- Welcome to our luxury lakeview retreat in a gated Tim’s Ford Lake community. This listing is for the back unit only of two separate back-to-back residences under one roof. Each unit contains approximately 3,202 square feet, with approximately 6,404 square feet total under roof between both separate rentals.
The back unit includes two primary bedrooms, two full bathrooms, two half baths, a large third-floor loft, and a lower-level wet bar/living area. Guests have access to the common area near the dock and to a covered boat slip, making it easy to enjoy the lake while staying close to town by either land or water.
Outdoor features include a private yard, patio seating, and a firepit area for relaxing after a day on the water. Inside, the home includes a fully equipped kitchen with double oven, coffee maker, blender, Crockpot, air fryer, dishware, and cooking basics. Additional conveniences include free Wi-Fi, central A/C, linens, towels, in-unit washer and dryer, keyless entry, ceiling fans, hair dryer, and flat iron. Roku TVs are located throughout the home for added comfort and entertainment.
Sleeping arrangements for the back unit include:
Main-level primary bedroom: 1 king bed and 1 twin bed
Lower-level primary suite: 1 queen bed and 1 twin bed
Third-floor loft: 1 king bed and 2 queen beds
The property is close to Twin Creeks Marina, Drafts and Watercrafts, and other Tim’s Ford area attractions, with convenient access to boating, fishing, skiing, tubing, hiking, Lynchburg, Sewanee, and Monteagle.
Weekly and monthly discounts may be available during slower seasons depending on demand, local events, and booking length.
Important Property Notes
• This listing is for the specific unit identified in the listing only and does not include the adjoining unit unless separately approved in writing.
• The home includes multiple levels and stairs, including an open stairwell to the third floor. Families with infants or small children should bring any safety items they may need, including baby gates if desired.
• Covered boat slip access should be requested in advance so instructions and availability can be confirmed.
• Pets are never automatically accepted. Prior written approval, payment of the required pet fee, and compliance with the pet policy are required.
• Golf cart use, if offered for a particular stay, is separate, subject to availability, additional charge, and signed golf cart terms. It is not included unless specifically approved.
Public House Rules
1. Primary renter must be at least 25 years old and may be required to provide photo identification.
2. Check-in begins after 4:00 PM. Check-out is by 10:00 AM.
3. No smoking, vaping, or drug use inside the home.
4. No parties, events, or unauthorized gatherings without prior written approval.
5. Quiet hours are from 10:00 PM to 8:00 AM.
6. Only approved, registered guests may stay overnight or use the property. Maximum occupancy may not be exceeded without prior written approval.
7. Guests must comply with all community rules, parking rules, dock rules, local laws, and safety requirements.
8. Guests must promptly report any damage, maintenance issue, malfunction, or safety concern.
9. The primary renter is responsible for the conduct of all occupants, children, invitees, and approved pets connected to the reservation.
10. Any damage, excessive cleaning, unauthorized occupancy, unauthorized pet, misuse of amenities, or policy violation may result in additional charges, removal from the property, and/or termination of the stay without refund to the extent permitted by the booking terms and applicable law.
11. Please respect neighboring properties and do not trespass or create disturbances.
12. If propane is depleted during your stay and replacement is needed for guest use, tanks may be exchanged locally. Any replacement arrangement should be confirmed in advance.
Golf Cart Rules
• Golf cart use, if offered for a particular stay, is separate, subject to host approval, availability, additional charge, and signed golf cart terms.
• Only a licensed adult may operate the golf cart.
• No child or unlicensed person may operate the golf cart under any circumstances.
• No riding on laps, standing, hanging off the sides, horseplay, reckless driving, or any use of the golf cart as a toy is permitted.
• The golf cart is intended only for reasonable transportation to and from approved property areas, including assistance with movement of family members and boating items where appropriate.
• Guest assumes responsibility for any damage, misuse, excessive wear, mechanical abuse, citation, injury, claim, or loss arising from or related to golf cart use by any person connected to the reservation.
• Unauthorized use, underage driving, reckless operation, misuse, excessive use, damage, or mechanical abuse may result in immediate termination of golf cart privileges, additional charges, fines, and other remedies allowed under the rental terms.
Pet Policy
• Pets are permitted only with the host’s prior written approval. Pets are never automatically approved.
• Dogs only. Maximum of 2 dogs.
• Non-refundable pet fee: $175 for one dog; $225 for two dogs.
• Standard size limit is under 25 pounds per dog unless otherwise approved in writing.
• No cats or other animals unless specifically pre-approved in writing.
• Approved dogs must be house-trained, low-shedding, and must not create a barking, scratching, odor, stain, or nuisance issue.
• Pets are not allowed on beds, furniture, linens, comforters, blankets, or towels.
• Dogs must be leashed outdoors and crated when left unattended indoors.
• Waste must be cleaned up immediately, bagged, tied, and placed in the outdoor garbage bin.
• Any undisclosed pet, unauthorized pet, or unpaid pet fee may result in a $350 charge, plus any additional cleaning, repair, replacement, or other related costs.
• The pet fee is not a damage deposit and does not limit the guest’s responsibility for pet-related damage, cleaning, treatment, or replacement costs.
