. Thank you.

Isle Lake Travis
This property is on a small island in the lakebed. A premier spot. Even with the low levels of Lake Travis the view was terrific. The unit was perfect. The unit is part of a resort like condo association I assume. The inner grounds of the buildings need a bit of upkeep. The roads in the area were great, views great. I would return to this unit.

Little Gem in Lago Vista
We stayed here for a weekend, and absolutely loved it. It had everything we needed, and was exactly as described online. This will be our go-to place when we come to Lago Vista.

Weekend Retreat with Beach Vibes
We stayed here for two nights and had a great time. The view of the lake was so relaxing, and it was great to relax by the pool. The patio was excellent. The kitchen was well stocked, which was great because we ended up cooking a few meals at the unit (the lack of local spots to eat was surprising, or they were closed when we were there). We did stop at Lago Vista Brewing and The Lucky Rabbit in Jonestown - both so fun! This rental would also be a great option for families. There was plenty of room.
