Summary:
Welcome to the Watson, located in the beautiful Barton Hills neighborhood. After enjoying the modern kitchen, two living areas and a baby grand piano, you can walk to both the Zilker Greenbelt and Barton Springs. The luxurious, well appointed home features a covered patio with alfresco dining, bbq grill, as well as a fenced yard and a sunbathing deck.

The Space:
Please note, all guests staying at a Portoro home are required to sign a rental agreement.

This French modern gem is thoughtfully curated so guests can unwind or entertain in style.

The first level features an open floor plan with a large living room, smart TV, a music room (the second living) with a piano, a dry bar, and a wine fridge. A half-bath is just off the music room. Centered between the living areas is a large chef's kitchen with a full suite of stainless steel appliances and stone countertops. The dining areas include a kitchen island for three and a dining table for six.

The primary bedroom is located on the first floor and offers a king-size bed, patio access, a smart TV, and a stunning en-suite bathroom with a soaking tub and a walk-in shower.

At the top of the stairs, you will find a loft featuring a desk and a queen-size sleeper sofa. Two additional bedrooms each have a queen-size bed, a smart TV, and an en-suite bathroom with a tub/shower combination.

A well-appointed, private and spacious backyard is ideal for outside relaxation and features a covered patio, complete with alfresco dining, a gas grill, and a smart TV. Adventuring guests are invited to use the complimentary trail bikes as well. Bring your own helmet or use ours. The trails are just a few blocks away and so is stand-up paddleboard and kayak rentals for exploring Ladybird Lake.

In compliance with our policies for long-term stays, we need to collect a few additional fees from you before guaranteeing this reservation. Please see below and reply here with any questions. Your guest ambassador will reply shortly and be available to assist you where needed.

Additional Cleaning Fee:

We do require additional cleaning fees for guests staying longer than 3 weeks. Your Guest Ambassador will coordinate the cleaning schedule for a minimum of once every 2 weeks. You can request cleanings more frequently if desired. Additional cleaning charges will be sent using a payment request or resolution request, immediately following the cleaning.

Guest Access:
We offer convenient keyless door codes for self-check-in. Portoro Homes uses smart locks with check-in details provided 48 hours prior to arrival by email and text message.

• Early check-ins or late check-outs: If the property happens to be ready earlier than the standard 4 pm check-in time on the day of your arrival, in most cases an early arrival option may be available when confirmed with the main office. Late check-outs must be confirmed with main office staff prior to the date of departure.

The Neighborhood:
The Barton Hills/Zilker neighborhood is considered by many to be the heart and soul of Austin. With Lady Bird Lake to the north, Zilker Park to the west, and conveniently situated along popular South Lamar, it’s within walking distance of some of the hottest spots in Austin. Whether you’re looking for Barton Springs, the flagship Whole Foods, or the infamous Broken Spoke, it all lies at your doorstep in Zilker.

Despite its proximity to the hustle and bustle of Barton Springs and Lamar streets, the houses are nestled among surprisingly quiet, peaceful streets. The homes here are as eclectic as the city itself, with everything from tiny bungalows to huge modern upgrades. Similarly, the residents pride themselves on being Austinites and live by the mantra ‘Keep Austin Weird.’ Established hippies, young families, and transplants alike all co-exist here in perfect, funky harmony.

Austin is an easy city to get around without a car in this location! Walk, rent a scooter or bike, easy access to Uber/Lyft. Austin offers plenty of transportation options. Ridesharing, micro-mobility, and mass transit are available everywhere. The airport is just 15 minutes away.

We also provide guests with a full list of recommendations and services. This information can be found in the House Manual upon check-in.

Other Things to Note:
Please pay close attention to following the house rules. Non compliance could result in sizable fines.
- All guests staying at one of our Portoro Homes are required to sign (esignature) a rental agreement and complete identity registration.
- Age restrictions apply. Reservation holder must be 25 years of age.
- All guests must be included on the guest list and not exceed the maximum number stated on the listing.
- Upon arrival, we aim to ensure your safety, proper access to the home, and guest features. ALL guests are required to read the house manual upon arrival. Should you have any questions, please don't hesitate to reach out to Portoro.
- Known damages incurred during your stay must be reported to the property manager immediately.
- Before check in, we will send you detailed directions to ensure a seamless arrival.
- Check-in time is 4:00 p.m. Check-out time is 11:00 a.m.
- We cannot guarantee early check ins or late checkouts. When it is possible to check in early or check out late, there will be a fee for anything outside of a one hour window within our standard times. If your need for an early check in or late check out is great, your best option is to book an additional night.
- Some homes have cameras for external monitoring only.
- Some homes offer pools/hot tubs. There is no guard around the water features when available. Use at your own risk.
- Stays over 29 days – please inquire separately for terms and conditions.
- HOTEL TAX COLLECTION: Both the City of Austin and the State of Texas requires all hotel and vacation rental hosts to collect hotel tax. We collect these two taxes within the booking transaction. The state requires 6% and the city requires 11%.
- YOU ARE HELPING: A portion of the city hotel tax helps support Austin's musicians and related businesses.
- This is a No Pets property. A daily rate fee of $150.00 will apply for violations and you may be asked to vacate the premises with no refund at the discretion of the Host.
- This is a No Smoking property. Penalty fees for violations will apply and you may be asked to vacate the premises with no refund at the discretion of the Host.

Interaction with Guests:
Portoro Homes communicates via email and phone. After a booking is confirmed, rental agreement will be emailed to the guest for e-signature. Check-in instructions are sent by email and text message 48 hours prior to arrival date (keyless entry). We offer convenient keyless entry for self-check with no need to stop in at a local office. We do typically check in with guests by email/text 1-2 times during their stays to ensure a 5-star experience and remain available for any questions/inquiries. We are available to guests 24/7.

We follow the CDC and Airbnb Recommended Cleaning Guidelines. You can rest assured this property has been completely sanitized prior to check-in.

Great location for family gathering. 4 generations came together for a wedding and were able to stay together. Main floor bed and bath were perfect for the grandparents with accessibility concerns. Host provided a high chair/pack n play for the infant. Plenty of room to prepare meals and talk. Close to running trails. Great stay!

Great location within 10 minutes of all the areas we wanted to visit. Home was exactly as advertised and the owner responded very quickly to the questions we had.

The house was immaculate! Everything was labeled. The quality of the furnishings, linens and kitchen appliances/utensils was first class! Wonderful backyard to relax. Perfect for 6 adults each with private bathroom. The only negative was that it was difficult to access the wifi. It was in and out and then asked for too much personal info. We ended up using our data service.
